They charge 75% of the cost prior to going to any rental, expecting the first payment right away (4 months in advance) and 50% of payment 2 months in advance. This is non-refundable, and they expect any problems for you to go to your travel insurance.
We had to cancel and they have been absolutely terrible to deal with, making the whole experience awful.
This kind of advance deposit without the possibility of a refund is an absolute scam, and should be done away with. I would never recommend using them under any circumstances.

We are also one of the few agencies that operate within French law, carry the necessary license and are consequently insured to carry out apartment rentals.
It is clear on our website that we charge 25% of the cost which is a non-refundable deposit for any booking. We do not charge 75% and never have done. Two months before the booking we request a second payment (still not the full amount).
Once this is paid, there are still money back options should you wish to cancel. We have a clear cancellation policy. Sadly, we cannot offer a refund when a guest decides to cancel very close to their stay, however, we do not take the final payment (representing approximately 10% of the stay which is paid on arrival) and we will always assist with any claim the guest wishes to make for their cancelled holiday through their insurance company.
All this information is detailed in our terms and conditions and our FAQs for guests. They are standard terms and applicable with most rental agencies, in fact, we would assert our terms are less stringent than others in our area and sector.
