 I own at the Grandview Las Vegas. I have a one week every year ownership. You have to realize these people saying they have lower maintenence fees, they own every other year set up. Grandview cannot change the yearly fees by law. Everyone pays the same based on what you own. If you pay $700 a year you own a 2 bedroom for one week a year. If you pay $340 you own a one bedroome for one week a year. If you are paying less than $200 a year that is because you own a one bedroom every other year or even less than that. But do your research. NEVER buy directly from the resort. If you are thinking about buying, go see the resort then look on eBay and other online selling locations. I bought my Grandview on eBay. I bought from a reputable seller and paid $1 for my timeshare. Yes you read that right I paid one dollar. And even with the annual fees and trade fees that is a good deal. We rarely trade the week at the Grandview though. I use it to put my parents up when they come to visit us every year. But then I live in Vegas. Just NEVER buy from the sharks at the resort. You can get them for next to nothing.

I'm the one who got a Spa Suite at the Luxor for $1,280 for 7 days, 6 nights with a car and flights.



What you're saying is you'd rather pay $144/month for a timeshare that's only good for a hotel/resort/room (whatever) which comes to $1,728/year plus sometimes a fee to change weeks or what-have-you. 

Even if you refinanced the timeshare to something around half, you're now paying $864 for still only a place to stay.  Add a car, add flights... I think I still got a better deal through Liberty Travel (a Travel Agency.)

I don't need to pay over $100/month to be reminded to think about planning my vacation.  Trust me, I'm thinking about vacation all the time!

The only way I think a Timeshare is beneficial is if you really plan on vacationing every single year, or almost every single year, for the rest of your lives.

I don't know about you or everyone else, but there's some years when we can't afford to go on vacation.  (This year, for example, we're buying a new house, my sister is getting married in state and my cousin is getting married out of state (enter: pseudo vacation.))  I'd be pissed if I knew I wasn't going to go on a real vacation this year and couldn't use my timeshare and couldn't use that money for my house or my sister's bridal shower.



Timeshares do work for some people, yes.  My aunt and uncle, for example, go on 3 vacations a year, at least!  They have a timeshare through Interval International.  But they let me use it to go to Vegas and I would have been paying more than going through my travel agency.  So I didn't use their timeshare.

But maybe it works for them because they probably already have it paid off and only pay for the fees every year. 

I can't say "where I'll be" in 10 years after a Timeshare would be paid off.  And how many years will I have not been able to go? 



But saving $107/month to pay for an entire vacation costing $1280 is better than paying $144/month for just a room costing $1728/year.

Are Time Share Sales Reps pressure monsters? YES!
Am I unhappy with my 2 two shares? NO!
Do I believe other people got better deals? YES!
Do I care that other people got better deals? Not Really.
Am I extremely happy with my Time Shares? YES!

This is what I take away from owning 2 Time Shares, the reason I say look beyond the Sale.
If I didnt own 2 Time Shares I wouldnt think about vacations. Owning 2 Time Shares forces me to think about vacation and to think about travel. AND I LOVE IT!

We deposited our 1st Time Share to go to Las Vegas (cost me the $139 RCI deposit fee) for 7 days of AWESOMENESS in Las Vegas. This is where we were pitched to purchase Time at The Grand View.

Our 1st Time Share (Massanutten Virginia) got us The Cliffs at Peace Canyon (Las Vegas), a super place.

Owning 2 Time Shares has changed my life for the better. It brings so much joy to my life knowing that every year, at least once a year, and maybe even twice, Im going on vacation. The thought of travel brings such joy to my life, knowing that I CAN travel.

Before owning Time Shares, the only thing I thought about was money money money and work work work. Owning Time Shares makes vacation more affordable. The guy that says he paid a little over $1200 or so for flights, room and car to/for Vegas might be nice for him but I dont have 1200 plus dollars to lay down twice a year for vacation. And Im sure places at that price dont compare to The Cliffs at Peace Canyon. Paying my $144 per month for 10 years for Massanutten and $188 per month for 7 years for The Grand View is so much easier. I dont have to think about it or plan it, its auto pay. These are the prices up front, when I refinance with a personal loan, these monthly payments will probably drop to half. I dont have to hunt for deals, I just pay my RCI deposit fee (if I week shift or place shift) and BAM!, Im going on vacation.

I know if I plan ahead I could probably save that 2400 plus dollars a year for 2 vacations a year. But how many of us can or will do that kind of planning?

My secret was I didnt jump on the 1st offer or buy all the bells and whistles. At both Massanutten and The Grand View, I told them I could not pay 20,000 plus dollars. Once I stood my ground on that, the prices started to drop.

