Moved into a Pulte Home in Bucks County, Pa, in July of 2000. The price of this newly built Pulte home was in excess of $400,000. Pulte promises to fix defects at 45-60 days and again at 11 months.

As of January 27th, 2001, Several major defects, as well as about 30 other defects have not been fixed. To be fair to Pulte, I will wait until the 11 month "fix" to update this posting. If you are considering the purchase of a Pulte Home, please reconsider. The reason is simple...Pulte may eventually fix the defects which can be fixed, (design defects and sub-standard materials can not be fixed and there are design defects as well as sub-standard materials used in Pulte Homes) but the headaches you experience and the fighting you will have to endure, as well as the quality of workmanship you will see daily and think of when making the mortgage payments, will leave you feeling cheated.

In our Pulte Developement, Pulte originally told us we would have Brick entrance column(s), wrought iron gate, and lighting. For some reason, Pulte now says it does not have to fulfill this feature and has said it will either totally abandon or reduce the scope of the entrance to one (1) brick column, no wrought iron gate, no lighting. I forgot to mention the Pulte name would be on this entrance feature. Why wouldn't Pulte want to Put its name at the entrance?

I do know the Pulte's personally as most of their staff in my area. Pulte, in general, are the top of the line builders. The do use the best matterials and take their time to assure the homeowner to be happy. However, there are times problems like in this report come out.

But, this is how construction jobs work: Each community has more than one builder. Let use Community A and Community B. In Community A, they have the builders Pulte, Anderson, Rainbow and Ryan. In Community B, they have Pulte, Sommer, Trafaglar and Washington. Now, in Pulte in Community A they will have, say, 2 supervisors, we'll use Bill and Mike. In Pulte Community B, they'll have, say, 3 supervisors, and we'll use Jeff, Kyle and George. Each Supervisor runs a section of the building of Pulte Homes in each Community. Most of the times you have a great supervisor that takes his work very seriously, that is how Pulte wants their employees. But, in instances like above, you have an egotistical jerk for a supervisor. The kind of person that only comes for the pay checks. With enough complaonts or from someone from Pulte's main office investigating, they DO get rid of these people and assign a new supervisor, sometimes making matters worse. And yes, Pulte should be held responsible for what their employees do. Rather they're disciplend or fired. It's still Pulte's sale and responsiblity.

You have to understand how construction jobs work. Liek any employer, they get complaints and a company of this reputation should really take them more seriously. A compaint bad enough will seriously hurt them. I'm not siding at all with Pulte. I know many Builders because of my family and I could tell you nightmarish stories about many. Pulte really is the best of the best.

As to arbitration, it is unfair. There is nothing anyone can say that would make it seem any other way. But, as with anything, there are always loop holes around it. If you still have problems and you still want remification, send a complaint to your Attorney general. Then call a lawyer that has free over the phone consultation, even Legal Aid in your state, they will suggest what else you can do, what to look for in your contract and where to go from there. The fact is, if what your saying is true, which I don't doubt, Pulte breach a writen contract, that allows you to ignore arbitration and take it to court.

The Unspun Truth

UNTRUE...really?
Any TRUTH can be spun as to distort facts so that the reality becomes obscured.
This is called spin control / AKA The Pulte Experience.
Even though Pulte uses unfair, biased, paid for, arbitration...they still lost in my case.
This is not UNTRUE.

I put together a list of 50 items that were defective for their Arbitrator. Had more, had to pay additional $500.00 to include them on the list.

He awarded me over 30 items which were at fault / defective. I deserved to be awarded all 50+.
Pulte appealed this with THEIR ARBITRATOR.
THEIR SECOND ARBITRATOR agreed with them on the largest defect, one (1)item, which will cost thousands to correct. I guess he still has a job at least.

Pulte did come out ...in time...to fix their defective workmanship.

About 20 items were fixed correctly.
Five items were ignored ...completely...never fixed.

The other 15 or so defects were not only fixed incorrectly...but in some cases...the fix has created more defects.

I can have Pulte come out again...but do I want more problems. I forgot to tell you...it cost $500.00 for a re-inspection. How is this fair to anyone but Pulte. It's not...they wrote the book.

Pulte is about making alot money and getting out of their bowed, cracked, stick houses, with cracked basement walls and floors, with unlevel interior walls and floors, with wavy siding, no drainage because the house and lot are built on rock...they took all the good top soil and left no more than a 1/2 of rocky soil, houses drain onto one another causing the 1/2 of rocky soil to erode. The interior of the house is held together with lots of cheap caulk which is constantly leaking / deteriorating. The windows and roof are not designed to handle the wind speeds where my home is situated...Pulte told me so much...they laughed about it on a windy day when they were doing their so-called repairs. My Master Bedroom ceiling cracks with high winds.
Only someone making money from them, or Pulte themselves, would find this truly UNTRUE.
I will say Pulte can be different depending on where you are located.

Of course Pulte does this intentionally... distancing themselves from the negative and gravitating towards anything positive. I believe thats the sole job of someone I talked to at Bill Pulte's Office.

In Pennsylvania, in the township I am in...it's a hands down negative experience from the lies at the sale to the day you see heater/ air vents in the attic insulation unconnected...after 2 years.(TRUE)

The Township, after over two an a half(2 1/2) years has not let them leave the developement...where the Township's interest are concerned.

Unfortunately...Pulte in Pennsylvania is
mis-managed at the top. The Executives don't know, care, or have the genuine ability to do anything different (correct). They can't build homes right...so they make lots of money instead. Thats where the real problem starts. They then play the blame game. Its the contractors fault...warranty Dept. fault, the wheather... And we all know how that goes.
The bowed studs roll down hill very unevenly and quickly. Do your best to get out of the way.
PLEASE don't even consider buying a Pulte Home in Pennsylvania, New Jersey...the Delaware Valley!
If you think this is a lie or any bit of an exageration...that will be your opinion, for whatever reason. I can assure you it is not UNTRUE.
I have just touched on the defective workmanship and materials...Pulte (Delaware Valley) should be ashamed.

They probably are...all the way to the bank.

My husband and I recently had Pulte construct a new home for us in the Summerlin area of Las Vegas, NV. In working with Pulte associates from the very beginning to the very end of the process, we couldn't be happier.

Every single person on their staff was extremely competent and well versed in the building process. We sing praises for Pulte every day because we have a beautiful home with no defects whatsoever.

I might add that a floor tile has a settling crack that will be replaced at our one-year meeting. I am just horrified at the reports about Pulte because after working with another builder here in Las Vegas on our first home in 1998, we were pleasantly surprised in our dealing with Pulte.

In our estimation, they are the #1 builder in our area, having won the J. D. Powers aware for three straight years.

I am a newhome sales agent. I have worked for a lot of builders. In my experience, I have never seen a builder use such quality materials, or have such clean, well run production sites. At my last project there were beer cans all over, dirty sites, and slop everywhere. The wood looked warped, the subs would break everything, et...I have sold for people who build million dollar homes to first time buyers, and the experience has all been the same. The builder or its employees just did not care!!! At my community with Pulte homes this would never happen..My buyers told me that they have purchased because the construction is top of the line..I have builders from all over Southern CA CHECKING US OUT!!! Anyhow, they are the hardest builder I ever worked for because they want the best in order to give its buyers the best!!!!Anyone can try to ruin a companies reputation, but I tell you there are two sides to every story, and well Pulte has deep pockets and we all know how people love to sue..Feel free to contact me, because I know we are the best, just from my own experience.
