i got a call from Mo a few days later,he said he could only get us $5000 cash back, so i said no i didn't want to do it unless i got at least $10,000. So he said he could see what he could do. He called me back and said he could give me $12,000. so i said ok. well we scheduled a day to close and we were looking forward to it. well the notary couldn't make it that night and mo called to reschedule for the following night. i said fine and asked him if for sure we were getting $12,000 back he asured me we were.well the next day i had gotten an overdraft notice from my bank the appraisor cashed the check before the date on the check.
I called mo they said they would reimburse me for the over draft. i said ok. well that night was the closing and this is where the nightmare begins. first the notary was late she never called so i called the lending center and they called me back saying she would be a half hour late. She was 2 hrs late. well we started the closing and i noticed we were not getting the amount back i was told the day prior so i called Mo he told me he made a mistake and didn't know what he was thinking. i said that i was really mad cause i also noticed it said it was a 3 yr. fixed i asked about that he said he never told me it was a 30 yr and i said i didn't want the loan. But we were in a bind because he told me not to worry about my house payments for the other company on the phone prior to this night so we paid other bills and didn't have the money. for starters we don't make alot of money for i am waiting for my disability and my wife is the only one working.
So we were wanting to do this for christmas also. well the notary didn't know any answers to our questions she told me to ask mo. well when i was on the phone with him he convinced us to sign by saying that we could refinance with them in 6 mths. and get a lower rate and more cash out. so we did. well the notary came back a few days later, she forgot to give us some copies. also at the close is when i also recieved the good faith estimate which i didn't relize i should have gotten it first. well the money didn't fund the day i was told because the notary had to come back a third time for us to sign some other form and i was irrate and didn't want the loan but the 3 days had passed for me not to take the loan. also because the money wasn't funded the day i was told i got another overdraft for they tried to take a house payment out of my checking for the other mortgage company. well when i found out i could not stop the loan i called mo and told him since i didn't recieve the money when promised and all the other problems they should do something for me like push our first payment out one more month. he said he could do that for me. so i thought everything was ok. so i called to find out about when they are sending me my reimbusements for my overdrafts. i was told it was sent out and should have it in 2 days. i also asked about the payment being pushed out. he said he forgot and has to talk to his manager about it. i said they better considering i was promised by mo it would or i was going to report them about there lending practices. he said don't worry they will and he will call me in the afternoon. that is this date of me writting that he told me this i will post tommorrow on what happens if he calls and also the money is do here then also. i hope someone can help us out.

once i secured it with the payments. when i went to money mart to make the payments through
western union the lady in the store wouldnt let me make the payment at her location because she felt
that i was gping to get ripped off so i started researching the company and found all these reports made
by all of you poor people who did get ripped off. but im not gonna stop until i expose these people and justice
is braught against them.

POSTED: Wednesday, October 10, 2007Now with this David guy and not to defend the Mo guy from the Wisconsin office...I understand what he did, I believe that both he and the customer were worng the customer never asked the right questions up front and Mo never really let them know first hand...they may have been in the paperwork, which if I had to bet probably were!!!
As far as paying for the appraisal...that had became standard practice for just about over a year, we as loan officers were still kinda getting away with it...The reason is that we(the company) was paying for appraisals and then the customers were backing out of the deal at the last minute so what do you have...the appraiser who doesn't work for the TLC, has to get paid for doing work...no matter if the loan went through or not...that appraiser did you a favor by accepting a post-dated check which he shouldn't have for legal reasons, but that is his company and he can do what he wants...
as far as the ARM that you got...it is not a bad idea to get one...it give you time to fix up your credit so that the LO can come back later and hopefully depending on the government and the rate are good, get you a lower rate...the 6 month thing is something that I never told my customers but I heard it alot...I think the scum at the top started that...I never wanted to work for the Ameriquest mtg(out of business, BK) and when getting in with TLC, I realized that is exactly who I worked for...most of the branch, area, regional and above all came from there, yes they had some questionable practices...very illegal, but I came from a company where value and ethics were key...so I could do my own thing and never have to worry about breaking the law...now a new people to the business doesn't know any different...so guess what you get...exactly what one of the liers, have taught him to do...exactly...you understand
like ak-47 said earlier...there are some good brokers and banks and we all know that there are some terrible ones too...probably more than it should but that is business...you have to take the good with the bad...TLC was not as bad as you guys are making it seem...
Let me ask you a question, if you needed to get refi'd and couldn't because of your DTI and 10 banks turned you down, and then this one called you and said I can get you done...and he says well we are going to have to get you some more income...and that is it...then he tells you that your payment is going to be XXXX dollars monthly and you know you can handle it, what are you going to say? you are right most people say yes!!! but then they cry about later saying oh he falsified my income when you can't make that mtg payment and they are about to take your house...exactly what I thought...but you were not complaining before you spent that 8-10K in cash out...that you were suppose to pay off bills or do those home improvements...so that you house would go up in value for the next apprasial...don't blame all your issues on the loan officers...
I have been in the mtg industry for appx 10 years and have yet to see someone force a person to sign on the dotted line of all them doggone pages during the closing...plus that closer is independant of the company so you best believe they are on top of it...because they make good money, and 150 or so dollars ain't worth them losing their state license...
In the end...I am not saying that all LO's and Brokers are bad...because some are liars and crooks... and some are made out to be crooks by trying to help yall and risking their freedom for you...now go figure!!!
If you guys have any questions for me...I don't know how this thing works but I guess you can respond back to me!!! good luck in your future refi's and purchases!!!