Regardless of all of this, my wife and I have the mind set of world Travels. Weve made our list of places all over the world we want to go and this is our new life. Take a look at the RCI book of places all over the world and youll stop worrying about folks that got better Time Share deals.

I have had the same problem as everyone else with these people. My husband and I even spoke with them about selling and they said they could but would need a fee of 1,000.00 up front to sell. When we told them we didn't have that kind of money upfront and that's the reason we were selling to take it off the end after it was sold, they came back with well give us $500.00 now and we will put the rest at the end of your contract-BALONEY. These people are taking advantage of hard working people and need to be stopped. I'm all for a class action suit.

My wife and I went to Las Vegas last December to spend New Years. We stayed in the Excalibur hotel and casino where we were approached by grandview reps upon arrival. Like most people here, we were duped into going on a presentation, where at the end, I was the reluctant owner of a Time Share in Vegas. I had the worst case of buyers remorse ever, but figured, hey it may be a good thing for my family. I had every intention to make the best out of it, however upon returning from vacation, I decided to research Grandview online to see what people had to say about it.

The results as you know were terrifying, I realized I was scammed like everyone else. I immediately read through the contract and found the cancelation cluase. I was able to recind the contract within 5 days of execution and as of this morning, my contarct is officially canceled and I was refunded my down payment in full. The refund process only took about 8 working days. I feel so lucky that I dodged the bullet, but honestly I did so becuase I was fortunate enough to read your post on time. Thank you!

Thanks for filing your report. No matter what the salesmen claim, timeshares need to be looked up as a purchase and not an investment. Regardless of how timeshares are presented, they dont perform as well as a house or stock investment. If you look around the resale market for timeshares on websites like EBay, Redweek, or TUGBBS will find that you can buy a timeshare for far less money than what the first owner purchased it for. I gotta tell ya...  we were bombarded right when we walked in through the doors at Luxor.  Twice within the first 10 minutes.  2 more times later that day until we learned to avoid them like the plague.  They're very nice people with what seem like very genuine intentions.  I'm not one to say whether they're real or fake.  The gentleman led us over to a desk where another gentleman assured us that there was no pressure, that the presentation was only 1.5-2 hrs long Max.  He said if it lasted 2 hours long, he'd be surprised. 

With a deposit paid and a promise of some really cheap show tickets, we showed up at the appointed time the next day.

I have to be honest, in retrospect, the bus ride there was my favorite part.  The bus driver was funny, personable, and a really fast (and good) driver.  Neither here nor there.

The food was ok.  The cheese on the subs was hard, leading me to believe it had been sitting out for hours.  The vanilla coffee was good though.

We were then paired with a woman who said she used to be a teacher in NYC.  She had the shakes like crazy.  It made me wonder...  Not only that, but I really don't remember why but her whole background info about herself seemed very very very fake.  Usually I'm not good at noticing things like that but it was so blatantly obvious.

Other than that, she seemed very nice, if anything, a little too nosy.  She kept asking my boyfriend what he did for a living and he just didn't think it was her business but she kept prying the whole meeting.

The suites were gorgeous.  Gorgeous! 

She absolutely DID mention that we could make money by renting out the space when we weren't using it.  She told us it was a bad idea to use our own spot as our vacation spot.  She said that we could take out a mortgage loan when we got back home.  She said a lot of things.  She said we couldn't get the same rate after we left.  (Pressure much?  Geez.)  She said for the bedroom suite, we also got a bonus 1 week.

We came to the conclusion that because we were in the process of buying a house, it wasn't the right time for us to buy. 

You wouldn't believe how fast the price went down and how many times.

$1,200 deposit eventually went down to $200 deposit.  We kept trying to explain that we simply couldn't do it at this point because we were in the process of buying a house.  Sorry!  Some things are more important!

She went from being nice and friendly to abrupt and blunt.  She snapped up her papers, which I was hoping to take back to the hotel to look at, and went over to her managers to throw out her papers.

While she was at the managers table, (we were at the table right next to the managers) she actually said, And I Quote!:  "These people just wasted my Fucking time!"

Holy crap!  Really?!  I'm sorry!  I didn't mean to!  And way to be graceful about it.  I wish she told us her name because you'd be damn sure I'd make a formal complaint about her. 

We were unceremoniously ushered to another manager downstairs who said over and over again that she was from "Corporate."  Corporate?  Corporate who?  What Corporation?  Who are you?!

Anyway, then she offered us a final offer of only $90 down, which we again refused and explained why. 

I'm being fair when I said she didn't give a crap. 

