By Ripoff Report Reliance First Capital has always worked to resolve any complaints, even those posted on Ripoff Report. As a Part of the Corporate Advocacy Program the member business allows Ripoff Report to send an email to all of those who filed a complaint in the past, letting the customer know that they have enrolled in the program. Reliance First Capital handles millions of phone calls per year, works with hundreds of thousands homeowners and has closed billions of dollars in loans. The Company has thousands of satisfied customers across the nation who have obtained their financial goals and improved their lives because of the dedicated mortgage specialists at Reliance First Capital who provide excellent customer service. But, as is expected with any large firm, they have had a few complaints which were addressed and resolved immediately because the Company understands the importance of satisfying consumer expectations. What consumers need to realize is that the few complaints were mostly in regards to home appraisals which Reliance First Capital has absolutely no control over nor do they receive any payment for. Per Federal and State regulations and company policy, appraisals are ordered and managed by independent third-party Appraisal Management Companies (AMCs) who contract with local, independent, licensed appraisers. While Reliance First Capital may assist in the collection of payment information and/or scheduling of the appraisal, only the AMCs and the appraiser charge homeowners for the appraisal. Reliance First Capital does not perform property appraisals nor does the company receive any part of any appraisal fee. Also, Reliance First Capital states they have no influence over the appraised value of a home. If a home does not appraise at what an applicant believed its value was and not enough to qualify for the loan, the appraisal spend is not refunded by the AMC as the services for the appraisal have been completed. For good reason, appraisers are expected to provide their professional, un-biased opinion of the fair market value of the subject property, which does not always support an applicants opinion of the value of their home.