MY LOAN OFFICER WENT AS FAR AS TO TELL ME THE PAPERS TO FIX THE PAYMENTS ARE IN THE MAIL, JUST WAIT AND THEY NEVER EXISTED. WE QUESTIONED OUR PAYMENTS AT THE CLOSING AND HE BOLDLY LIED RIGHT TO ME BECAUSE HE KNEW IF HE DIDNT WE WOULDNT SIGN, BUT HE ALSO KNEW THERE WAS NO WAY WE COULD AFFORD THEM.
THEY DO WHATEVER MEANS NEC. TO GET THE LOAN AND TO ME THOSE PEOPLE ARE SCUMBAGS. BEFORE THIS COMPANY WE HAD A 1400 A MONTH MORT. CREDIT CARDS AND PAID EVERYTHING ON TIME AND STILL WAS SAVING. WE WERE JUST STARTING OUT AND THINGS WERE ONLY GETTING BETTER. UNTIL THIS COMPANY. PUT YOURSELF IN OUR SHOES, WHAT WOULD YOU SAY TO THE PERSON WHO PUT YOUR FAMILY IN THIS SITUATION.
THE ONLY THING THAT WE ARE GUILTY IN IS TRUSTING SOMEONE, AND I THINK IT IS A COMPLETE SHAME THAT THE WORLD HAS COME TO THIS, THAT YOU CANT TRUST ANYONE BECAUSE EVERYONE IS OUT FOR MONEY. THANK GOD I AM A FIRM BELIEVER IN KARMA BECAUSE THEY WILL WITHOUT A DOUBT GET WHAT THEY HAVE COMING TO THEM, EVEN IF WE DONT GET COMPENSATED FOR WHAT HAS HAPPENED KARMA WILL GET THEM AND HOPEFULLY PEOPLE READ THIS AND NEVER DO BUSINESS WITH THIS COMPANY BECAUSE THEY ARE ALL EVIL PEOPLE WHO WORK THERE! POSTED: Thursday, August 16, 2007If you are asked to pay for the appraisal up front, that is common and not a rip-off. Don't feel as though the mortgage company is trying to rip you off by asking you to do so.
When a mortgage broker advises you not to pay your current mortgage payment or it will mess up the payoff numbers, do not listen to him! This is a mortgage broker tactic used to put you in a corner to sign the paperwork. I know we all like to hear not to make that mortgage payment, but it can really screw you up if you don't. Because you didn't make that mortgage payment, you felt you were forced to sign the new paperwork because you were running late with the payment. Had you made the payment, you may have been more inclined to wait an extra few days to make sure the paperwork you signed was what you were promised. Had you made the payment, you may have chosen to start over, with a new company that wouldn't make false promises.
Also, had you made the payment, which made the payoff to the mortgage company too much, the mortgage company would have sent you an overpayment check within a month or so. So, once again, still make those mortgage payments even when you are refinancing.
When a mortgage broker tells you to go ahead and sign, and you can refinance again in 6 months, don't listen to him. What he doesn't tell you is you have to pay closing costs again to refinance to what you were promised now. He says and does whatever he can to get you to sign the paperwork, whether right or wrong, so he can get paid. There's nothing you can do once you have signed and passed the 3 day waiting period. Please people. Do not sign paperwork you haven't read and do not sign paperwork that is not what you were promised. Yes, the mortgage company is sleezy for not giving you what they promised, but if you sign, you cannot cry "rip off".
Also, your mortgage broker listed items in his rebuttal that had to be paid from closing proceeds. Didn't they call you ask about these items ahead of time? When a title company finds debts you owe, that have to be paid at closing, they usually contact you to make sure they are yours, that you haven't already paid them, etc.
Lucky for me, I had a great mortgage banker who only promised me what he could get for me and the paperwork was correct.

