We took a vacation at the Mayan Resort the week of September 16th 2012. Upon check-in we were told if we attend a ninety (90) minute presentation, we would receive valuable gifts, and discounts on activities. We did attend their 90 minute time-share presentation, after 5 hours of beating us down, and wearing us out, we agreed to purchase their time share with much reservation. What we purchased was lies and scams! Their sales representative (Christine Bilelis) flat out lied about the benefits of their program and all programs associated with them; we are frustrated that we have been lied to, scammed, and defrauded. We purchased 1 week plus 2 Mayan weeks and 1 Vida week per year. That is 4 weeks per year, with the promise of no maintenance fees unless we use the weeks, promises of great exchange power, promises of guaranteed rent-back options (which are non-existing), promises of affiliate memberships with great discounts and travel benefits, and promises of extra weeks thrown in with easy booking and availability.

Upon returning home we received a bill in the amount of $495.00 for maintenance fees, maintenance fees which we were told we would not have to pay unless, and only, if we used or registered a week to use for the property. This was a huge selling point as they were aware that we are paying RCI annually for two time shares we own thru another time share company. 

After a very long presentation, distractions, and stories of grandiose and pinpoint explanations for anything questionable we initialed through the contract. We were never informed of ANY cooling off period by law to retract the contract and any written guarantees were discarded with the salesmans notes. Looking further into this operation upon returning home, I am finding the main points were blatant lies and I have no faith in the rest of the other promises to hold true do to the distrust of the basics upon which this contract was set. I have found hundreds of complaints filed on the web site: RipOff Report.com with much the identical complainants.

On their VIDA Vacations Mayan Palace Checklist, it specifically states on one paragraph: No Mandatory Usage Fees - Usage Fee is only due upon making a reservation. Why is it then we received a mandatory bill for usage fees when we have never used or registered any week(s) to use. When I called and told the initial representative that I wanted to cancel my contract, she replied well I cant do that, she could only take a message and have someone call me back within 24-48 hours including weekends. Needless to say I have yet been able to talk to any responsible party. I only have a message that was left on my answering machine from a Maria five (5) days later, however no instructions on how to reach her.

We were also made promises that they would help us sell our existing time share properties with a healthy profit. What we were giving is a list of companies that do not sell time shares; they only handle any paperwork associated with the sale of a time share. Another blatant lye.

We were charged a total of $10,400.00 including $1443.00 closing costs and $1029.00 I.V.A. Tax (whatever that is). We put a down payment of $2600.00 leaving a balance of $7800.00. I am requesting our contact voided and all monies returned. As of this writing I am disputing the amount charged to my Discover Card.
