Proline Management has a number of lawsuits involving them, including a property manager that STOLE and DEFRAUDED clients.

The reason they have so many former lawyers working for them as property managers is not to help you. It's so they can cause you endless grief when you discover how incompetent and self-serving they are and to cover up their questionable practices. When you call them on it, they deny it even when they're violating Real Estate Council Rules. 

I used them before and they were a complete nightmare. I found they had marked up prices for everything, including contractors. Never get them to manage renovations, as I strongly suspect there's a commission or kick back system going on unofficially, and when you get your statements you realize you've been ripped off.

You are better off using a reputable property management firm or getting your own contractors to do the work. It's a lot cheaper. And the contractors won't screw it up as the ones they used turned out to be completely incompetent. They'll do the work wrong, or late, and you're the one left carrying the costs and cleaning up the mess by hiring other contractors to fix their mistakes.

They're so big, that they have no quality control and the focus their is money, money, money. They will rent your property below market value to get that commission as fast as possible and then tell you you should be happy that it's being rented at all. You will lose money using them.

Their fees are higher than their contract states, and I found there hidden and tacked on costs -- another way of gouging you. STAY AWAY!!!
