Platinum allowed my home to be damaged and altered by tenants. I made them aware of the damages throughout my year long lease with them. I only got the run-a-round. Phone calls don't get returned & when they do, the company generally either doesn't really address your concerns or tells you they will take care of the issue at move out. They won't take care of any damage at all. I believe the staff must all be related to each other because they all act the same & have zero accountability. They lie with free abandon & are not terribly bright, so their lies generally contradict or are easily seen through by a person of average intelligence.

My property was trashed & Platinum wrote on their inspections the home looked great, despite the fact there was thousands of dollars of damage to both the exterior & interior of the property that a decent property management company would have been repairing all along or would have made right at move out. At move-out, none of the items they claim to inspect each month were trued up. They had an excuse for every bit of damage to the property & blamed most of it on me, the home, age of the home, act of God, or my all time favorite, the item in question just "gave up the ghost".

I also had fixtures stolen from my home & Platinum said they were not ever in the home "because the tenants didn't recall seeing them" & would not be charging the tenants. If you own a home & you care about your property at all, stay far, far away from Platinum Properties, owned by Philip Early & located in Alpharetta GA. I seriously thought about going to a local news station to report this company & I still might, I have video of every inch of the home prior to Platinum managing the property.

The owner of the company has a good sales pitch but once you have put ink to paper, you will never hear from him again. This companies goal is to get your initial lump sum & monthly fee. They will not go to bat for you, will not do what is right or fair & know that the legal fees will be so high for you to fight them, that you will cut your losses & they will continue to get away with their scam business. I saw the post from the person in Cumming & my experience was extremely similar. Don't be fooled by the lawyer rebuttal after his post - they are still weaving their web of lies & given how similar they are to the lies Platinum told me, they clearly have their scam buttoned up.

Our intentions are always to do the right thing and be reasonable with all parties.   We base our policies on landlord tenant laws, our interpretations of past court rulings, and our years of experience of specializing in residential rental management. 

We would like to respond to this feedback. Unfortunately, the post is listed as anonymous so we cant reply to specific issues. If the poster would like to note his/her name or street address, we can give a more complete and meaningful response.  From what the poster mentioned, we were in communication throughout the lease term and periodic inspections were conducted.  We passed the post around the office and none of us can figure out who this person or property is.  Typically someone this emotionally charged is easy to identify so we are questioning the authenticity of the post.  

It appears the common thread of both complaints stem from the misunderstanding of the differences between normal wear and tear and tenant related damage.   A landlord should not expect an investment
property to remain the same or improve over time without general maintenance.   The general maintenance and upkeep is the landlords responsibility.   Tenant related damages are the responsibility of the tenant.  Industry standards say that landlords should budget in 10% of gross rents to account for repairs and maintenance.  There will also be expenses upon move out to get the home in rent ready condition for the next tenancy.  

Again, we invite the anonymous poster to add more detail or come by our office to discuss this situation so we have a better understanding.  The words used are harsh and we would like the opportunity to address them in their entirety.  It is easy to put something in an e-mail in the heat of the moment so we understand where the author may have penned something in haste.  

We gain nothing from treating people or situations unfairly so we encourage this person or anyone else that would like to interview us to stop by.   I think you will come to a different conclusion of who we are.
