I cannot tell you how terrible of a place this is to live! It may seem nice and well put together from the outside, but once you move in and they have your money the picture totally changes. The staff are very nice to you up front, but as soon as they have you in a contract, it is another story. The staff are rude and inconciderate of anything that is going on with you.
Parking is a nightmare now that we are at full capacity, you are constantly fighting for a front row spot, not to mention if you want a garage they are not attached to the buildings so they are pointless.
The noise of neighbors is terrible! The walls are paper thin and poorly insulated so you can hear everything and everyone around you. The staff tell you to write a complaint up, but they never do anything about the noise.
The grounds do look nice, but no one there picks up their dog poop so it is everywhere and you are constantly stepping in it at all times.
As far as safety goes, there is a "security officer" but he does nothing. The lighting is bad at night, and when a lamp post light goes out it takes months for them to put in a new one so it can be very dark in places.
Construction wise, if they could cut a corner or find a way to do something cheap they did it. The countertops are not real; the crown molding is fake, the cabinets are fake and are not sturdy at all; the carpet is not stapled down in hardly any spaces, and the windows become moldy because they are not all the way sealed.
Maintence is an alright category. They fix some things in ample time, but a lot of the time they have to make multiple visits to fix the problem.
Kristine in the office is the only helpful person. The rest are very caddy and do not care about you at all. The manager will not even look you in the eyes when you are talking to her. If they like you and you kiss their butts they will help you, otherwise, do not even try to ask for help because they will shoot you down and shew you out of the office.
As far as pets are concerned the deposit for one pet is $250 and then for two pets it's an additional $150. This pet deposit is only for the animal to be able to come into the apartment. If your animal does damage to the apartment at all they will charge you separately instead of taking it out of the deposit. They are never consistent with who all they make pay the pet deposits either. Some people have never paid for one of their animals and others have to pay for both of their animals, again, it is if the staff likes you they will choose to help you. Lastly, they have all kinds of hidden charges when you move out. You pay a security deposit when you move in that you do Not get back when you move out. They go through and inspect the apartment when you move out and then they will send you a bill for every random thing they can find to charge you for. It is very sad and pathetic because now that they are at full capacity they can just charge for any little thing because they know their renters have to pay it.
I hate to say it, but this was throwing our money out the window. I am so upset with myself that we signed such a long lease because once we started living there, we realized how bad off we were. Before we moved in we asked if it was more families and elderly people because we wanted to live in a quiet community and they told us yes, but no. It is full of rich college students who party all the time and young people who have no respect for their neighbors. The Haven may seem super nice on the inside but once you are there, you are in for a rude awakening.
They have lied to us time and time again, and broken the terms of their agreements as far as the community goes, but when we want to move out because they have broken the terms of the lease we cannot until our lease is completely up or they will charge us thousands of dollars. They have taken advantage of us and it just seems like there is nothing we can do to get out of there fast enough.

I have lived in this community for almost a year now.  I have found the staff to be consistently courteous, respectful and attentive.  I've had a few minor maintenance issues and they were attended to immediately.  I don't see any evidence of false advertising and was provided with the opportunity to tour a sample apartment before signing the lease and it was exactly the same as the apartment that I am renting with regard to cabinets, countertops, carpet, etc.

I often come home very late due to business travel, and don't always find a parking spot up front, but I have never not found parking close to my building.

Some noises are to be expected when one lives in an apartment or is part of a large community, but overall, I find the residents respectful and courteous....there will always be the exception.  Most of the pet owners do pick up after the dogs, but again, there is always an exception.  There are rules in place to fine pet owners if they do not abide, but until they start conducting DNA testing on the offending feces, there really is no way to identify the canine perpetrator unless it is reported by a resident.

I will be moving shortly but have enjoyed my time here at the Haven and the convenience that the location provides to me.

Just wanted to clarify a few things. First is our staff. I have never had anyone say that we are not friendly. We treat everyone with the upmost respect and make sure to go out of our way to have the highest quality of customer service. The person who wrote this report was not happy because of the late fee that was assessed. The Haven is a professional managed company. We uphold the Tennessee lease and all its parts. In the lease, it states that after the 5th of the month, a 10% late fee will apply. For fair housing reasons, we cannot waive late fees for any reason. That would be going against the lease which all lease holders sign and agree to on move in day.

The parking situation is not accurate. We are full now but have had no other complaints on parking. Not even from this resident who wrote this. The garages are also 100% occupied. I don't feel that they are pointless if they are full. They are obviously serving a purpose.

The noise level in the apartments are controlled by our courtesy officer. If a complaint is made to the courtesy officer and it is verified, the management office will issue a lease violation.

Another complaint is the dog poop, we try to monitor this and issue fines for the people who don't pick up their pet waste. However, we ask for the help of our residents to notify us in order to control this.We cannot monitor this 24 hours a daybut do addressanyvalid complaints.

The outside lights that go outare not something that we can repair as Haven employees. We notify Johnson City power board and wait on them to come and replace the light bulbs that are out. You can call Johnson City Power next time you are upset about this one.

The construction complaint- I love this one because we do not advertise that we have granite countertops. We have countertops that look like granite but they are very much real. Not sure what exactly she is talking about on this one but they are solid and nicer than any other apartment community in Johnson City. As well as the crown molding. It is also real.

Maintenance- the reason why this resident thinks it took multiple times to fix her problem is that it was different issues with the same problem. The maintenance staff has been in the business for several years and are experts at HVAC systems. There are many different reasons an ac may not work. There are also different components that go out and usually at different times.

Pets- In all of the years that I have been in the apartment business, I have never seen where a pet fee covers damages. It is written in all Pet addendums in all states that the pet fee is only a fee and that the resident will be responsible for damages that the pet incurs. We definitely treat all residents the same with regard to pet fees. The only exception is that our preferred employers get discounts on their pet fees.

Move out charges- We will only charge for damages that will cost the Haven money to fix. Again, this is at every apartment community that upholds to the National Apartment Association lease.

As far as the lease termination fees, again this is upholding the lease. Every lease holder signs the buy out addendum that states the exact terms for breaking their lease. It is no surprise. Some people just don't read it before they sign.
