The very misleading language in the contract states, no risk, we don't provide a 'reasonable' offer to you, you get your money back. It is now $895. They told me after the 6 months had elapsed that they had had 52 'offers' on our timeshare. They forwarded one email from a woman who wanted to know one thing. 1.) what was the least we would take? As a 30 year veteran in the Real Estate business, this does not constitute an offer. She didn't say I will pay $1000, $5000 or anything. She also told me that she and her husband had decided to wait til after the holidays to make a purchase. When she didn't get back to me, I followed up with a second call to her. I found her 2nd email... Here is her email answering mine (I have deleted the addresses)

"I was going thru my junk folder and i found your email. If you remember back in November we spoke about buying your sedona timeshare but my husband wanted me to wait until after christmas to go ahead with a purchase. Right after the holidays i started looking for your phone number to contact you but we had to visit our son in Canada and i probably misplaced it somewhere. My son advised me to look at the ebay and i found more affordable option at the same resort on the every other year. After reviewing three similar packages we decided to buy it. At this point we have it to our name and booked our week to use for this year. I hope i answered your question.

Tm, the marketing head and I have had many phone calls regarding this, He told me he would have the general manager phone me, he didn't. Then he made other excuses taking more time, hoping, I believe, that I would give up and go away.

Realtytrade, Tim, and his manager have just scorned my complaint, saying That the above was an offer, they feel they can change the meaning of the words in their contract to suit their purposes, without any kind of penalty. They know most folks won't come to Florida to deal legally with them nor will most folks get an attorney at an expense greater than what they have lost, but I am infuriated that they can be so cavalier about cheating anyone like this. Tm bragged that they do this 'all the time'.

No Refund for ME!

This company said they sent me an OFFER to my email.  I never recieved it.  When i called them they tell me to go to my contract.  here is what the contract stated:


All offers will be delivered electronically to the email address that has been provided in Owner information listed above.  All offers will be sent by network.database@realtytrade.com.  It is Owners responsibility to monitor all email correspondence and ensure email address is accurate, as offers will not be delivered any other way other than electronically via email.


I looked thru all my emails and never saw anything, but they said they sent it, and i got it, so no refund.

It is NOT a guarantee to SELL the property, but rather a guarantee to generate offers and interest on your property. First of all this website is a third party consumer and has an alterior motive. For all we know other competitors could be "complaining" on here.
This woman did receive offers at her "reasonable" amount, but did not accept them. We would not give her a refund and she threatened to go on here. What can we do? We can not give everyone their money back if we do our job. We also can not prevent any one from coming on here and saying whatever they want. Yes they used specific names and details, but that doesn't mean that what happened was true. We can provide proof that we sent her offers in writing, but this website is not the BBB. Karen,

I wanted to address your concerns listed above regarding the contract, the offers that you received on your property, and the options that we offered to you to satisfy your grievance. If you would like to state on your gripes on Ripoffreport.com, you are more than welcome to, but I ask that you be accurate regarding all options and detailed explanations that were presented to you by Tim Harrison.

RealtyTrade did indeed market and advertise your property, which is exactly what is stated in the contract. For a real estate professional, who deals in contracts on a regular basis, one would think that if you had specific questions on details or verbiage of the contract that you would consult with a real estate attorney before executing the contract.

You did read, acknowledge, and sign the terms and conditions of the RealtyTrade marketing and advertising agreement and we fulfilled our obligations. The terms of the contract are clear and explained before you sign, so that there is no confusion. We also state that if you are not satisfied with any of the inquiries or offers on your timeshare property, we will gladly continue to market your property further to generate more interest and offers.

We do note that it is your responsibility to monitor all incoming correspondence that is delivered electronically by Realtytrade.com email servers to ensure that you are receiving the inquiries or offers that are being generated. 52 inquiries were generated, but the lag in time from when the offers and inquiries were generated to the time that you replied to them, caused the potential buyers' inquiries to be wasted.

We have thousands of properties for our buyers to choose from and your property is not the only property that may have interested our network of buyers. It is your responsibility to be proactive when an inquiry or offer is generated for your property. As a real estate professional, you should know that it does take a bit of selling once you do get in contact with a potential buyer. Promoting your property's amenities, explaining details of the resort's exchange program and listing local attractions in the email/phone correspondence are keys to rent/sell your timeshare quickly.

Tim Harrison, a 10 year veteran in the timeshare industry and 5 year veteran in the Real Estate business, was very clear in the differences between timeshare and real estate in his explanation to you. Although you misunderstood and misconstrued the terms of the contract in favor of how you recognize the physical terms because of your background in real estate, we offered multiple solutions to attempt satisfy your grievance with RealtyTrade.

You are entitled to a full refund if you follow the instructions on how to get your listing fee back after the 6 month period has elapsed, which is also clear in the contract that you executed. However, you are not entitled to a full refund when we have already generated genuine interest in your property, but RealtyTrade did offer to continue to list your property at no additional charge.

As a company that operates in an industry where consumers are irritated with resale companies that have set precedent, we are forced to work with inconsolable clients like you. When a company like RealtyTrade promotes marketing and advertising to generate offers and inquiries to rent or sell your timeshare property, we will have the occasional client like you that does not understand the basic principles of how marketing and advertising works.

RealtyTrade offers niche marketing for your luxury vacation property, with no guarantees to sell or rent your property. The transaction is a by owner sale or rental. It is each client's responsibility to negotiate the terms of the sale or rental of the property and it is RealtyTrade's responsibility to bring interested buyers or renters to you, which we have accomplished. If we offer you an option to get a full refund, it is your responsibility to follow those instructions to receive your full listing fee back.

Again Karen, if you are interested in any of the options that were offered to you to satisfy your grievance with RealtyTrade, please contact Tim Harrison at your convenience. Your intent was to discredit RealtyTrade, how we operate our advertising agency, and give a libelous claim that Tim Harrison brags about how we do this all the time, which is far from the truth with many satisfied clients. RealtyTrade has been in contact with you and we are not looking to elapse time in hopes that you will go away, and we do not appreciate your false statements.

If you were looking for a reply to this post, then I trust that you will be satisfied with my response, but feel free to reply directly on ripoffreport.com. My inkling is that you will continue this conversation with a rebuttal of your own out of anger or spite, rather that attempting to contact RealtyTrade to settle your dispute, which would be the professional way to handle a complaint.
