To all person/s interested in renting from Town and Country Realty in Klamath Falls, OR:

Teresa Snyder doing business as Town and Country Realty in Klamath Falls is ripping tenants off by creating complicated rental contracts and then using the poor condition of her rentals and threats to charge unreasonable fees for damages.  I will refrain from providing my exact details for fear of retribution but they will have you sign a 100 page tenant-landlord agreement and then use that document against you to keep your deposit.  For example, despite how well you clean they will charge you for professional cleaning inside and outside of the property, they will charge you fees for collecting any mail left behind, they will charge you for anything left behind even if it was not your property, and they will use pre-existing dry rot, mold and or old marks in walls, water damaged ceilings, bath seals, etc to charge you.  Teresa Snyder is also essentially practicing law without a license as she attempts to use hold harmless clauses and threats of litigation to coerce her tenants into accepting her terms and conditions.

A simple internet search will reveal that she has had claims to the Oregon real estate board including administrative judgments against her real estate license for misrepresenting clients, unreasonable charges and several Rip Off Report filings on this website, not to mention all the people who have been harmed by her actions and have not taken the time to file reports or are fearful of her bullying tactics.  Need I say more!!  Please file your reports so others can be warned.

Town & Country Realty has been in business since 1972 and under the same ownership since 1976.

 

And we have & most happily refunded security deposits if a tenant vacates in compliance with their lease terms, returns the home clean and vacates with their rental account current.

 

And Yes - we do have one administrative action against our license (but not numerous) for providing smoke detectors and carbon monoxide detectors for a home that was running a day care. The property owner refused to pay for those items and submitted a complaint. And - that is the reason we have dropped management on several owners that would not maintain their properties.  Thankfully the laws have changed so it is now mandatory for owner to provide these.

 

As for our Policy & Procedures Handout - which I will admit is lengthy - almost half of the handout deals with the reasons why we have had to serve a 30 day for cause termination notice plus the exact remedies required to cure that notice. I do this to try and educate tenants on what their obligations as a tenant truly entails since most of you have never had this type of training and at some point in your life will become a homeowners.

 

As I have said before - feel free to review other local property management reviews. Most are even worse since Property Managers are usually the first person that has told a tenant no in their life & that they need to comply with their contractual obligations  which means taking care of the property, pulling weeds, watering the landscaping & yard, changing the furnace filter monthly, cleaning the dryer lint filter at each use or you could burn the dryer up, not wearing high heels on hardwood floors, cleaning the windows at least once a year, etc - standard levels of care that for some reason everyone agrees to do at application but then forgets after moving in. We are not the dorms but we will provide maid service, lawn maintenance and snow removal for a monthly fee.

 

This is a tough business when you are trying to get tenants to take care of another person's property especially in our area. And that is what we are hired to do - to protect the property and make sure a tenant complies with Oregon Landlord Tenant Laws. That isn't easy to do when one refuses to comply. And our remedies are compliance or termination of the tenancy.

 

And honestly, since we stopped renting to tenants with less than 5 years of rental history on houses & started requiring cosigners for each occupant with less than that history - our business functions much more smoothly.