Corporate lady ushered us over to another woman who gave us our show tickets and then YELLED at me when I started to write on the vouchers she gave me.  Sorry!  How the hell would I know not to write on them?

Then we were ushered out.

All in all, it took 3.5 hours of our time and we left with a bad taste in our mouths of the woman we dealt with.

At first, the price did honestly seem reasonable.  Then I started to add all the maintenance fees up and all that... and compared that to what I paid for the vacation we're on (right now)... I paid a Travel Agency $1,280 for airfare for 2 from Syracuse, NY, a rental car, and a Spa Suite at the Luxor for 7 days, 6 nights.  We'd end up paying MORE for the timeshare Just for the room.

OH!  By the way.  My aunt and uncle have a timeshare from Interval International and are Gold Members.  Even their timeshare didn't give us as good of a deal as just going through a typical Travel Agency. 



Go for the free and discounted tickets.  Don't actually buy a timeshare.  You're wasting your money. 

It sounds like someone didn't listen when the sales person was presenting the information or when the verification office went back over all the details, or read their contract before they signed it.  Time-Share sales is a regulated real estate transaction that you are required to be registered for.  You give up 3-4 hours of your vacation to listen to a sales pitch and sign off that it is okay with you and that you understand you are going to a presentation where you will be presented the opportunity to purchase.  In return you get a free gift or several including mini vacations where your room at the Excalibur, Luxor or Venetian are re-imbursed.
During the presentation you are told that you are not guaranteed a room anywhere anytime and that there is a Exchange fee through RCI of approximately $159 for 7+ days.  Just like any vacation you need to plan ahead if you want to go to a specific place on a specific day.  You are also told that there is a maintance fee to maintain your real estate of $685 for a two bedroom condo once a year; half that for a 1 bedroom.  We never give away 6 bonus weeks and definately not for a one bedroom deal that normally runs $22k.  The bonus weeks are either one or two and there is no additional maintenance fee applied for the extra weeks which in time share there normally is.  The bonus weeks are whatever is available in a particular period of time and all rules are given in both writting and verbally by the verification officers. 
As far as been held prisoner and cancelling the buses that does not happen.  Does transportation sometimes run behind, yes, do we cancel it and make you walk... no.  Beside the fact that if you bought a time share from us you would have gone back in either a town car or limo in addition to your free dinner/ show tickets/ table or slot comps, and even a cruise to the bahamas.  If you are not interested you tell us no and you go back on the next shuttle.  If you express interest we will do what we can to close the deal but not hold you prisoner because you said no. We have other people to see. I don't want to spend my day with someone who is not interested. 
You can not get a mortgage loan for a timeshare.  We tell you this.  We offer our own financing with no penalty for paying it off early.  Sometimes you can get a personal loan.  Most of this depends on your bank.  We do not give tax advise.  I will never tell you to rent the unit or write it off on your taxes. My license is in real estate not tax services.  The are places you can sell your timeshare but there is never a guarantee that you will make a profit on it. This is not an investment it is a way to get your family on vacation on a consistant basis.  Everything we do is confirmed when you sign you contract both verbally and in writing, no laws were broken.  Please pay attention to what is being said, this is full of contradictions.  I am sorry to hear that a sales person said something untrue, but I would have either been confirmed by the verification office or the deal would have been cancelled.

My husband and I paid $4912 for the two bedroom at the exact same place. We are a young couple, at the time in our twenties! We were not about to pay the asking price for that place or any timeshare for that matter!!  OH MY $24, 000?   Are you kidding???  All you have to do, is say NO over and over until they give you their bottom dollar.  And to say they have paper thin walls..come on we know everyone gets a tour at every place like this! Have to say, you all want an excuse for a moment of stupidity, and you can't excuse stupid.   BTW our maintenance fees are $150 a year, if that.

I had the same problem when I purchased 2 Rooms (8 persons) on 2006. RCI is the worst....!!!!  I file the trade for oversea places many many times with no success. The only one RCI offer me in Asia is a low price hotel by the airport. The fee is more than the cost of check in yourself....!!! .. SCAM RCI...!!!  We pay the fee , but got nothing year in and year out. Finally we cancelled RCI 2 years ago. We bought this Grandview Timeshare because they lie to us about trade weeks with RCI. It is a BIG SCAM because they use RCI brochure with all the pictures of nice hotels, big and high class hotels oversea. But all are lie. We got nothing from RCI. That is the big reason we want to buy Grandview Timeshares. We travel oversea every year sometime twice a year and we don't care much about staying in Las Vegas..... But, WE GOT NOTHING FROM RCI ....!!!  for the one that paid less than $5k , he must bought from the re-seller not from Grandview directly. To me Grandview had a BIG LIE about RCI. Otherwise we won't buy this Timeshare or any Timeshare at all. Some Lawyer out there should file a lawsuit against this Grandview for too many lies. RCI brochure and website are full of beautiful hotel .... BUT you got nothing of that...!!!!
The one who own this Grandview Timeshare should try RCI website and see what can you get from it.

