Margie Ann Ward Margie Ward of Remax/gold is a deceptive unethical person who has no regard for anything but money, a true slumlord. Granite Bay, California

 Moved into home on September 1, 2012. Upon moving in we noticed a very strong odor of mildew and mold. I informed Margie via email, as well as on the move in inspection sheet. We mailed the move in sheet to her via certified mail and had it returned to us. When we called to check why her response was "I dont have time to stand in line at the post office.  On September 17th (17 days after moving in) we reported water leaking in the guest bathroom, her emailed response was "im busy and do not have time right now and her suggestion was "put a bowl under it".

A second email was sent letting her know the water leak was getting worse and if possible to send her handyman (who is unlicensed) A different plumber was sent who said he was 80% sure the problem was much bigger than just a simple leak which was emailed to the owner. The guest bathroom was gutted which left us with one working bathroom. Mold was very visible and I inquired about the mold to the owner who told me via email that no her handy man is not licensed to handle mold and mold remediation is simply a scam to take money from landlords.

I paid out of pocket to have a mold remediation company come out to do testing which tested positive for toxic black mold. When I informed Ms. Ward her response was she would not pay for the testing since it was not authorized. I suffer from severe allergies. She then said three more contractors would come out to do an estimate. All three contractors asked for the mold report I paid for. I emailed Margie on three separate occasions asking if they were suppose to do their own testing, and was happy to provide the test I paid for provided she reimburse me.

She ignored all my emails until all her contractors used my report. We were given less than 24 hours notice to move out into a hotel which she agreed to pay for only a portion. We paid pet deposits to her to live there and she refused to pay the pet  deposits the hotel required or for any food (the hotel had no kitchen).  When asking her how long this would be her response was she will cover 70 dollars a day for three days and that we can move back in the house regardless of whether the repair was completed. Both bathrooms gutted meant the house was uninhabitable.

I asked her if I could speak with an attorney regarding this arrangement and we were emailed an eviction notice which states "because you have decided to consult an attorney I have no recourse other than to evict you" She failed to return any deposit, any explanation as to why it was kept. We filed a small claims case and she counter sued (for 6k when the repair was 4k) We were open to going to mediation to which she refused. We told the judge our story and he has yet to rule.

When it came time for Margie Ann Ward to speak I have never seen a old lady lie so much in my entire life. She obviously was trying to manipulate and confuse the judge who didnt buy it. She even said she was late for her flight...that pissed him off. DRE is starting and investigation so I hope they revoke her lic. REALTORS association also is getting an ethics complaint and RE/max headquarters in Denver has also been in touch so I really hope Karma destroys her career.
