Ryan Homes built our home on life threatening unstable land. The properties of this type of land will never stabilize especially if you disturb it. Ryan Homes presented us with a home that was not complete. The things that we found incomplete were shocking! It became obvious this house should not have been sold at that point. I had no idea that if at closing you have no occupancy permit that you should run out of the settlement office.
Immediately after moving the home the land behind the home started eroding toward the home, water was coming from the hill behind the house , rocks were being forced out of the same hill behind the home, pieces of construction debris started showing up in the yard after rain, the home flooded with over 16 inches of water, the foundation has cracked on three sides and which allowed water to infiltrate into the home, the main header has cracked, roof rafter were broken, the stairs werent level, we have had three documented propane leaks, the land the home sits in is considered life threateningly loamy and dangerous due to its instability which are clearly stated in the county records, we had sink holes all over the yard, the HVAC was not hooked up correctly and the home stayed cold, the doors and windows were out of plumb, we have had water come through the exhaust fans, windows, doors, toilets werent anchored to the floor, water dripped inside the walls, air came through the fireplaces, the drainage tile system has collapsed and filled up with mud, lights turn off and on by themselves, the roof leaked into the home, and the home is covered in mortar. I have pictures and video of how the house just cracked and shifted, window and doors leaked, the lack of a legal inspection was obvious, things were out of code, the documents that show 3 propane leaks that threaten my family's life, and video of water running from the houses' foundation and from the basement walls.
Should a brand new house really have a 200K repair bill and flood in less than a year! The house was foreclosed because I could not continue to subject my children to those conditions any longer. In the end all I wanted was our money back and the builder to take his home back since they knowingly built on land that was classified life threatening loamy by MD state land standards.
Surely, if these things would have been disclosed we would have never purchased this home. The homebuilders has taken on a defensive position as though you have wronged them in some way not that they have devastated your life and dreams. Along with the condition of the home they did predatory lending, race indentifying on our documents, and they charged us excessive broker fees yet our attorney quit because we would not agree to a mediation settlement that would cause my husband to lose his security clearance which means we lose our main income besides my disability. I have for the last two years spent every dime my family and I have fighting a builder who built our home did broker fraud, charged us outrageous fees, and put the 600k+ loan in my name while making it appear it was my husband receiving the loan.
It has been proven these things took place but for some reason I was advised to settle the case because I have no more money to give. We are being told to file bankruptcy which will kill my credit more then what these people have done while killing my husbands career. We have spent over 28K in legal fees but have made no real progress and as a retired military family money does not grow on trees.
Note to military: Do not do business with anyone who will not use your VA because this safeguards you!
Tell me where does one go in this situation? How does one sleep at night knowing what they have done? Why should my children have to be concerned with propane leaks? Why did the county give them a permit to build on this unstable land? How could they sale a home without an inspection and occupancy permit? We now have a settlement and case coming up without an attorney and no more money to fight. This is hell for us and seemingly heaven for Ryan/NVR Inc.
I feel like no one cares that this has taken place with Ryan Homes because I have written everyone from top to the bottom and have received no assistance from the county or state level.
