My husband and I bought our mobil home with Conseco at 17.25% interest rate and were promised that in one year if we did not miss payment we could refinance with them. Conseco went bankrupt before the year was up and our financing was transferred to Green Tree. It has been 3 years now and we have never missed a payment or been late. In fact, we even pay on the principle.

We recently tried to refinance and Green Tree turned us down. We do not even want a lower payment. We have already paid 26,000.00 on this mobil home in interest alone!

We do not understand what makes them think we won't pay our mortgage if they give us a lower rate when we pay it the way it is! This is unethical business practice. We are having a baby and need more space and of course our mortgage is assumable but at 17.25% noone wants it! If we sell we will take a $15,000.00 loss all because they won't refinance!

I have been recently told by a friend of mine that anyone involved with Conseco/GreenTree needs to start complaining to HUD and the FTC. Their toll free numbers are as follows:

I also saw this on another Rip-Off Report having to do with another company. I don't know if this will actually help any of us. But somehow we need to force GreenTree to allow the loan to be assumable or just plain shut them down. They have and will foreclose on your mobile home for whatever reason they feel like it. We have been threaten with it time and time again, if we did not know who to talk with in the branch we would have lost the mobile home months ago. But we were able to get a deferment of 3 months so we could get a buyer who could qualify outside of GreenTree. It has been rough going for us, because where we have our mobile home DOES NOT allow people there who do not own the home. So we have had to pay on the home we have and the mobile home. Nice huh? That was a "new" provision after we moved out that the lot put into effect. Unless you have a clear cut case of forgery or something that the FBI can take on we have to look at other avenues to take. Even though we have gotten the attention of the Feds, we have a buyer, we plan to get this thing sold, but continue on the course to prove our case and move along the chain right up to GreenTree. Anyone wanting complete details of our case, please contact us directly thru Rip-Off Reports. I am sure they will give you our information. I welcome anyone wanting to know what we have gone thru and any direct commincation thru Rip-Off is fine.

This has been a mess for years now, but it is coming to an end now for us, but we are not giving up for everyone else. We are continuing the fight. I plan on contacting the above numbers, I have also been told to tell my story to my represtative and state senators. I am working on that now. I will do what I can to help all GreenTree/Conseco victims and that is what we are victims.

As of this date we have done all of this with out an attorney. It has been very hard on my husband, on Thursday night, I literally thought he was "stroking" out. By shear luck our neighbor who is a trauma nurse was home and came over and assesed his conditioned, he was justed overly stressed out. We watched him for a bit and things calmed down and we did not have to call 911, this is how close we have come to serious medical problems. Because we have a buyer I am holding onto this for a bit longer, if my buyer falls thru, they are to have lendor approval letter by Monday, I turn whole packet over to attorney. Not worth hubby's life anymore.

My file is over 4" thick with correspondence, PLEASE, PLEASE, PLEASE, do everything in writing with GreenTree/Conseco. Do absolutly nothing verbally. If you have to and we do it, send it certified mail. If they make a promise to do X on a certain date, follow up with a letter to that person. Make sure you get their name and at what address they are at. If they refuse get their manager on the phone. Get that info right away. Once I started following everything up with a letter, the games stopped.
For now that is all I can suggest, other than going to your attorney's for help. I hate to see all of us dish out more money for help if we do not need to but we all might have to, to eventually bring these people down.

Not an Assumable Loan????

I am also a victim of Greentree/Conseco's deceptive practices. I am in the beginning processes of selling my home. My contract states that my loan is assumable. I contacted Greentree about obtaining an assumable loan packet and the representative stated that they are no longer doing assumable loans.

I informed them that my EXISTING loan is assumable according the the contract my wife and I signed and they again informed me that they are no longer "doing assumable loans". I informed them that I would be talking to my attorney about any avenues I had to pursue to sue Greentree for breach of contract.

I then requested a payoff amount. I was transferred to another person who after putting me on hold for five minutes hung up on me. I am furious because like the rest of you I have spent years paying only interest and having someone assume the loan is one of my only avenues for getting rid of my home.

I don't believe it is legal for Greentree to be able to change the terms of a loan at their discretion. I have an appointment set up with my attorney in the next two weeks. Does anyone have any other advice for me in this situation????

You might think your loan is assumable under Conseco, but under Green Tree Servicing LLC, they are not doing assumptions. We found out the hard way. We also had a Conseco assumable loan, fraudulent at that, but assumable.

We have had 4 people interested in our mobile home, 2 have tried to assume our loan, cannot because GreenTree does not do these any longer. Try to refinance your loan through another bank ASAP. GreenTree also claims it can lower your rate, WRONG again. We tried that one also. They claimed they could not do that to our loan, we are at 13%.

Our case is currently with the FBI because our Dealer Virginia Mobile Homes, forged a majority of the documents for the loan. That is the only reason that the FBI has taken our case is because of loan fraud on the dealer's part. Check to see if there is any loan fraud on your dealer's end. If so, contact your local FBI office. In our situation our dealer has many, many fraudulent loans placed with Conseco/Green Tree so the FBI can be involved.

There HAS to be a minimum amount of $100,000.00 involved for the FBI to take a case of loan fraud. Do research on your dealer. That is what we did. We found our dealer was receiving kick backs from Conseco. We found that a local bank had approved us and we never knew at 10% not at 13%. Ask GreenTree for all paperwork with your signature on it. Make sure it is all legal.

This is how we found out there were forgeries. Some paperwork we never signed and was notarized. It was a copy/paste job done at the dealer. We are now being sued by the lot manager who just happens to have been the sales person involved with this mess. I guess she really wants to go to jail. We will fight this to the bitter end.

Please check the local banks in your area and see if they have a file on you that approved your loan at a lower rate. That will be a good first step. I am sorry to tell you though your loan is not assumable any longer under GreenTree

Mobile Home Refinancing Assistance

Dear Charity,
In the last 3-5 years, the number of lenders offering financing for manufactured homes and mobile home has dwindled dramatically.
A number of lenders (10 or so around the nation)
Continue to provide mortgage-refinancing options.
A couple things to remember,
You must own the property where the home resides
The mobile must be 1996 or newer
The home must sit on a permanent foundation.
If the above three, and ALL three conditions met, you can get financing.
