Tim Linford is the leader of this scam who with his girlfriend cheats investors by selling them real estate that have phony lease to purchase contracts attached to them. Additionally they sell real estate to investors who think they are buying from a builder when in fact they are buying property that is owned by these individuals.
Typically they will present to the investor a "Lease to Purchase Contract" stating this person will buy the property when in fact the name on the contract is that of a family member. Sometimes they will put a tenant in the property and even pay part of the rent to pull off the scam since the property is usually sold above market value. His girl friend is the loan broker on these deals who more often than not sells her own real estate to an unsuspecting buyer creating a huge conflict of interest. She does or has worked for a loan broaker in Sandy Utah.
Tim Linford's front company or his partners campany is called Signature Investments. He had the company put in his girlfriend's name. He is very careful to not put his name on any documents. Both he and his girlfriend are currently being investigated by Utah State Div. of Real Estate for selling real estate without a license.

My dispute with Tim Linford has been resolved. I was assured that my situation with Mr. Linford was an isolated case and not representative of his normal way of doing business. The past real estate bubble in 2006 was caused by many mortgage lenders and banks and greatly contributed to the problems I experienced. Furthermore to the best of my knowledge Mr. Linford has never been convicted of any offense in a court of law.

-In regards to the recent MUG SHOT posting, I was never convicted of a DUI
-I am not being investigated by the Utah Division of Real Estate

The person in this report that works or worked for Applied Lending Solutions is Janae Kristjansson not Christianson. She does or has worked for David Self of Applied lending Solutions in Sandy Utah. Although not involved in the scams her sister Lori Sadler also worked there. In addition to that her boyfriend Tim Linford, the master mind of the scams rented an office from Appled Lending Solutions.

Tim Linford's girlfriend or ex-girlfriend is Janae Christianson who does or has worked for a company in Sandy Utah by the name of Applied Lending Solutions. She has secretly sold her own real estate to investors while all along acting as the loan broker on the deal. She has used her son's name (Tyson Bell) on phoney lease to purchase contracts. Both her and Tim Linford are being investigated by the State of Utah.
No legitimate or honest Loan Brokerage Company would allow their employees to engage in this type of conflict of interest. There is also another company out there invoved with these scammers and crooks by the name of Applied Real Estate Solutions.
Don't walk away from these people, run as fast as you can.
