Also, during the seminar, they offered students who signed up for the platinum package ($22k) the opportunity to buy the 1st phase of a condotel (52 out of 100 available), Meridian at Secret Lake, located 1 mile from Disneyworld in Orlando, FL for $79,000-$82,895 which entails am $8,000 deposit. We were told that we could check-out the information at: www.firstalertproperties.com Additionally, part of the platinum package includes buying tours with James Smith.

I am closing on my first deal next week.
Everything is legit. Use their lawyer in Vegas. He is the best in setting you up.
He will set up your LLC, Living trust and land trust in any state you have land.
Of course they offer thier own property but you don't have to buy into it. Go out and search. What I found is alot of properties are in the south, My deal is in Tenn....
I am in the Bronx. Just a reg guy. If you know how to hustle you can get it done. I didn't know anything before the seminar. Ryan taught the NYC seminar.

Do your research BEFORE you buy next time. Also, if you're confused about a specific item covered in the seminar content, call an attorney - they would be more apt to handle these types of questions. If you do a simple google search, you'll find several references to Agreements for Deed (land contracts also) and Land Trusts. They're both completely accepted in every circumstance that I've encountered. The book she recommended in the class was really good and actually taught my attorney a few things (which felt great!) - it's by Mark Warda.
I bought the package as well, but am less than satisfied with the fulfillment of that package. I went to the Millionaire Five conference and was incredibly disappointed. The personal training has been outright bad, not to mention I had some guy calling me after the show was over trying to get me to cancel my purchase so I would buy it through him or something. It seemed REALLY shady, so I declined. I've made a lot of money in real estate and have spent a lot of money on trainings. Some are good, some aren't.
Be careful when choosing to invest in these as the numbers did not make sense to me.