Wow - I looked up ElDorado for the number (changed phones), and had to look at your comments.  I have to say, if you "Actually" paid 24k for your timeshare interest, you probably didn't buy it there.  Mywife and I bought from there in Aug of 2009, and, mind you, we are smart enough negotiators to get the price down, but we only paid $4750.  It's now paid off.  If you, or anyone, even considers paying full $10,000 over asking price for anything, especially a timeshare, the thought, "a fool and his (and her) money are soon parted."  If you complain here, or anywhere, online, have the decency to not make up what you think are facts.  I have a photographic memory, and all the bunk you claim has no basis in reality.  I was at the presentation, this is my 3rd timeshare purchase, and whatever you are claiming, whether or not you think you heard it, is unlikely to have been said.  $150 for a transfer fee is customary when you go outside the network with any timeshare.  I remember them saying the LV housing mkt was going up (at that time) 10%, but they made no promises of future increases.  DUH.  Hey, I have a 1972 Ford pinto that surely is a collector's item now.  If you have $24k and are interested, I'll be happy to sell it to you.  This is a sales transaction.  You signed documents you had the opportunity to read.  Did you read them?  Did you try to negotiate even one thin dime off the price?  Apparently not.  Current market value for ANYTHING is the amount one is willing to pay for it, and the seller is willing to sell it for.  Even if they offered it to you for a million bucks, that would have been a negotiated price.  I have rarely seen a case of such stupidity in my life.  I know you're lying, they know you're lying, and YOU know you're lying.  Don't be a pair of Jacka$$es.  All that really happened is you found out someone bought it cheaper than you, aunt Mabel told you that you got ripped off, or you're losing your primary home and you're ticked off you bit off more than you can chew.  Grow up.  If you even qualified for a $24k timeshare purchase, you have more money than brains.

I purchased my week back in 2003.  I was on vacation with my wife and the day we arrived at the hotel we were approached by the sale rep. word for word is what we were told also. Once I came back home I new I made a bad choice so I called the sales rep who assisted us and told him I didn't want the timeshare. he told me to write a letter to El Dorado resorts and let them know I wasnt interested anymore in the timeshare.

Day passed and I never heard back from them so I decided to call them.  After numerous trys I finally got a hold of a loan agent.  they told me that my 5 day window had pasted  and could no longer back out and if I didn't pay it would affect my credit because its considered a mortgage loan.

the way you have explained is exactly what we heard from them as well.  Till this day I haven't been able to sell it or re-finance it. 

I have been making payments since on a unit i don't use.  to trade with RCI its not as easy as they say. You forgot to include the RCI fees to enroll.

We were told the exact same story and have found that they were amazing lies.

I feel like a fool for not realizing we were being duped sooner, the agent we were working with was very proud of "selling" 1 out of every 2 couples he worked with. We should have taken all the joking from the other agents to heart.

They lied about many things, such as you mentioned and when we tried talking to RCI about what we were promised they simply told us that was not how it is and that is what we signed for.

I think that I learned a very good lesson that day though and any time any one pressures you to buy anything because it is an amazing deal and won't be there tomorrow. Just walk away. We are young and fell for his lies but we learned and it will not happen to us again if I can help it.

This is exactly word for word on how they scammed my husband and I! What have you done? there has to be a way to get out of this and get our money back. It's unbelieveable how these people are getting away with this.

My husband and I purchased through Grandview a couple of years ago and have been really happy with it so far. We did not puchase the double room like you did so we paid $10,000 for a single side and so the maintanence fees are just under $300. It is at least $150 per night to stay somewhere decent in Vegas which is upwards of over $1000 for a week.

We didn't have problems the first year when we banked the week through RCI to change for another location, and we used our actual deeded week this year and didn't notice "paper thin" walls even though the resort was completely full.

I really like staying there and don't feel ripped off. Maybe you just purchased more than you needed and should not have gotten a double unit (sleeps 8 people!).

As for the bonus weeks, RCI will only recognize them if you take the certificate they gave you and call RCI with the confirmation number to activate them. The trick with those is you have to wait 45 days or less before going but it is still cheaper than the alternative.

Also, one last note on "re-mortgaging" you can't get an actual mortgage on a timeshare. You have to get a signature loan.
