I also have purchased property off Kevin Wallace,3 years ago and still do not have Title,or even seen the property.

It is situated at Ururaru,and he still has it for sale on his Website.

I am trying to contact him,but as usual cannot.

It would be very beneficial to hear from anybody that has purchased real estate from any of the individuals / companies being promoted by International Living.

You can wriite anyting you like on the net, but you should have strong evidence to support your claims.

While we are at it....I have done much research as all of you should have. Why don't you guys Google these people before you fall for the bait???

My Fortaleza lawyers have passed onto me some info...

I agree...we have looked into many different titles and it seems that the dates and names correspond to purchases by many individuals mentioned who are "real estate agents" right before the next sale.

Kevin Wallace comes up quite often. Paul Aron, his partner of some years ( both non-licensed so they have no consequences ) do this quite often. They also work with all of the people mentioned above and do not warn clients of the risks....they do not have the client's best interest at heart. This is very traditional for emerging markets, developing countries and high growth areas...much demand, many buyers and few good honest professionals. They all work as a team to screw you out of your money. Many of my friends have been affected and we are forming a group, class A lawsuits will most likely be the result. They all will refer you to Rui Farias ( whatever names he works under today, the same guy that together with Jon Chilian sold hundreds of land parcels in Fortim with no titles ) who is paid by them, the developers, the shysters.

Another shyster is Ademir Sousa who is still selling ( after many people already have discovered few years ago ) land parcels in a subdivision in Canoa Quebrada Paraiso on which you may not construct. The gov agencies will not emit the permits, probably ever. He also overprices all of the properties he advertises by a minimum 20% - 25%.

This information is public record and you do not even have to hire an attorney ( my case not being able to get away from my job in UK is a bit limited ) but if you visit this location you can dig this up...

I would like to communicate  ( we all should communicate ) with everyone who fell as a victim of these ripoffs and scams especially the poster of this thread >>> Concerned american chicago illinois

This is a bit funny or strange and I thought I would add this detail...

BLC is less than 5 years old.

CRECI # 877J is more than 15 years old so how does BLC obtain this pessoa juridica number unless.....they changed company name to BLC from the old company. What was the name of the old company ? ? ?

International Living will feel the wrath of the many involved now because you & your entire corporate governance have chosen to ignore warnings sent to all of you. International Living have promoted other fraudulent non-licensed brokers with no CRECI registered such as Jon Chilian ( not American by German by the way ) Irineu, Rui Farias, Mike Colwill and your reputation and International Linving's is now at stake due to your own greed and ignorance.

Chilian needs to change the country of residence there are so many people looking to settle up with him. We do not know how a smart guy like Irineu permitted himself to get mixed up with this bunch but he might still have a chance to come out of this with his skin on.

Nobody likes working with Ronan from what all of the local professionals have told me and so did all of the upper class executives which see right through him.

Rui Farias is the best lawyer on earth...How is this guy still able to practice even in Brazil I could not tell you...He is one of the main sources of these problems making foreigners sign abusive illicit contracts and blowing smoke in their faces.

International Living basically got kicked out of Fortaleza so Ronan went to Recife. Shysters I tell you...

Mike Colwill and Sand Gardens...this company does not even exist or is registered in Brazil. All of these persons receive the payments outside of Brazil which is illegal and called tax evasion - A Federal crime in the country of Brazil.

We are looking for all of you and your corporations to make a public apology or we will expose you and all of the facts involved. There is a nice fat Class - A lawsuit coming up. So far there are over 100 persons in the group involved. After that you people should start thinking of how to repair the damages you have caused.

Liquid has a chance to stay to hell away but this is the last market they have available to them and will have difficulties with it because they are unprepared and have no knowledge whatsoever of it.

Somebody should start a blacklist of these scammers fraudsters readily available on the internet for anybody searching personal names or companies. Expose them to prevent them from doing it to others ! ! !

This is Big business we are talking about.

You & Ronan where Notified that Mr Dottore was selling Land & Real estate to clients of International living clients under the table, not declaring these sales to his former partners and your group international living, in breach of agreements.

Yet you & Ronan continued working with Dottore & BLC even with concrete proof of the fraud, copies of sale contracts, this is Theft!
 
one deal in particular was 1.7 million piece of beach land sold to an International living client on the very first tour in Sept 08.

 as you know the sales comission in Brazil on land is 10% that is a whopping 170.000 only on one deal.

 Do you or Ronan Know where this missing 170.000 may be?
I asked Mr Dottore and he said that there was no comission funny that?

This peice of land is now being resold as SolYmar Beach resort on BLCs website.
which I presume that you are also recommending.

There where many other deals like this.

Why would you carry on working with a group whom you know is stealing from you? this smells a little bad to me.unless you are being paid from it?

Why are you & International Living not be suing M Dottore & Blc Brazil for loss of revenue?

Does the Head of Agora group know about all of this.

I was named here because I mentioned the Beach Class Colonial project in two articles about Fortaleza.

On that score, I stand by my judgment that Beach Class Colonial is a quality project being offered by one of Brazils most experienced and reputable developers; Moura Dubeux of Recife. (www.mouradubeux.com.br)

I also stand by my judgment that the Beach Class units were offered to International Living readers at a good pre-launch price. And I personally verified the stated discount by attending the developers official launch in Fortaleza on Tuesday, September 2, 2008.

I also verified BLCs professional registration with CRECI by checking the official CRECI roster at www.creci-ce.gov.br/imobiliarias.asp. This site is open to the public.
