We vacationed at Mayan Palace in Mexico, and were accosted from minute one by the time share team.  They badgered us for 3 days before we finally relented and agreed to their "90 minute" presentation.

6 hours into the presentation, we were told all kinds of lies about how they would buy our existing time share, rent out weeks in our new time share that we didn't use (paying us handsomely for the time) and could effectively get us the "deal of a lifetime" on their resort.

Against our better judgement (after 6 hours, you really don't have much judgement left), we agreed to their offer after being verbally reassured many times that we would be able to get out of the contract "easily" if we changed our minds, and how they would be sure that we got as much or more than we paid for our existing time share.

Once we got home, after having time to think about what we had done, we decided that we would not like to pursue this, and would cancel the contract.  That's when the fun started.  None of the phone numbers they provided us with worked.  We tried for several days at varying times during the day, and could never get anything but a weird busy signal.

So, we wrote an e-mail urgently requesting a call so that we could cancel the contract.  Conveniently, 8 days had passed since we signed the contract, and their clause for cancellation says you only have 5 days.  Of course weekends count (!), so we were called and told that we had no choice and they were keeping our deposit ($4500). 

Since that call, they have sent us numerous invoices for the $14,000 balance that we "owe" them.  I have tried everything to get them to do the right thing and cancel this contract and return our deposit, but they are not interested in customer service, only in money.

This organization is slick and relentless.  They prey on people on vacation when their defenses are down, promise them everything, and deliver nothing.  We have learned a very valuable lesson - once you refuse to listen to a time share pitch, don't let repeated badgering change your mind.  You will regret it.

The resort itself seems very nice, the sales pitch, however, is pure high-pressure sales. The sales people are snakes, their only motive is greed. They have no concern for what is ethical and will “brow beat” you to make their money. It was not worth the free breakfast and $50.00 dinner coupon. When I finally got up to walk away from the table, Luis got in my face and began to argue with me, telling me I couldn’t leave until he said the presentation was over. I continued to walk away as I raised my voice at him. You would think that that would be the end of it, but they will continue to pass you to the next person for a “survey” which turns into another sales pitch…these people are shameless. If you agree to attend the 90 minute presentation you will regret it.Search online for Mayan Palace Timeshare Scams for other “horror stories”.

My husband and I went to Acapulco for our honey moon in May 2008 and got scam into buying a timeshare at the Mayan Palace for $10,400. Its was a big mistake. We went for a free tour and end up attending a 3 hours sale presentation. They use a lots of sale tactics to trick you into thinking that everything sounds so good. They told us that if we don't use the 2 weeks that we have, we can rent it out for $1000 each and within 5 years we will get our money back.

They said its was a good investment for the long term, the value of the timeshare will go up. All are lies. Timeshare are not like real estate, they will not go up. They didn't even tell us about the cancellation policy. I recently did research online and found out that there were many people in the same situation like us. They are all been scam by the mexico timeshares. I hereby encourage that everybody stay away from Mayan Palace, If anybody offer you a free tour, do not take it. There are consequences behind it.

Mayan Palace sales representatives also fail to explain what kind of unit you are in fact purchasing and more often than ever it is now the unit the sales representative shows you in the tour, They also promise to get you discounts in airfares and certificates for cruises which both of them are false.Dealing with Mayan Palace after the purchase of your timeshare can be a little frustrated. Especially because customer service wont get you the answers you expect to get when it comes on how to use your timeshare or trying to Book your next vacations, lucky if you are able to do book anything. There's a company called Mexican Timeshare Solutions that offers free consultations on how to get out of timeshare frauds. This is their website:

Based on that premise, we can confirm there have been several attempts to work things out with you on behalf of our Member Services representatives; as you clearly stated during your first contact with them that you had a change of heart and it was buyers remorse, no other reason why was mentioned.
 
As for the information on how to rescind, the instructions are clearly written in the contract you signed with us. If you were within the legal timeframe to have that accomplished, please provide us all the necessary evidence to confirm this was done accordingly; as currently our records reflect that your first contact to let us know you changed your mind about this purchase was after the legal timeframe to honour your request and it was not done as it is transparently required in your contract.

Also, our official contact information is always provided in your contract's paperwork and we have representitaves ready to assist you Monday through Friday from 7:00 am through 8:00 pm (central time). Even on Saturdays, from 9:00 am until 3:00 pm (central time).
