Steve Vartanian has become notorious in North Orange County California for constantly lying to buyers and other realtors about the availability of his listings. His motivation is to double end those listings with his own buyers at the detrement of his sellers and other agents and buyers. His sellers lose money because they never see the offers that would have come in had he not witheld the property from the market. I have personally witnessed him doing this and experienced it as a buyer trying to buy one of his listings. Once I forced him to present my offer he tried to extort money out of me to get me the deal.
Then while my home was for sale he wrote an offer stating that the buyer had written a $5000 deposit check and was "preapproved". Upon verification several days later it turned out that he had never collected any deposit and the buyer had never spoken to the lender and was not even prequalified. When confronted he tried to act innocent and oblivious but woudl never just admit that he flat out lied about some pretty pertinent information.
In another recent scenario he tried to force another realtor to withhold another offer that was over $100,000 more so that he could buy the home for a super low price, he told her that he would stop the clients foreclosure with his connections at BofA/countrywide only if she would "lose" the other offer. When she didn't do this for him, he complained and threw a fit as though he did nothing wrong. It's like he doesn't even realize that almost all of these actions seriously hurt buyers and sellers and cost everyone money and huge headaches. Not only are some of these acts against the law, but they are just plain wrong, but he doesn't get it. He seems to just move to whatever company will tolerate his behavior and allow it. Now he is at first team real estate and I hope they realize what he does and is doing and do not allow it any longer!

POSTED: Saturday, December 08, 2012In his counter offer to me he wanted to reduce my inspection time to only 5 days and he wanted the seller to remain in the house 3 days AFTER the close of escrow with no compensation to me. His final shot was that after he received my counter offer that had been signed by the seller, instead of sending it to the bank for short sale approval, he held my counter offer 3 days until it expired.
For you doubters out there, I have documented proof of all of this and more. I welcome contact via Ripoff by any California attorney who would like my case against Steve and the broker he operates under.

did. And him telling me that he had other buyer, he wants to double end his commissions. And not able to
give us a counter offer,because he new that the seller wouldn't go for it.So he let the offer expire, and not call
back. And there is so much more.

Secondly, I am another Realtor in the area Steve works and can honestly tell you that I and many of my colleagues have experienced his completely unethical behavior. But no one want's to put their name on this because everyone knows how nasty Steve can be and he will just throw our/their offers away if their buyer want's to buy one of his listings. It's not worth having Steve do more damage than he already does out of retaliation.
I work at a company that Steve wanted to work at and had he joined, many of us would have quit!
Steve likes to play the "nice" guy and say all of the right things, but his greed shows through and we don't trust him but are stuck with him and his fake smile!
Whomever wrote the first post, was right on! And I'm sure more Orange County Realtors will be sharing their opinions the more Steves friends write rebuttals to try and cover up his behavior.
I heard from another agent recently that Steve asked her to cut her commission so he could make more and he would get her offer accepted then. This other agent has no reason to make that up. And that is horribly unethical!
I've been on Steves expired listings and heard from those sellers that he lied to them the entire time, extended listings and changed the list price without their signatures. Unbelievable! He thinks the law doesn't apply to him!
I'm going to tell them to write a comment on this site too! The customer is always right!
Whoever wrote this... Thanks for trying to expose Steves behavior! Thank goodness for the internet!