I don't know Mohammed either, but no one unless he is the son of devil himself deserves to be on the receiving end of all that. And certainly her behavior did not deserve the round of applause it got from everyone. There are laws that are in place to handle things like this, and any childish name calling and stumping someone to the ground to that magnitude is out of order. Therefore when i said there is no case, it was on breaching david's privacy because none was done on this website, not on the wrong doings of the subject company in question. Because I do hope to God that you and david get what you are after which is justice, and compensation.

POSTED: Friday, August 10, 2007There are locations ran by certain area managers that will not stand for any type of fraudulent activity. However the flip side to the coin is that there are other area managers that will turn a blind eye.
As a consumer there is no way to know whether you are dealing with a branch of integrity. It is in your best interest to make sure you read your HUD and TIL at the closing very carefully. Everything will be spelled out. If you agree with everything, sign it!! If there are any discrepancies, DON'T SIGN.
Do not count on promises of "Just sign and we'll take care of it later". Right or wrong you can go to the bank on nothing changing after you sign!

If YOU have an expectation of privacy in the course of your employment, then shred any business cards!!!! Don't dare write anything to anyone with your private' name on it!!
And God Forbid, if someone has PRAISE FOR YOU, don't let them use your full private' name!!
Should ANYONE ever wish to REFER business, directly TO YOU, don't let them do it!!! This is your PRIVATE' name, after all!
No, Mohammed Hamdan, it doesn't work that way, and any true professional knows this, and accepts it as risk of doing business.

POSTED: Wednesday, May 02, 2007Upon unwanted reflection, but unavoidable for a period of time, I feel that Mohammed Hamdan may not be an employee any longer at The Lending Center, at any rate. If that's the case, hallelujah!
He titled his report as Loan Officer, but DID NOT submit it as Employee, so that's the first thing that makes me think he has left Lending Center.
Second, I do not see any reason he would not have put forth a truly predatory 'offer' for David to return to Lending Center for his future needs, unless Mohammed Hamdan, himself, would be able to benefit. That Mohammed Hamdan WOULD put in such a statement is without debate, to me. That no such statement appears definitely makes me think he has left.
Mohammed Hamdan may respond he didn't put in such an offer as he wishes to never work with David again, but I still think he would shamelessly plug his employer, if he could. If David were insane enough to return, and I am sure he isn't, and if Mohammed Hamdan were still an employee, I am certain he would make such a revolting statement of 'good will', so that he could find a way to shift financial credit from another employee to himself for a 'returning client'.
Mohammed Hamdan's complete inability to control himself and failure to exhibit any type of ethical standards surely would lead him to screw a fellow employee in this way, particularly if it means benefit for him without work on his part. I still hope this report makes its way to the Lending Center so that all records of activities while Mohammed Hamdan was employed can be thoroughly scrutinized.
If Mohammed Hamdan IS still an employee - he certainly should be held responsible for freely and HAPPILY divulging confidential client information that he only has access to as an employee of a company in which a FAADE of 'trust' is the ONLY attribute that distinguishes one from another.
If anyone reading this EVER knows of this creature and where it is currently employed, please do that business a favor and let them know that Mohammed Hamdan has no conception of privacy or honesty or ethics, just for starters. No business can afford such an employee, in any capacity whatsoever.
And just for the record, I do not know David in any way, or anyone else who has written on this report, or anyone else at all on RipOff Reports who has ever submitted a report or written a response, or even been referred to in a report, to the best of my recollection.
This breach of ethical behavior is so outrageous that I cannot believe it has happened. It is beyond my comprehension that anyone who is able to perform a job with access to such sensitive information could possibly be so morally ignorant that they could ever do what Mohammed Hamdan has done here.

