I have since contacted another cleaning carpet (a highly recommended one) and they tell me they are constantly being called in to clean up after Stanley Steamer and in fact the gray patching everywhere is caused by Soap Residue..and that Stanley Steemer uses too much soap and that their equipment is not able to handle the removal of this soap so it is left behind in people's carpets and actually will attract more dirt!!!! YUCK!!!!
Pros: What pros??? STAY AWAY!!!

click on this link to see three photos that show very clearly what I have described...this carpet used to be uniform in color now it is patchy ALL over!!! I understand the traffic areas would be darker but the pics include areas (like upstairs loft in a corner area) that no one even walks on!! Also our pets are housetrained so there is no pet urine on the carpets??
Disgusted in Las Vegas!!

I took a look at some of your photos. (what I'm assuming are your photos, ,there were over 11,000 labeled 'carpet', 'etysinger' maybe?? dated May 25th)
The first picture I saw showed no stains, it did however show what we call a traffic pattern. A traffic pattern occurs from high traffic. (duh!) Simply put the individual fibers that make up the yarns of the carpet have been scratched, (yes scratched) and frayed. The carpet appears dull in these areas. Unless you can hover over your floors without touching the carpet, you're going to have traffic patterns, period. Everyone has them, its just more noticeable on some types of carpet, especially what appears to be a low-grade carpet such as yours. Having a protective coating applied to the carpet after cleaning will slow down the appearance of traffic patterns but they will still appear. The analyst was not feeding you a load of SH**. Even though the previous tenent didn't walk on the carpet upstairs, it still collected dust, that dust can build up over time, and then when you walk on it with all that dust build up, it will rapidly soil and wear down due to the dust grinding into the fibers.
Next up, the rug. He shouldn't have cleaned the rug on top of the carpet, he should have at least moved it somewhere else aftwerward to dry, thats just begging for trouble, area rugs are known to bleed. As far as the the carpet looking brand new underneath the rug... You could clean all day long, but the carpet underneath the rug and the exposed carpet will never match up.
As far as pet stains go, they are pretty hit or miss, I would set expectations very low, explain why it probably won't come out. (And then if I was able to get it out, I would be a hero and the customer would give me more money). For example, urine from your pet will almost always work its way down into the padding underneath the carpet, especially from female cats and dogs. If the urine is in the pad and you have the carpet steam-cleaned it will most likely wick back to the surface of the carpet, the combination of moisture and heat causes wicking. This wicking (if thats what happened in your case) could have been avoided through extra dry strokes and by turning the machine down to a lower pressure setting. This however will only make the carpet appear clean on the surface, the only true way to avoid wicking is to replace the padding.
As far as the risers go, (vertical part of the stairs), they probably didn't clean them, and if they did, they just soaked them. Also it may appear patchy because of the direction of the nap in the carpet.
Now for the techician of the 'highly recommended' company. He doesn't know what he is talking about. stanley steemer does not use any spotting agent that is soap, soapy or leaves a soapy residue. The cleaning agent they use is hot water with surfactants. In other words, it is just really hot water. And water doesn't leave a soap residue. In addition, the cleaning engines used by stanley steemer are strong enough to suck a 16lb bowling ball through a 10 inch hose. They clean, however, with enough suction to pull out 80% of what they put in. Lastly, every company is ALWAYS doing the other company's screw ups, or so they say. The fact is stanley steemer didn't get to the top of the food chain by doing poor work. You just happened to get a poor technician, and were probably the victim of a 'blow out.' There's a saying "It takes months to gain a customer, and only a few seconds to lose one." You are a testament to that saying.
PS. The Las Vegas branch of Stanley Steemer just underwent a major management change. You might want to give them another shot in the future. New managers usually mean new technicians and no BS. Just request a lead technician...
