Out Estate investors work with Main Street investors who want a turnkey real estate service. Whether they want to renovate and rent homes or simply flip them, they provide them with the investment strategies to emancipate themselves from corporate America or create additional income. Essentially, Out Estate Investments is a turnkey consulting firm based around real estate investments.
The companys target market is anyone who is looking to invest in real estate whether it be someone in Atlanta or Ecuador. The services they provide are real estate strategies and Out Estate feels they have a competitive edge because their upper management is very similar to their typical client. Furthermore, the firm is fully turnkey. Typically in real estate there are many parties involved from inspectors and appraisers, insurance agents, attorneys, title companies, agents, and property managers. This can make the process very overwhelming if this is a part-time investment strategy for an individual. Out Estate Investments provide their clients more of passive approach to their investments in that they provide rehab for them and work to get the property rented. Furthermore, the company believes they are strategy focused because they meet with the client up front and find out what their needs, goals, and visions are. Then they help them develop a strategy for what that will look like over time. Everything that they do is customized to what the client is looking for and need.
Internally, Out Estate Investments works to get back with clients as soon as possible and usually in the same day because they are the priority. Much of the communication with clients from the company go through the owners assistant, however, the owner has a lot of input on what is going on in every conversation. They work to continually listen to what the client needs and how they can best serve them. In one instance of dealing with a client, a situation came up with a client who specifically wanted water on at his property. The county requested a letter of compliance even though an application had already been turned in. After doing some additional research, the company realized they needed additional documentation and the client was notified. Because of a lag in communication with the county, a representative showed up at the utilities office every day until the issue was resolved. They worked with the client to help them see the issue and how the company had taken an active approach in resolution.
Out Estate investments have received complaints from clients when dealing with maintenance issues. They try to explain to clients that a house cannot just sit there without getting a leaky sink or broken windows. Other complaints can consist of rehab taking too long, not being happy with tenants. To try to alleviate many of these complaints, they initially work hard to disclose everything to clients in what they may expect in their investment. Furthermore, they have clients sign a liability documents to ensure that everything has been discussed. In dealing with rehab with older homes, they provide a six month warranty. If anything that was touched from a rehab perspective they will go back and fix it. Since implementing providing full disclosure with clients, the company states that their complaints are no longer complaints but more of requests for help in their current situation.

The above named company(s) are nothing but a sham. This is a get rich quick scheme designed only to benefit the owner of the company, Terica Kindred. At first glance this company puts on a great facade; however, when you delve deeper, especially as an employee, you see what it really is. It is a SCAM.
Terica convince buyers to purchase a property that is apparently a "good deal" she fluffs up the marketing to make it look much better than promised and these buyers fall for it. She buys trashed foreclosed homes for 18k-45k a piece, throws in a promise of a $7500 rehab and sells it at a 300% mark up. Some of these homes sit vacant and idle for years, becoming vandalized, damaged and uninhabitable. She refuses to communicate this to her investors, those of which she still has left. She avoids answering the phone and emails, stringing them along so they'll give her more money so that she can buy fleets of company cars, illegally. She does not posses the proper legal requirements to operate a business in the state of georgia and flips between business names to avoid paying taxes. She also hasn't paid any of her personal taxes for the past 3-4 years.
If you own a property purchased through Terica Kindred...get out NOW! It is a money trap that will ruin your credit. Most of the homes she handles for the buyers have had insurance that has been revoked due to the condition she leaves them in. Her buyers do no know this.
Also, when looking for properties to buy, she does so illegally. She has employees paid at $8hr to search FMLS/MLS for her, making offers and bids in her name. She has received many legal threats because of this. She often offers on home, retract and then offers again, then when it comes to close, she signs but never wires any funds.
She also likes to hire interns (free labor) with the promise for vast wealth. She has them run her personal errands as well as the rest of the paid staff. She embezzles quite a bit doing this. She often uses company funds to finance her personal life, purchases and travel.
On the property management side, she ignores tenants, let's home fall into disrepair and files for eviction the moment a tenant complains.
She is a despicable woman who's seeks only to cheat innocent people out of their money. Her partner in Crime Derrick Bridgett is also to blame. He has scores of people he owes money to in Memphis tennessee. All of the contract workers that perform the rehabs are owed a substantial sum. The nitpick the work they do to justify not paying for the work. Meanwhile the get a free rehab and pocket the cash.
