Although we had not seen the property, we had  friends visit the rental in November to ensure it was suitable for our use. Based on this visit, we called Palmas Del Sol East from Canada to confirm our interest & agreed on $ 1,800 in monthly rent. As previous Arizona renters, we had a certain level of expectation on what we would get for that amount of rent. 

We were told to complete a guest registration agreement & asked to mail it back along with a deposit of  $ 500.00 plus the first months rent.  An additional $ 70.00 was submitted in order for them to have a  credit check completed on us. We complied with this and returned it to them in December.

We arrived at the park on New Years Eve and our first impression on the park itself was very favourable. The mobile home we rented seemed ok at first glance although definitely not what we expected for our   $ 1800. We decided to make the best of it as the park & its facilities seemed so great.

Unfortunately---  

-There was a leak under the sink which led to water all over the kitchen floor

-had to turn off water to stop leaking so no showers, washing etc

-Constant water mop up & wet floor for 5 days as water was under floorboards

-3 of the 4 stove burners did not work

- there were 4 plates, 4 bowls, 4 cups, only 4 of everything & all had stickers stuck on them 

-cutlery was 1 step above plastic

-dishwasher did not work/ microwave was not consistent with temperatures

-there were no baking pans or mixing bowls supplied

-bathroom door came off the wall 

-closet light did not work

-closet clothes rack came down as it was not professionally installed

After hearing of our problems , staff from Palmas Del Sol East offered to move us to another unit but upon inspection it did not seem any better. The owners did take action to fix the problems over the next few days but we still did not feel the home was worth the $ 1,800 in monthly rent. The park manager, Heather Stanley, said she would talk to the owners about a rent reduction.

Because we were not happy, we did not sign the lease or give them the rent for Feb & March We never did hear back from Heather on the rent reduction. In the meantime time, we started looking at alternative locations, found a place , advised Heather we were leaving, & left Palmas Del Sol East on Jan 26th. 

Before we left, we thoroughly cleaned the unit & had Heather go through the place with us to show that we were leaving it better than we had found it. She advised that she would talk to her boss, Korin Macwilliams, to find out about our $ 500.00 deposit. We anticpated that this would be paid back to us.

After a number of phone calls, Heather finally told us yesterday that we would not be getting our  $ 500.00 back. She told us this decision was made by her boss & said if we want to pursue it further we should talk to her.

We called Korin Macwilliams & were told that because we had signed the guest registration agreement we were now in default & they were keeping our $ 500.00. She stated that they had decided not to go after us for Feb & March rent indicating that we should be very happy that this was the case.

She also stated that the owners had done everything they could to make us happy & therefore Palmas Del Sol East was justified to keep our money. We agreed the owners had fixed the problems but pointed out that the problems had to be fixed before anyone would have been able to live in the home. Our point was that we had expectations that this rental unit was going to be in a condition that justified the $ 1,800 in monthly rent.

As it stands now our stay at Palmas Del Sol East cost us $ 2,300.00 for less than a month. We realize it is buyer beware but we wanted to warn others about how Palmas Del Sol East & their owners, Thesman Lifestyles, operates. They are not interested in ensuring their guests are satisfied, only in how much money they can take from an unsuspecting visitor.

Although their parks look great & have wonderful faciliities, we would have a very hard time recomending Palmas Del Sol East or Thesman Lifestyles to anyone. We certainly feel that we were RIPPEDOFF.
