I got an unsolicited phone call from Israel McDonald who represented Partners Choice Network which also goes under the name as Foreclosure Land Network, No Money Down Solutions and Home Consulting Services.

He pitched to me the idea that he could help me in my real estate investing venture. The company called Partners Choice Network has listings of foreclosed houses that were well below the fair market price. They also can pre-qualify me to receive loans or mortgages from financial institutions to pay for the houses I was interested in the Real Estate listing they provided.

This pre-qualification was supposed to save me money when I buy real estate foreclosures from their listing. I was to save money in such things as; banker fees, loan application fees, Realtor fees and commissions.

The purpose of Home Consulting Services is not to be a mortgage broker or a mortgage banker. Their purpose is to provide the consumer with information on how to purchase a home with little or no money down, credit reports, education information on the home buying process, general negotiating guidelines on how to pre-inspect a house to find potential defects, general steps included in the home-buying process and a national listing of resale properties.

The listing cost me $895 and the pre-qualification for loans cost me $499. I was also charged and additional $10 for something or another.

I go some Xerox guidelines on how to buy a house in the mail, but this information is available for free over the internet.

To this date I cant login their website to look at the listing using the user name and password they gave me. I called them at (877) 451-8778 and they directed me to the Foreclosure Land Network at (866) 743-1424 x200 or 277and always get a recording. I have left messages on their voice mail, emailed messages at cs@nomoneydownsolutions.com and contactus@foreclosureland.com and faxed messages at (919) 865-0839 and havent received a response!

I called Israel McDonald on his cell phone at (770) 896-2602 and left a message on his voice mail and I never got a reply. Stay away from these crooked crooks. Theyre no good.

 I just wanted to make the correction on why I mention a Ms. Pierce throughout my rebuttal along with Jennifer Konik so there is no mistake of whom I am talking about. They are one in the same person as Konik was her first married name and since that time she remarried and became Jennifer Pierce. Sorry for the confusion as I was trying to type in the past sense on when this all took place. We all move on and time moves along with us.

I am writing this rebuttle at this date because I wanted to let anyone who has read the original statement from Diana to Larry that it was done with no first hand knowledge by Diana at all.   She writes this and the intention behind it all is to get back at a family member which in turn hurts Ms. Pierce.   I wish I had wrritten this sooner but I have just got around to actually going on to Ripoff Report to read this letter written by Diana.  Yes of course I had heard about it from both parties but never thought it was as bad as it looks and that is why I am stepping in to tell the truth of why the letter was written in the first place.  I am not a family member but just a close friend and I know how families can be at times.

Better late than never I guess,  but this has not helped Jennifer Konik in the past nor does it help her now when someone has read this false information towards Ms. Pierce's compamy the way Diana states it..  Ms. Pierce is a single mother trying her best to raise two children by herself and whatever took place or was written about her 5 or 6 years ago needs not affect her or how she should be judged as of today.  I know Ms Pierce and she has come a long way and does not need the world to hold her back for something that was wrongly written about her.  The thing is Diana knows this just as much and has told me she had no problem with me writing this rebuttal.  I tolld her she needs to be the one and she has promised me that it will follow this one.

If anyone wants to judge Ms. Pierce by what you have read during her past whether,  it was written or not.Just remember this.  We always should look at what a person is doing now in their lfe and be judged by that alone.   To me that means they are on the right road.

You've been scammed.

Partners Choice, Wise Choice, American Home Solutions, Zero Down, No Money Down, Home Consulting Services, Foreclosure World - they are all owned by the same group of scam artists. All of these "companies", as well as others that I am unaware of, have the same premise: create a website that attracts people interested in real estate investment/buying, gather their personal information, they contact you and try to sell you "products" by obtaining your credit card information. The "products" they offer are either illegal for them to offer or are extremely over-priced. The only "service" or "product" they provide that is legal is they sell foreclosure lists. They cannot pre-qualify borrowers, they cannot perform credit repair or anything else.

These offices employ anyone willing to do the work, with no background checks. As a result, these companies employee criminals who can't find work anywhere else. Illegal drugs are dealt from these offices (I have witnessed this myself). If you walked into one of these offices you would be absolutely shocked. They look like a ghetto, sound like a ghetto and more or less are ghettos. Imagine criminals obtaining your credit card info? They not only scam people, but they intentionally charge credit cards without people's knowledge, then don't provide their "service", don't respond to inquiries, don't answer the phones, etc. They just avoid you hoping you will go away. They got your money and that's all that matters. Try looking up any of these companies on the Raleigh, NC Better Business Bureau. Scads of unanswered complaints. They don't care! There are plenty of suckers out there waiting to be scammed.

Somewhere while you were surfing the net, you clicked on a website and entered your information on it, and thus were contacted by Partners Choice.

All of these company names above keep changing to run from the law. Originally they were Wise Choice, then AHS, then HCS, etc. They change their name to try to fool/stay ahead of the feds and/or irate customers. They originated in Raleigh, NC, and now are in Pompano Beach, FL and Atlanta, GA. AHS/HCS is/was managed by Jennifer Konik in Raleigh, NC. Partners Choice in Florida is also managed by Jennifer Konik. Partners Choice in Atlanta, GA is managed by Jennifer's half-sister, Cara Lunt Ramsey. This was done to avoid federal investigators. Zero Down is managed in Raleigh, NC by Rachel Scott. There are other Rip-Off Reports on all of these companies. All of these companies are co-partnered by a man named Martin (I don't know his last name). Martin co-partners with his former employees, sets them up in their own office, and then gets part of the profits.

This Martin person, I have been told, is being prosecuted by the Feds - Treasury Dept. for bank fraud, and USPS for Mail fraud. This will, of course, have a trickle-down affect, ultimately resulting in prosecution of all of Martin's co-partners.

If Rip-Off Report wants to contact me personally for more details, I will be more than happy to speak with them. At this point, though, this is about enough information as I feel comfortable supplying, for I fear retribution from the above named individuals. They will see my first name and know who I am. I am a very concerned family member of one of these individuals.
