In a fashion which I now believe to be the typical Internet based Real Estate marketing scam, Realty Generator offers the usual promises before you sign up, then they completely change tunes after they get your money. Their customer service is the 2 clowns who set up the company, and they will be quick to tell the customer that this is all a "numbers game," which is code for "our leads are most likely not going to be worth crap, but 1 or 2 per year may work.

When you sign up they get you to take a web class to see how the system works. During this class they will "act" like 1 of them has to leave to attend to a "lead." Since I had to miss the second half of the first class I attended, I went to a second. The exact same "TV show skit like" performance went into play when one of the staff had to leave the meeting to take care of a lead. Funny how none of those leads ever came into my email in box. It was in this "class" where they told me the leads would be screened, legitimate leads.

After getting the sales pitch, which promised 20 to 30 leads a month of screened leads who will have already talked to the call center, I signed up. Two weeks in, and 3 bogus leads later I called customer service to find out what I should expect. That's when they tell it like it is; the leads are NOT screened, less than 1 per day is normal, and most of the business generated from using their service will be from "self generated" leads.

After contacting them to express my displeasure with the leads they had already sent me, they canceled my account and refused to give me a full refund. They will not allow me access to my account to retrieve my "self generated" leads, which they will undoubtedly pass along to another unsuspecting REALTOR.

Don't be fooled by their sales pitch, they are just like the other Internet based Real Estate marketing scams listed on this site.

We have been a client with RG since December of 2004. Just like any consumer product, people are entitled to their opinion. Let me tell you the story about Andy, who by the way, is no longer with One Source Realty GMAC.

"Andy" joined our company and website on May 1st. I have to disagree with what he is saying because we did give him back his money - if you want proof he cashed it, I can send the jpeg to you. Also, Realty Generator ("RG") is not a ripoff. I would not be a client for this long if RG was a ripoff. We have successfully closed leads into sales and last year in a down market I personally closed 14 deals between April to Dec of 2005 as a result of RG. On average in our market place, 1 realtor equals 6 deals. We personally provide additional training in addition to what RG does to help our agents succeed. RG is 50% of the solution and the other 50% is how the agent works it. It is not instant gratification. It is WORK! You will get some who are good leads and some are bogus - it is the nature of internet marketing.

Some agents want things handed to them and we teach everyone that you have to work the leads to get results, no matter how small or big the transaction because we have had some looking at $300,000 homes and ended buy 2 homes for $700,000 and $900,000. Internet marketing is unpredictable and like anything else, being at the right place at the right time is so true. We allow the agents to advertise the subsite they get with the RG system also. Andy had been on our system for 3 days and started complaining already.

His email etiquette was horendous and unprofessional - the guy was calling us all "clowns". When we talked to him on the phone, he made claims that he had been taken by other web lead services. We told him that what happened to him before was not our problem, we were sorry that he had bad experiences but he did not have to take it out on us. He asked a question of which the owner gave him an answer that he did not want to accept. He wanted to know how many leads he would get per month...that can not be predicted we can only figure out average over one year what the monthly count is. Just like the real estate market, your typical busy times are summer and slower season in the winter. We tend to get more leads in summer and less in winter. Each area is different.

Right now with 28 agents, we have over 400 leads generated of which our agents are showing property and writing up offers! Our area is challenged on affordability right now and a huge rush of foreclosures coming on the market. Apparently, Andy did not want to accept the response that RG had on lead counts. In any web lead generated product, you can not predict the validity of any lead no matter what industry you are in. In Andy's case, his first leads came from his own advertisement and he complained they were no good - after 3 days!

After his offending emails, we called him on the phone to find out why he was so unprofessional in his emails. We told him that because of those emails, we were releasing him from the system and he did get his money back. After we told him that we were releasing him, his demeanor on the phone changed and he claimed we were scamming him. He wanted to remain on the system because he told us that he understands why RG works becuase we build our pipeline of business. Most buyers are 3-6 months out on the average when they start the home buying process - and we tell everyone this also. When someone scams another, they run the other way and take your money and run. WE DID NOT DO THIS! You can go to RG's website and it is in writing how the system works.

Also, when we released him, we had to give out his leads...we need ALL leads to be kept in contact, otherwise, they will complain if they do not hear back from an agent. I have been a VERY happy customer and RG's goal is to help their client build-up their business and have a worthy product available to our industry. I would highly recommend their services.

This guy is named Andy he is an agent at One Source GMAC, which happened to be the latest in the string of companies he was hanging his license with in the last year, due to "attitude" problems. He also was on our system for a grand total of a week with only 3 leads before his elegant demeanor came forward in this email:

"I thought you clowns would actually produce leads who were interested in getting information on the San Diego real-estate market. Apparently you just pass along any bozo with an email address who visited a website,then you guys want all the credit when 1, out of just how many you ever end up sending, actually turns into a real lead, let alone a deal. Every time I hear an Internet Marketing "Expert" tell me it's a numbers game I laugh - code for you know most of your leads suck, and you only want good the credit for every lead that is actually for real and none of the blame for the complete lame ones. Typical, you all are just the same. "

I am very perplexed as to how someone can make those type of assumptions after only 3 leads on the system. Either way as designer of the system I took it to heart and we had a heated email battle that probably resulted in him posting this as revenge.

We never trained Andy on the system he was trained by another one of the GMAC's Realtors who was spearheading the relationship at One Source. Any references to training, sales pitch or anything of the sort came from that Realtor at GMAC Once Source, not Realty Generator. That was something that was internal to GMAC and should be noted as such.

I just want to let the public know that we take dives at our company very serious, and our reputation means everything to us. We are confident we have the best Real Estate Lead Generation System, period. Call our references, talk to someone at little less foul mannered & I'm sure you will come to the same conclusion.
