 I own an apartment in Miami, which is rented. I signed a contract with the Jacobs-Alfonso Group, a local property management company. They were suppose to take care of the maintenance of the property and the rent collection. The were very abusive and unprofessional. They made "repairs" which were very expensive and despite that the contract stated that the owner should be notified first regarding the stimate of the repairs, they did not bother to do it.

They were supposed to deposit the collected rent into my bank account, but after 3 months, they had not deposited a single penny. I contacted them to inquire about the excessive cost of the repairs, but they replied to me in a very threatinging a rude way that if I wanted, I should end the contract. I would not recommend this company at all. They are rude, unprofessional and abusive.

Set the record straight

We immediately knew that we were dealing with an individual that should not be a landlord.  On our first visit to meet the owner of the apartment, Dr. Botero, we immeditey noticed that the air conditioning was shut off. The owner refused to turn it on even though he was sweating profusely.  He then went on to tell us how the place was in great shape and it did not need any work.  The unit was in need of new carpet, a paint job and some general TLC.  On our second visit with the owner at the apartment, the same conditions were present.  The thermostat was reading 90 degrees.  We also spoke wih the listing Realtor and she told us that the man was very cheap and very difficult to deal with.

Eventually, the listing Realtor pressured him to paint and clean the carpets.  Once the unit was rented, the tenant called us to complain the there was no water pressure in the shower and there was also a problem with the toilet.  I sent my handyman and he ended up changing the shower head and the toilet supply line.  He also caulked the shower and installed a few light bulbs.  The charge was $220.  In our management agreement, all repairs over $250, except emergencies required owner authorization. This charge was only $220.00.  This was the only repair ever done in the 4 months that we managed te unit.

Regarding he fact that we did not send him any money for 3 months is true, because there was no money to send until the January rent came in.  Management began on 9/1 and as of December 1, there was a 0 balance in the account.    November's rent went to pay the Realtor's commision that he hired. We paid the HOA fee of $287.00 each month and our fee of $100.00.  Once the January rent came in, we were able to send the owner money.

Because, we are gentlemen and very professional, once the owner expressed his complete lack of trust in us, we gave him the option of terminating his contract with no penlty.  We were so fed up wih this classless individual, we were happy to see him go.

This can all be backed up with complete documentation.

In over 20 years of propery mananagement, this is the only complaint that we have ever had and it is not based on the true facts.
