James & Hazel ann Carter rented my home on July 25th 2011. I allowed them to move in a week earlier without paying first months' rent, security and last months rent. I decided to take a chance to rent to them because I assumed that no parent in their right mind may jeopardize the roof over their child/ren heads. Little did I know I entered a rental contract with tenants from hell. The headaches started piling in a month later when the Carter's didn't change the utilities from my name into theirs.They were given enough notice to change utilities but didn't and they accumalated an enormous bill which they later paid. Then the no payments began, when I decided to take it to court, my money suddenly came with the exception of the security deposit which was promise to be paid during move-in week. I later started hearing the stories of work was slow along with other excuses while they were accumulating two dogs and had cable and internet to their leisure. Then I tried to work with the Carter's by making their monthly payment into a bi weekly payment, that didn't work either, it just got worst. When they did pay the rent they were always one month in the hole. Long story short, I had surgery and I couldn't work for 6 months, I had no income while I was out. The Carter'a only got worst during time. I finally went into foreclosure when I still had a heart to tell this family that they could stay for a couple of months without paying so they can save their money to find a new place. I later discovered that Mr Carter was trying to stay in my home so he could gain from the cash for key program from the bank. I later evicted him and his family after he stayed for 4 months for free in my home. He didn't show up for court but he has left the premises only to leave it packed with garbage. In the end I was given a citation from Snellville code enforcer because the crooks left the property looking like Sandford & Sons junkyard. I am not able to go to the property per the eviction proceedings but the damage was described in the code enforcement citation. The Carter's took my kindness for weakness, I job hunted for them as well as seeked out monetary resources for their family. I found out that they were collecting food stamps and Mr James told me that some of the children get money from the state because they were foster children. I hope someone is keeping tabs on these scammers..
