Lisa Hilfiker is a property manager at the Hilliard Commons condo's. Lisa has been with this property for about 2-3 years. Since arriving many residents cannopt stand her negative attitude, Selective Enforcement, and ignoring many work order complaints if she does not like you.

 

 

Lisa is a Condo Association Property manager who likes to selectivly enforce residents. In one case a man was forced to pay quite a bit of money for work on his unit. I told this resident to stand up and fight and he said" I want to leave it alone because they (Property management company-property managers) will cause me more problems" This man was scared to stand up for himself because he was in fear of " Retaliation".

 

 

Ive had numerous problems with Lisa Hilfiker and when we complain she comes after you more. She knows she has selectively enforced rules on my family that others do not need to abide by. This is sad due to the fact all rules should be enforced equally. Other neighbors have complaind about how she enforces rules but will not speak up.

 

 

This is a sad representative to have on our property. Her thinking is my way or you will pay. That is a comment she has made to me several times. When we send in work orders she purposely ignores these orders because i will not put up with her garbage. I would never allow her to manage a property after seeing how she operates. She will tell you one thing and as soon as she walks away she will deny it later. She also wrote our family up for a deck that was damaged by carpenter ants that the property management and board knew about and ignored.

 

HOW SORRY IS THAT FOR A PROPERTY MAMAGER. She also likes to threaten violations against you after board members gave you permission to do something

 

 

She is very bad for selective enforcement....  BEWARE

HERES AN UPDATE....

 

At our last board meeting 6-9-15 we had two new board members William Brown and Ben Gartz. For the first time in over 7 years it looks like we may have a couple guys who arent gong to let Board member James Krajcik run the board and the property. This property has been run by 1 individual for years and hes had help from Vicki Smith and Lisa Hilfiker who also feel that we work for them. 

 

 

The two new board members have put a stop to the Richmark Gutter Companys piss poor work and are bringing out another contractor to inspect the work. I do know for sure there are a number of issues and these two young men have seen them also. 

 

 

Upon an inspection that was only done by my exposing this crappy work, it was clear the two new board members not onloy saw the Richmark Gutter Companys piss poor work but also watched it done to their homes as well..

 

 

Besides this I've heard that both these board members whom have lived on the property also have had piss poor treatment also from Real Property Management which is very common.

 

I was shocked but really not shocked to find out that a $100,000 gutter contract was given out by then the board president James Krajcik whos friend Roger Lewis is Richmarks salesman and resident here also. Not only that the project is divided into 3 sections done over 3 year and at the half wway mark when asked at the board meeting whos overseeing the work and making sure it was done properly not one d**n person on the board or for Real Property Management obviously never thought of having the job checked as they went..

 

HMMMMMMMMM

 

 

A 100k plus project and were not going to inspect the work???

 

Were paying Real Property Management around 50K a year to selective enforce people they and the the board president dont like. Then they have been in pretty much complete control with no real accountability UNTIL NOW.

 

I'm told by sources Vicki Smith and Lisa Hilfiker tried to take charge with the new board members and were quickly put in their places...  

 

 

The part thats sad is James Krajcik stepped down from the board as board president because the heta was getting to hot. 

 

1- PISS POOR BOARD DEALINGS

 

2- CONTRACTS GOING TO FRIENDS AND NOT BEING INSPECTED.

 

3- BOARD MEMBERS RAISING QUESTIONS ABOUT MONEY AND WANTING AUDITS, HE AND HIS FRIENDS ON THE BOARD REFUSED TO DO.

 

4- ONE BOARD MEMBER WHO RECENTLY STEPPED DOWN HAD THIS TO SAY ABOUT REAL PROPERTY MANAGEMENT...

Many residents have moved just because of the piss poor management and the piss poor board weve had for a long time. Many have also lived in fear of retaliation on the property because James Krajcik has had full run of the property along with his board side kicks and Real Property Management goons...

 

 

Oh yes I Almost Forgot...

 

As mentioned above James Ktrajcik stepped down as board president because he said it was health and other stuff. YET after being told he stepped down along with another board member being told the same, James Krajcik still remains on the board after all this..

 

 

HELLOOOOOOOOOOOOOOOOOOOOOOOOOOO

 

 

Hes allowed bids that wernt the lowest to be given to friends, selectively enforced rules, questions about money spent not answered, Has people living here in fear of retaliation, and yet we were told he resigned from the board and still remains on there???

 

 

MAYBE THE NEW GUYS ARENT AS SMART AS WE THOUGHT?

What are YOU capable of doing? Writing reviews? Making links to YOUR own posts? Your grammar is so uniquely offensive, even the average seventh graders you hang out with online can tell when YOU'RE involved. 

Even if these property managers have faults, you are doing yourself a diservice.

It's a pathetic situation that TYG now has to bring another coward friend to play. It's not important who you are because your a coward....

You see I've exposed scumbags for breaking the law and torturing animals and more. The proof is there with pictures. When you want to reveal who you are let me know coward im here to listen. The public can see your's and TYG's pathetic attemt to discredit but its not working.

