Second, when Marvin and Tamara left the house, it was in much better shape than when it was first leased. They spent nearly 600 dollars the 3rd month for AC repairs because the landlord refused to have it repaired. Also, many other repairs were performed such as cabinet hinges and fixtures, AC ductwork leaks in the attic, 3 door frame repairs because one side of the house was sinking, and lots of paint. Third, the landlord is exagerrating the facts.
He could not afford the mortgage on the house and was using the rent every month to pay it. When Marvin and Tamara got divorced and were late the last 2 months, the landlord threatened to sue and post his fabricated story on the internet. Three months were never owed. It was one month and that was never paid due to the oustanding repair bills he owed the tenants.
He is one of those people that go out of their way to burn you and evryone you know for someting as dumb as late rent.
