On May 14, 2013, a flyer personalized to me, including my last mortgage refince date and amount, using the BAIT of a low mortgage rate in large bold type (3.125% / 3.255% APR) was received in the mail. "I urge you to call us as soon as possible to lock in this unusual low rate" with an urgent "call us as soon as possible to lock in these rates" and a promise if applied by May 31 to pay appraisal fee. Immediately called and elicited the news that rate that I would qualiry for (with a 820 credit rating and 40% equity in house) would be closer to 3.8%. DON'T WASTE EVEN A CALL ON THIS ONE.
