My bad experience with Real Property Management:

I moved from Phoenix to Las Vegas in January of 2009 to take a new job. Real Property Management asked for the typical first and last month rent upfront totaling $2800. Right before my family and I began moving Real Property Management asked for an additional $1400 security deposit. Their explanation for the extra $1400 security deposit was that they could not verify what my income was going to be at the new job (even though it was the same line of work). I agreed and moved in.

The contract I signed included monthly pool service. After the first month of living in the property we noticed no one had contacted us for pool service. When we called Real Property Management to ask about the pool service they told us that it was not included. They also asked that we sign an addendum to the original contract to state there would be no pool service. We didn't sign that!

When our first water bill came in the mail we noticed it was really high ($300). We contacted Real Property Management and told them that they should check for a possible water leak. Real Property Management told us that the water bill was high because we were not used to having a pool. In the second month we got another ($300) water bill.

At this point we contact the water company and they tell us we have a major water leak! We contacted Real Property Management and they denied there was a problem. At the end of month 3 and another ($300) water bill we contacted the water company again. The water company had to call Real Property Management and ask what they were doing to help preserve water in Nevada.

Four months later Real Property Management finally sent out a plumber to correct the problem. By this time my family and I are having a difficult time keeping up with the rent. We began paying our rent on the 15th instead of the 5th. We had to pay 10 days late because of the water leak that Real Property Management chose to ignore until the Water Company called them.

Then to add insult to injury, Real Property Management began charging us late fees. Im in the last month of my lease and have paid over $3000 in late fees. I have never been more than 10 days late and never would have been late at all if Real Property Management would have taken care of the water leak when it was reported to them.

If you are planning on renting a property beware of Real Property Management. They will put you in a choke hold and take every last dollar you have. I wanted to apologize for the issues that you had while you were with RPM. Although we probably do not agree on everything that took place I want to acknowledge that we let you down and I am sorry. I am happy to report that since then we have made several changes within our company that have come as a direct result of the issues listed in your review. 

 

First off we hired a new Maintenance Coordinator, Sherri Pellegren, who graduated from Cal Berkeley. She has done a phenomenal job cleaning up and organizing our maintenance department. We now have much better communication with our owners relating to repair estimates and approvals. Sherri now manages all our WO's in a dashboard so she can close them out wkly instead of how Karla was doing it before. 

 

We also hired a full-time person to do QC inspections prior to any tenant move-in. If the property does not pass our minimum requirements of being clean, safe and functional then nobody moves in. Even if the owner/tenant want to work out a deal it's not worth it because it becomes too messy once people move-in. Our inspector also tries to stop by each property every 90 days or so to do quarterly inspections. He makes sure there are no outstanding work orders or property issues. He also makes sure the unit looks good, A/C filters have been changed and the tenant is happy. 

 

Our maintenance department also instituted an annual spring A/C tune-up for all our owners which they have been very appreciative of. Thus helping tenants hopefully avoid having their A/C units fail when we hit extreme temperatures. We also now have a tenant portal online where rent can be paid, WO's created and tenant notifications sent concerning the tenant's ledger. Along with this we also introduced a new tenant rewards program designed to incentivize payments to be made online and on-time via our RPM Resident Club. Just by paying rent on-time all our tenants now enjoy exclusive savings from our nationwide discount network of up to 50% off on dining, shopping and recreation through an app on their smart phone.

 

Finally, we moved into a new office that is about 2,000 sqft so we would have more room to hire people and have better facilities to train them in. We have also required all our staff to complete the RPM-U training courses so we are now an accredited property manager with The Home Depot (which give us and our owners/tenants better pricing). We joined the Better Business Bureau and the Las Vegas Chamber of Commerce a couple year ago and have maintained an upstanding rating despite more than tripling the size of the company. 

 

Hopefully you are fully satisfied with wherever you are currently living but we look forward to trying to earn your business again in the future. We know it doesn't fix the issues that you had in the past but we ask that you would take these improvements into consideration and update your review accordingly. As a courtesy, if you would remove the review(s) or change it to something positive we would even give you a free one year membership to the RPM Resident Club. Real Property Management Collection Fraud

I'm going to keep this short. For the past year NCSPlus, a collection agency hired by Real Property Management has been calling me to collect a debt that I don't owe. When I speak to the collector and tell them to check their records, they see that I don't owe RPM anything. I have left bad reviews for RPM (Real Property Management) in a number of places online. The owner has reached out to me and claimed that he didn't handle my property and asked me to remove the these bad reviews. At the same time, the owner has also gone online and replied to my reviews stating that I left the property in disrepair. This company will rip you off if you let them! Today, my wife and I are looking into an attorney. We are going to file a lawsuit on grounds of harassment and collection fraud. I complained to the Oregon State Attorney General who then sent my complaint to the state of Oregon Real Estate Agency. They in turn sent a letter to Michele Wright to address my issues. Everyone should file a letter with their states Real Estate Agency since a property management company needs to be licensed they will get their license revoked if found negligent. If you get your money back that would be a bonus.... things are still early in the process for me.
