My husband and I signed on for a lease purchase home from Home America last year We used money my dad gave us $3000.00 plus all of our savings of $1000.00+ to help to finally get my large family with our four children and one baby on the way out of an apartment we had been in for five years. The blue sky and glorious dream of owning a home was within our reach as long as our rent was paid by the first, then 50% of the rental would be applied to the down payment in addition to the down payment. Sounded good to us. We could clean up our credit and put money in a so called "trust" account for the purchase of this house. There is NO trust account and they just keep the money - NO MATTER WHAT--! The almost $5000.00 dollars was all for not and a wasted investment (which they will never return to anyone under any circumstances) and we have had the worst experience with this company as renters.
First, after taking all our money. I asked what the purchase price of the home would be and they were very vague when answering us, so I asked to see it in writing in the lease purchase agreement. Finally, I was given a price of about $450,000.00 for this house that I knew was inflated, but the agent that I was working with promised that if the apprasial of the house was less, we would pay the lesser apprasial amount. Well that was untrue. Turns out that your contract states that you pay the higher amount. Well, since this house just apprasied for under $300K, I wouldn't be able to get a loan anyway for that inflated amount. I was deceived on purpose and then treated like I heard them wrong and I was stupid. But I'm not.
Just to make this all clear, in all these matters, we could never get a return phone call never ever. And the same group of people work there and a lot of them have the last name Bosworth. But they are never available or out on vacation or whatever they come up with. No communication at all. You have to literally drive to the office to see them and find out what the heck is going on.
So, after I got over the fact that I would never see my large amount of money again or be buying this house, I thought ok, we are renters now. NOPE. The contract says that you take care of all repairs and expenses as if you are the owners-READ THIS-the owner? I didn't buy the house and couldn't even get a loan for $150K more than the apppraisal and now I'm the owner? It gets better.
We found termite tunnels and the water system was leaking substantially. The termites we were not going to pay for, and the water system was put in by the owner (not us) so we had not idea how it worked or even who to call. So I tried to call GoRenter for about a week and when I got sick of hearing that my agent was unavailable or getting her message machine, I called the owner to tell him directly about the problems since he may want to fix it before the termites eat the house. Well, the owner seemed ok with my call but GoRenter attempted to chew me out for calling him. They actually yelled at me on the phone. So we had to ignore the problems-hope the house doesn't fall apart.
Then were in this house for four months when we got a notice by certified mail that they were shutting off the water if we didn't get the water changed to our names. Well we chnaged the water the week BEFORE we moved in and this was just ridiculous because the owner of the home asked for assitance three months earlier on this water thing and they were just getting to uss with a nasty gram. So the owner is having problems getting them to do their job too. There's more.
While I was in the hospital for a few days with kidney infection I contracted while in the hospital giving birth, a few weeds grew about literally the size of crayon in one corner of the yard. Well, since the HOA sent a warning to us, GoRenter sends us a certified letter to inform us that we have weeds and charged us $35.00 to inform us we had a warning. DUH. It was in our mailbox.
So every month since the first month we have also been told we owe then more money than what we have paid them even though we are paying exactly as the contract states we pay. And I even usaually add a few dollars more, but we still get some letter saying it wasn't enough and they will also charge interest on unpaid-even disputed- unpaid amounts. When you ask for an detail list of the extra charges, they NEVER give an explaination.
Now we are moving because we fell behind on our rental payment this month and we were first told to bring in a certain amount, then it changed, then it changed, then it changed yet again. So after exactly 32 phone calls trying to contact our "case manager" , we decided to move just in time to finally get a call back stating they would require the rent, and fees of $425.00 for 14 days (I'm not kidding) and their legal fees since they took us to justice court but told us not to worry about the silly little judgement and just give them all the money. Yeah right. We couldn't even make it to court since we were told about the hearing date two days before it happened.
Lesson learned for us, we will never deal with a place like this again.
So if you want to live somewhere where you have all the disadvantages of a home owner (such as repairs and upkeep at your expense) and none of the advantages of a renter (like an actual management company) then this company is for you!