I'm just here to add to the discussions. But, it is interesting how you have adopted the exact same sentence structure/grammar/etc as Mr Krutko.  Robert - is that YOU? Are you posting under another alias?? how ironic.

You feel free to tell YOUR story. But there is a long record of YOU, Mr Krutko, posting things under every name under the sun EXCEPT your own. Everything you've posted is here and it is not going away.  I just wanted to ADD to the story.

I am slowly discovering a long line of businesses, politicians, and public figures that have been dragged through the mud by YOU. It seems NONE of those stories amounted to any truth on your side, that I can tell. What actually happened in Florida? There's some nasty stuff about you out there. That may not all be relevant, but who YOU are IS relevant. Who I am, is not. Just a watch dog doing my thing.

Krutko called you out several days ago in another post you posted and still you hide. Why?

I see this man has made many posts but i also have done my homework and see it's all true. Why do you have to hide behind initials and follow this man around desperately trying to discredit him? The public can see right through it..

 

I would bet your either one he's exposed or a fried of theirs... Either way he called you out and you still hide behind your TYG initials... WAY TO FUNNY......

UPDATE... Lisa Hilfiker Ignores Contractors Piss Poor Work..

Hello Everyone,

A neighbor of mine has had gutter problems for 5 years. Last year Real Property Management allowed Richmark gutter Company to do work on the property. Approximately 1 year ago the neighbor with gutter problems reported the problem and Richmark Gutter Company was sent out to fix the problem. Since their pittyful repairs were done more problems have arose and Real Property Management is aware of them and doesnt do a d**n thing to fix them whcih will eventually cause damage/mold/ or even worse to the property.

Here are letter from both units whos property and selves could be injured due to this repais neglect..

Hey neighbors. This is my word. The company that supposed fixed a problem that we have in the past right now getting worse. The metal thing or whatever you call is no good. Because my basement is getting now moist and wet to all my walls behind my basement.
Every time that's rain or snow the water goes directly into my walls. So I expect next time they will repair anything else be sure that those peoples do the right job. We are not renters, We are owners and we need be treated with respect. If you pay your Condominium fee you have the right to encourage those people to do their job.

Thanks for the heads up and you were correct this unit didn't need gutters After replacing gutter we still had the same problem raining over gutter and raining down wall (
The gutter company came out again and again Just recently they added the correct guard and removed the screen Do you think they would just ask the resident what's been happening ???? To help find the right solution I have video tape and pictures of the continuous problems

AS YOU CAN SEE BY THE VIDEO POSTED YESTERDAY THE WATER IS NOT ONLY POURING ON THE OUTSIDE OF THE GUTTERS BUT IF YOU LOOK AT THE SPLASH GUARD THEY CUT INTO THE VINYL SIDING WHAT ARE THE CHANCES ITS ALSO RUNNING DOWN BEHIND THE SIDING?

James Krajcik is the president of our board. Hes also friends with Roger Lewis who is a resident and also the salesman for Richmark Gutter Company.

A few days ago James Krajcik wrote Richmark Gutter Company a letter hoping it would discredit me and make Richmark Gutter Company look good. If you read the letter he does make them sound good.... But when you see the real proof and videos you see the truth.

Also isnt it funny how the letter was done not on the condos letterhead just on a plain piece of paper?

Why didnt the whole board and the property management company sign off on this letter?

HMMMMMMMMM..- DO WE SMELL SOMETHING ROTTEN HERE???

You can see how Richmark Gutter Company doesnt care about their sloppy work but you would thing the property management company would have it fixed immediately seeing this could cause property damage and even injurys....

Well everyone the piss poor property management still continues... Lisa Hilfiker still continues to selectively enforce neighbors and not doing her job. They have hired several piss poor contractors who have done poor work at the least..

I would not recommend Real Property Management for any property management needs...

Are you kidding me.... This is their response.

I especially like the part..     " We are always open to work through any misunderstanding or confusion with any issue."

They are always willing to selectively enforce rules against certain residents who call them out for selectively enforcing rules and not giving a d**n about the property.  As ive said before check out their own facebook page on the right hand side and see the reviews people have given them..

  • I have never seen one benefit from having your organization working with my development in 10 years. It is discouraging ...to think you've been useless to me for that long. I've made every payment, 120 of them, yet somehow I'm treated like a criminal when there's REPEATED power surges that REPEATEDLY blow out my alley lights. If the people you hired to do your inspections had half a brain they're realize that when a light bulb that is good for 1-2 years goes out EVERY MONTH and you can see that the fixture is NOT the original one that the homeowner has done his due diligence to fix the problem and that it isn't his fault. You could look at your record of NAGGING me practically monthly to replace my lights and realize that in 10 years I have never failed to do so. Use some common sense.

    I recommend that any developer, builder, development, homeowner's association, or ANYONE looking to contract with you thinks twice. You don't deserve anyone's business. It is difficult to contact you. It is difficult to register for your website. You require snail mail in a time when things can be done online. You waste my development's money with needless bureaucratic processes. Get with the times and the program.
