My home buying experience was not what I expected. It should have been a happy time but it wasn't. If we asked questions we were made to feel like dummies and if we didn't ask then we didn't get what we thought we were getting. Obviously I should have asked more questions. I was told that a modular was better than stick built. Not!!!!



There is not much in this house that is square. The cabinets are crooked. One door fell off and hit me in the head but they came and fixed that although they had to put the hinge in a different place which made that cabinet door hang down a little lower than the rest. The towel racks and electrical sockets are all crooked. The tile groutiing is cracked and has light and dark places. The crown molding is beginning to come apart where it was seamed. There is no doorbell but I guess I shouldn't have expected there to be. I forgot to ask the question. I guess I expected to much for a manufactured house. I paid extra ($150) to have 3 cable jacks installed only to find out there was no wiring behind them. OOPS! Another question I forgot to ask.

I would never pay for them to clear my land and add the updates(drive, porch and deck) etc., not if I had known what I was in for. We have been in this place about 5 months and have spent another $3K(to a landscaper) on top of the 20K we paid to have a nice lawn and the other updates listed above. My front yard looked like a river when it rained. The gutters hoses were not buried deep enough and not nearly far enough from the house therefore the back yard (where they ran all the hoses) stayed rutted out.

The house is sound. The windows and doors are tight therefore we don't have any drafts. We do however have a temperature problem. One end of this house may be 74 degrees and the other end will be 68 to 70.

I was told the house was Energy Star ready but I wasn't told you had to pay to have someone to certify it and that would have been around $300 so I didn't do it. We just pay an all electric power bill and don't get the discount.

No, I would not do this again!!!!

Palm Harbor Homes Buyer Beware Newton NC

I just found out that the reason my ceramic tile is cracking is because this company adheres the tile directly to the subflooring.  This is a obviously a shortcut that these people take that is guaranteed to cost their customers lots of money in the future.  What a shame that peopel are taken in by companies like this everyday.  They give you a 5 year Peace of Mind warranty.  Yeah, right!!!  If you are looking at modulars this is not the company to buy from.  I just wonder how many other shortcuts they took while building my home. 

We have been in our house for just over two years and NO I would not go this route again, ever.  It's a shame that businesses like this get by with selling their junk everyday to unsuspecting customers who are being taken in by lies.  Whatever happened to standing behind what you sale?  People be smart and don't get duped into doing what I did.  I should have run while I could.

My house in Oregon has many of the same problems yours has. Remove the thermostat from the wall and I think you will find that cold air comes up from under the house and blows on the stat causing it to malfunction. I shot a little foam in the wall through the hole for the wires and it is much better. Or, the batteries are bad in the stat. Yes, I said batteries. I haven't had time to replace mine with a real thermostat that is wired to the house.

Never cut a board for a shelf without checking the corners with an angle meter first as angles appear to not be too important to PH.
Have someone show you how to remount the cabinet door correctly with a little glue, as you will probably have more fall off. We have had four doors so far, one drawer, one shelf, and one air vent fall so far. I have fixed most of the electrical plugs, and I think you will find that they have torn the sealing gasket in two to make it fit double switches on the exterior walls, which doesn't meet the good cents standard. Our appliances didn't meet the standards for energy credits in our state, even though we were told they did.

I suggest you do what I did to let people know you are not a satisfied customer. Take a coat or shirt to the stitching shop and have them stitch on the back that friends don't let friends buy Palm Harbor Homes. I also have business cards to hand out to direct potential buyers to this web site
