they want to hear. So they get the listing, because Home Town has made it very difficult for any outside realty co. to be able to sell in here. Well the one and only sales person here lets call him Mr. C. pretty much does what ever he pleases, and no one questions him Del Tura Mgt that is. Many many folks have had their homes for sale for years. And in many cases the sellers would be lucky if Mr. C has shown their home 2-5 times in 2 or 3 years. As we all know you can't sell
anything if you don't make an effort to show it.
Now this is the sad part, 90% of the sellers are senior citizens. So after a few years of listing their home with no results they get discouraged. Maybe one of them passes away and the other needs to move closer to their kids or family. Well Mr. C has managed to listen to their requests for help with selling and knows they are in real need of him doing something. But does he help them NO. Because he knows from experience they will get so discouraged like many before them and be forced just to walk away.
Now Home Town America and Del Tura Mgt. step in and Re Hab the home making it like new again.
Now Mr. C and Del Tura Mgt. & Home Town America are ready and willing to sell this home, again that they may have had listed for 2 or 3 years. In addition the new buyers are given 2 years half lot rent. Which makes it almost impossible for any of the other residents, which many have lived here for 20 years or more, stuck between a rock and a hard place. Because Mr. C says look you can buy this like new home, and get 2 years half lot rent. Why would you want to buy one of their homes which are not as nice, and you have to pay the full lot rent. And so the process starts all over again for us residents who might like to or really need to sell our homes. There has got to be something done about this shame full practice. Can someone please come to or aid.

Search TipsI have friends who actually moved their three year old home out of the community. Yes, it cost them quite a bit of money, but within three years, they will make that amount back with an additional benefit of doubling the value of their home compared to what they could get while located in a Hometown America community.
Let's face it - These are 55+ communities. My rent has increased 25% in the past five years and is guaranteed to increase at least 3% per year for the rest of my life. I cannot even get a mortgage on a home that I bought for over $170,000 (now worth about $90,000) because banks do not want to deal with land lease communities. This was definitely one of the worst financial mistakes I have ever made. I just had no idea how awful it could be to be both an owner and a tenant. I had never had a landlord before.
I now make it my business to advise everyone I know to stay far away from land lease communities. I was actually warned about Hometown America after I had put down a deposit. I did not want to lose my deposit money, but I should have just walked away. I would be much better off.

office decided to impost what they call a fair market value rent increase to all new buyers. Which means anyone trying to sell their home is put at a disadvantage why because the new buyers are faced to a much larger rent increase from anywhere of $150-$250 per month over what the seller is paying. Now call it bad timing but all this happened right at the start of the bottom falling out of the whole real estate market. And as we all know Florida was and still is one of the hardest hit areas
in the country. It also is one of the areas with the largest foreclosure rates in the country, Hence why president Obama has been here several times trying to help the problem. Also as we speak the new GOP hopefuls are in our state trying to share ideas and ifo to get the economy going again.
So if Home Town would only listen to these folks and to the residents of the many communities, you can help solve this problem. Trying to impose higher rent increases on these people who can least afford it is not the right thing to do. Listen to what the people are saying middle income America is your target group. You will get more home sales, new people will come into the communities they will pay their fair lot rent and everyone will be happy. they will live here for 10, 15, 20 years
like the senior citizens here now. Who as I said in the earlier report are now forced for health or because of their fixed incomes to walk away from their homes.
Please listen set an example for this industry do the right thing, you will be helping many folks who really need it. and you will be amazed how how much your sales will increase. Do away with this fair market value increase at least until the economy turns around, its the right thing to do. Folks love living here, they are lovely communities give other people a chance to experience this live style. Greed is not a pretty thing, as we are finding out the hard way.
