We contracted a builder for a major remodel.   He provide a bid and a we went into a contract with him.  His name is Bud Gannon, Sundance Custom Homes, or BDG Custom Homes.  The BDG is for Bud and Denise Gannon.

He stated he would have a very experienced framing crew, provided line item bids for each item, etc.

When the project began, he brought in a crew of illegals that had no clue what they were doing.  This is based on expert opinion since then, a building inspection of their work, and other contracting companies.

He had items delivered to our home, charged to our account, but was for other jobs.  This was confirmed and admitted to by Main Street lumber, who assisted him in this activity.

After 3 draws and refusal to fix numerous issues, he did not return to the project.  We met with subcontractors to find out that the bids he provided to us were not what they had provided to him.  For example, he told us the Electrician’s bid was $10,000, but they provided me a copy of their bid to him which was $17,000.  This happened with the HVAC contractor, plumber, and most everyone else involved.

He had our existing HVAC system removed and destroyed it.  This caused us to purchase a whole new system.  He had told his HVAC guy that we were going to buy the new unit for downstairs, but our agreement with him was to keep our existing system and only add a new upstairs unit.  Now we have had to buy two since they destroyed our other unit.

There is also suspicion right away that he was using the funds he received from us to pay on a job that he was trying to finish up. 

Once he left, the attorney who represented the bank asked for a building inspection.  The inspector wrote up a report of all of the structural issues, damage to current structure, and poor workmanship. 

The builder left us without heat and air condition, and left the roof leaking in numerous areas.  We used space heaters for a long time (it happened in March 2013) and then finally got AC in just the living area

We had another contracting company provide a bid of only repairing the issues, and it was $36,000.  We had paid out to Bud Gannon $30,000 at that time.  So, it was going to cost more to repair the mistakes.

We have had to remove so much material that was applied incorrectly and wasted, which I feel Bud Gannon should be responsible for.  I have not communicated with Main Street lumber and do not have any funds to settle anything with them.  They refused to take back items that did not go to our house, but they were trying to charge us for.  I asked them to inventory our home since I felt more items were sold on our account but were being used on other jobs by the builder, but they refused to do so.  I feel their collaboration with Bud Gannon on the criminal activity of charging things to our account and delivering them here for Bud to take and use on other jobs should be addressed. 

Also, we did pay him $32k and we can only see that he paid out maybe half of that, so he should have the funds to pay Main Street and any other subcons that he did not pay.

I am Bud Gannon of Sundance Custom Homes, I have been in business for over 10 years as the same company with the same phone numbers and email. I first would start off saying that Jeff and Carin Sanford of 1081 Schneider Rd Howe Tx are making false accusations and are in the process of been filed on for defamation of character and theft of services. It is true that we had some defincies in our work at point where I left the job, but that is because they would not pay for the services that had been provided and materials that had been supplied. We also did have some material delivered to their job for another job we had close by and our lumber salesman accidentally billed it to their address. The only reason they know this is because my lumber salesman told him about the mistake and immediately credited it back to him.

jeff sanford currently owes $13,460.45 to Main Street lumber for materials that are in his house. $2,100.00 to Joplins compressor services. $1845.00 to abc roofing for a roof that is on his house, $3590.00 for plumbing rough that was completed, Esteban for the framing that was done. anyone can call these suppliers and they will vouch that Sundance Custom Homes has a long standing good history of working with them and paying my bills. This is the only time this has ever happened and we have done hundreds of jobs with these suppliers and they still do business with us to this day. I think if  Jeff Sanford's accusations were correct, they would not continue to do business with us. It is my belief that the Sanford's purposely manipulated us by signing a contract that specifically stated that it was a cost plus arrangement and that any changes in the plans would result in additional cost and then when nothing went according to the plans that they had designed, they ok'd the changes just to get it done and when it was time to pay they didn't. I am thankful that I walked off this job with them, and had my attorney send them a breach of contract letter only owing me this much, had I gone another week it would have been 60 or 70,000. i also found out that their had been a lien on their house from when it was originally built because the lumber was not paid then either.

I wish the Sanford's the best, I pray their addition turned out the way they wanted. May God bless them and cover them with the most beautiful name of all, Jesus!