POSTED: Wednesday, May 02, 2007Upon unwanted reflection, but unavoidable for a period of time, I feel that Mohammed Hamdan may not be an employee any longer at The Lending Center, at any rate. If that's the case, hallelujah!
He titled his report as Loan Officer, but DID NOT submit it as Employee, so that's the first thing that makes me think he has left Lending Center.
Second, I do not see any reason he would not have put forth a truly predatory 'offer' for David to return to Lending Center for his future needs, unless Mohammed Hamdan, himself, would be able to benefit. That Mohammed Hamdan WOULD put in such a statement is without debate, to me. That no such statement appears definitely makes me think he has left.
Mohammed Hamdan may respond he didn't put in such an offer as he wishes to never work with David again, but I still think he would shamelessly plug his employer, if he could. If David were insane enough to return, and I am sure he isn't, and if Mohammed Hamdan were still an employee, I am certain he would make such a revolting statement of 'good will', so that he could find a way to shift financial credit from another employee to himself for a 'returning client'.
Mohammed Hamdan's complete inability to control himself and failure to exhibit any type of ethical standards surely would lead him to screw a fellow employee in this way, particularly if it means benefit for him without work on his part. I still hope this report makes its way to the Lending Center so that all records of activities while Mohammed Hamdan was employed can be thoroughly scrutinized.
If Mohammed Hamdan IS still an employee - he certainly should be held responsible for freely and HAPPILY divulging confidential client information that he only has access to as an employee of a company in which a FAADE of 'trust' is the ONLY attribute that distinguishes one from another.
If anyone reading this EVER knows of this creature and where it is currently employed, please do that business a favor and let them know that Mohammed Hamdan has no conception of privacy or honesty or ethics, just for starters. No business can afford such an employee, in any capacity whatsoever.
And just for the record, I do not know David in any way, or anyone else who has written on this report, or anyone else at all on RipOff Reports who has ever submitted a report or written a response, or even been referred to in a report, to the best of my recollection.
This breach of ethical behavior is so outrageous that I cannot believe it has happened. It is beyond my comprehension that anyone who is able to perform a job with access to such sensitive information could possibly be so morally ignorant that they could ever do what Mohammed Hamdan has done here.
I had no idea I am STILL such a Little Mary Sunshine that I am so outraged by this creature's behavior. That is my sole motivation for responding, to make it known to any reader that this behavior is beyond unacceptable, and is hopefully illegal.

Your cash amount was less than expected because we had to pay $10,974.55 child support judgement on your title because you were that much in the rears. Two other collections showed up on your title: $445.86 by Affinity Medical Group and $2,700.65 by Cynthia Munson. Had your title been clean, you would have recieved over 20K cash out. Instead, like any mortgage company nationwide, we had to pay off all liens on the title to get your title clear. You still recived $8,846. and had two months break of payments.
David-
You were never told that your rate would be fixed for the entire term of the loan. On the original RESPA package that you recieved, and during the process, you were told that you were getting 3-year-ARM mortgage (fixed for 3 years then adjustable). A 30 year fixed mortgage would have definately been an option for you at a slightly higher rate, but you did not request it!
As far as the appraiser cashing the check, he mad a mistake. He does NOT work for our company, but he is an appraiser that we deal with. 9 out of 10 times he would not take post dated checks, he did it for you because you were in a bind, as you explaind to us.
David-
For your next refinance, make sure you read the paperwork, pay attention to the loan officer, know what's on your credit report as well as your title, that will ensure that the process will be more smooth and responsive. Also know, that any time you have liens on your title, your refinance company would have to pay them off! So do NOT fall behind in your child support again!!
I'm happy that I was able to do a loan that benefited you even if you may not agree with that. Yet, thay the best I could qualify you for with your credit at that time!!

I PERSONALLY GOT IN TOUCH WITH CT STATE ATTORNEY RICHARD BLUMENTHAL AND HIS OFFICE ALONG W/ BANKING IS HANDLING THIS I ALSO GOT MYSELF AN ATTORNEY AND WILL BE FILING A VERY LARGE SUIT. ALSO CONTACT YOUR STATE CONSUMER PROTECTION AGENCY FILE A COMPLAINT THERE. AND JUST FOR THE HECK OF IT CONTACT EVERY NEWSCREW IN YOUR STATE AND THE STATE FIRST NLC IS IN AND TELL THEM YOUR STORY AND MAYBE THEY WILL DO SOME INVESTIGATING WORK AND EXPLOIT THIS COMPANY FOR WHAT IT TRUELLY IS.

POSTED: Monday, December 11, 2006Some of their newer branches they just took over when Ameriquest shut them down (louilville and Colorado Springs 2 that I know of) Same managers, same empoyees, same office space, even sitting at the same desks. So you should read about Ameriquest also. This place has become full of fraudulent activities. I do know that in the past the Lending center has still canceled a loan after the 3 day cancelation period if a customer threw a big enough fit.Make sure you havent spent the money you recieved. Dont call into the branch though they will just lie to you more.
And I would be willing to bet that you wont get your money you have been promised unless you go over the branch managers head. So try this number 1800-950-3314 get the operater and tell them you need to file a complaint, and that you have been nothing but lied to by the people in the branch. I hope this info will help.
