We have a preformance log that each maintenance / cleaning persons turn in at the end of each day. These preformance logs are very specific as to what is done with each minute of their time.
When Kathy handed in her preformance log it was very specific, every last detail was listed. However, after the inspection was done from the property manager (Becky), what had been listed by Kathy that was completed, was actually not finished.
Becky sent myself an e mail stating that she didn't feel as if Kathy had completed her work and that she should not be compensated for the whole 5+ hours spent on the apartment. Becky was told that she was not authorized to make decision and the owner of the company would make that decision.
Becky, who at that time, was the property mananger, had to go into the apartment herself and clean. The kitchen floor was still filthy, as you could see there was still dirt left behind that had not been swept up nor had the floor been mopped. The bathroom shower still had black residue in the bottom of the tub that looked as if it had not even been sprayed with a cleaner, or attempted to be scrubbed. We do understand that sometimes not everything left behind from prior tenants is cleanable but should at least be attempted.
As an employee I understand that mistakes happen and that you sometimes look over things. When Kathy ws confronted about not completing her job she disagreed. However, I do have pictures to prove that the job was not completed properly. We look at this as costly. From a companies stand point, we want to send someone in to do the job once and for it to be done right.
We had to send our full time cleaning out to the property to have it cleaned again, which still took her 3 hours because of all that was missed after Kathy had been in that partiular unit. This again cost us double to have an apartment cleaned.
This was not the only property that Kathy cleaned for us. After each cleaning she did, we walked the unit as we do with cleaning, maint, etc., as that is part of our procedure. The unit at Southernwood was not the only issue we had with her job not properly being finished.
When showing a potential tenant a property, if something is left dirty, it is noticable which reflects bad on the company.
Triple S Properties did compensate Kathy for ALL of her cleaning and mileage, as she only cleaned 3 properties for us. Kathy would have been compensated in a more timely manner if all the paperwork was properly submitted for payroll.
Again, I apologize for any discrepancies but this issue was handled properly. Kathy was released from her position with the company and paid for all her work/hours.
