IndyMac Mortgage Services gave me a list of "required documents" to be filled out. They were filled out by Myself, the Insurance Adjuster and the Contractor. Howeve,r they were all CA legal documents.
Now IndyMac wants everyone to re sign "substitute" documents (provided by them) Presumably, legal in So. Carolina, but maybe not in California, where the property is located, the owner lives & where the contractor is licensed and performed his services.
One of these documents is a W-9, which is a Federal Form, and should be accepted in every state of the union. The "Conditional Waiver of Lein" was signed & submitted long after a" Lein" could ever been emposed, according to CA Law.
I believe these are simple delay tactics by the bank to hold onto the insurance money for 30 days or more to gain interest in a short-term, high yield account.
