We arranged to rent a house from these individuals and their company Option 1 Realty. We thought we were dealing with professionals since they are licensed real estate agents. WRONG!

First their website said it couldn't access my credit report and I wouldn't be charged yet their $17.95 charge did appear on my card. When I reported it to them I was assured that it would be automatically credited back within 5 days. It has been three weeks and no credit. Now they say I was never charged despite faxing them proof.

Then first he was going to email the lease to our agent, then it was he was going to meet us at the house to sign it and we should bring the credit report, then it changed to fax it. Soooo, we faxed it to our agent. She sent it to him. Then the story changed to he didn't receive the whole report. Faxed again. Then the story changed to he couldn't read it. Faxed again.

The next day we were due to sign the lease. I waited at the property for an hour and he never showed. I got home to an email from our agent stating he had decided NOT to rent to us and had text messaged her an hour before we were due to sign the lease.

He stated we would get our security deposit back in 30 days. Georgia law requires it to be in an escrow account and refunded immediately if you never execute the lease and take possession. He is refusing to return calls or answer emails.

I guess we will have to sue him in small claims court. In the meantime we can't rent another place since they have our money for the security deposit illegally.

NEVER, and I repeat NEVER do business with Option 1 Realty in Georgia or any of their employees.

I am writing this rebuttal in response to this claim filed against Option 1 Realty Inc. The person responsible for this article did not tender any payments to Option 1 realty inc. The company that dealt with qualifications of approving rent applications is A&G Properties LLC , so this  claim against Option 1 Realty is false, I hope that someone can resolve this issue promptly. if records are needed i can provide any documents.

We were represented by a licensed real estate agent because SHE refunded our money when he wouldn't and we both file complaints with the Real Estate Board in Georgia. In fact she was a personal friend of his and had already done full credit, background checks, etc. on us for the first house we were going to lease. Georgia Law specifically states that the deposit cannot be held when the property was NEVER rented. It can be held after VACATING and until inspection. Since he never executed the lease there was no reason to hold the money for a month, other than his fraudulent conversion to recarpet the property and he had spent it.

This is the most unethical business around. He is also lying about the credit report because based upon the SAME report we sent him we rented a MORE expensive house from another real estate agency with NO problems. OUR agent even sent him full copes which he claimed not to receive as well. We had no problems qualifying for any property we rented prior to or since making the mistake of getting involved with this company.

Renters/buyers beware. He failed to disclose that he took our deposit money to recarpet the house and had no intention of renting and had spent the money. This is not the company to do business with.

Thankfully we found a better property in a better neighborhood from professionals.

In the response to the claim filed against Option 1 Realty Gayle Moriner never dealt with Option 1 Realty and never had a licensed agent to represent her, but someone who posed as a realtor.As for her credit report it took her a month and a half for her to provide one, that whole time the house was taken off the market for her.when the credit report finally made it over there were only three pages but the fax showed 22 pages, I only received 3 of the pages.

The pages that I received were whitted out not showing any late payments which was pretty clever I almost missed that one.when I contacted her to make her aware I only got 3 pages she said that she probably walked away from the fax and it did not send the rest of the pages.I gave her the benefit of the doubt.finally the full report was sent and it showed 24 accounts previously established only one account was paid on time and the other 23 account's had all been sent to collections.After the conversation about her credit and the Denial Mrs Gayle M Moriners pretend realtor and her brother David William Moriner began calling every 30 minutes leaving derogatory and vulgar messages regarding for her deposit to be refunded immediately.I then informed her that state law gives you up to 30 day's for a deposit to be refunded. The allegations on this website are false and will be followed up in court in addittion mrs Gayle M Moriner did not have any business transaction with Option 1 Reaty or the realtors metioned Anton Anthony Roxanne Anthony or Penny Brown.
