Afer doing everything in the contract, and a little more she pull at the end, we moved out of the property on Inglewood Rd.  We took her cleaning list/ move out check off list, and complied what we thought was 100 %. 


As we had our final walk through (hint to all renters always do a pre inspection with the white glove treatment) She gave us the white glove treatment, and when she couldn't find dirt she would twist, scrach, and try her hardest to get some dirt to fall out of the blindes, or out of the crvesis of the 60 year old house so there was plenty.


As we left she told us it would only take her cleaning service about 2 hours to clean what we had missed.  When she returned our deposit, she debeted us for 11 hours of cleaning.  I feel this is really unreasonable.  She also told us she would let us come back and inspect the house after her cleaning service cleaned, and that never happened.  When I ask her to explain the contract, she blew me off.  She also had conterdictive fees in her contract, and charged us the greater fee. Oh the pictures she now has on her www.carsonproperty.net, were taken after we cleaned, but before her cleaning crew came in.  Our van is sitting out front of the house when she took one of the pictures.  


When we moved into this house the back yard was a dust/mud bowl, and she told us she would put a sprinkler system in.  That came about a year later.  Everytime she had a contractor come to the house to fix something they always left a huge mess in the yard, and we had to clean it up.


All I want is the remainer of our diposit back. 


And to anyone who wants to rent this house beware....no insulation in the floor, the utilities bills are out ragious, and there is a huge mold problem in the bathroom, that she keeps covering up with kills

The house vacated by Beth at 2604 Inglewood was NOT cleaned at all.  I was more than generous in giving back ANY deposit.  The cleaning company doing the work for me was MJ's Cleaning (208-571-2930).  They can vouch for the filthy conditions left by Beth.  I spoke with Beth prior to move out, explaining that they needed to call me at least a week before surrendering the property, so I could inspect and make sure it was clean.  If they then had any items to take care of, they would have time to do so.  They waited until the last day and this was the final walk through.  I also warned them at the beginning of the lease that the house must be cleaned to the cleaning requirements attached to the lease (they signed and knew what was required).  The house was freshly painted when they moved in and was spotless.

I NEVER quoted a time for the cleaning.  It is my policy to let out going tenants know what was missed and attach a copy of the cleaning bill from the cleaning company.  I did all of this and sent it certified.  It is not my policy to let prior tenants do a walk through after they have turned in keys.

The sprinkler system was installed.  Again I did not quote a time frame for this to be completed.  It was up to the sprinkler company to install the system on their time frame not the tenants.  There is no mold problem in the bathroom the tenants refused to use the exhaust fan.

I have been continually harassed by Beth.  I will no longer have contact with Beth and will be passing this additional harassment to my attorney.

Sanderson Rentals also uses the name of Carson Property Management.  As of today 12/28/09 she has taken the sanderson rentals off the web site.  She also took new pictures looking out from the inside of the house.  Note there is now snow on the ground, and when she took the original pictures our van was still parked out front, and we had just done the final walk through.  The house was clean, and did not need 11 hours of cleaning.  Like she originaly stated to us "The cleaning that needs to be done should be done in 2 hours"
