On January 4th, 2012 I paid my rent using a money order from Amscot just as I have done for the past four years.  The next day I received a note on my door stating that I had three business days to pay my rent or I would be evicted.  I thought nothing unusual about this because I have received these several times in the past year from the front office and when questioned about it, I have been told by the Property Manager Sandra Aveyu that these are generated by their computer system and not to worry.  Fast forward two weeks to the 18th of January and I receive an eviction summons on my front door once again stating that I had not paid my rent.  I contacted AIMCO Customer Relations regarding this and all they said was that they showed no payment having been entered into the system.  I proceeded to call Amscot to verify whether my Money Order had been cashed, which it had not.  I then called Customer Relations once again and asked them to find out where my check was since the Regency Oaks front office has been completely unwilling to communicate with their tenants.  I was told by multiple customer service employees that they were contacting the apartment complex and the regional manager about my problem but several days went by without hearing anything.  I called AIMCO customer relations six times in three days and was told the same thing each time.  Finally on the 24th of January I received a phone call from a person by the name of Tom Bradley who represented himself as the new Regional Manager for Florida.  I informed him of what had been going on and he responded by telling me that he had not heard of anything until that morning.  He requested that I send a copy of the money order receipt to customerrelations@aimco.com and attention one of the employees by the name of Nora.  I did this within 10 minutes of speaking with Tom and then I waited.  A week went by with absolutely no communication from AIMCO or Regency Oaks so I called customer relations again on Monday the 30th of January and spoke to Nora.  She had not received my email because no one had checked the inbox.....  So she finally had a copy of my check stub and informs me that she would be contacting the Regional Manager and the property and someone would be contacting me.  twenty-four hours go by and I have heard nothing and by this time it is now February 1st, rent is due again.  This being the case, I contact customer relations once again but Nora is at lunch so I speak to another person.  She reviews my record, whatever that is, and tells me she will be calling and emailing the regional manager and having him contact me.  It has been another 24 hours and I have still had no communication except for what I initiate.  I can't possibly pay these people another months rent when they can't keep track of the rent I have already paid.  Unfortunately, this is just the tip of the iceberg when it comes to poor service and rude treatment by AIMCO and especially Sandra Aveyu who has alienated many long term residents over the past two years and have caused them to leave.  AIMCO seems unwilling, or unable to control their properties and hold their managers accountable for their actions.  After six years of living in AIMCO properties I will never again rent from them and I would advise anyone looking at a rental property to stay as far from AIMCO as you can.

  So,,, are you trying to get evicted?   If you are planning on living there in February, you're going to have to pay the rent for Feb.   Where is the Feb rent supposed to come from if you don't pay it?  You don't really expect to live there for free, do you?  Your plan is stupid.

  Going forward, pay the rent and get a receipt.   I rented for many years and never had a problem doing this.

The only reason you would not find this unusual is if you are constantly late.  Your rent is DUE on the 1st of every month not the 2nd, 3rd, or 4th.   My guess is that they give you a grace period(4 days perhaps?) before they assess any late fees and you take FULL advantage of it.

I can't possibly pay these people another months rent when they can't keep track of the rent I have already paid. 
- BAD MOVE.   The January rent is under investigation and it sounds like if they wanted to evict you they could have already.  This does NOT change the fact that you still owe February.  If you don't pay February they could still evict you because of non-payment.

If you are worried about them "loosing" this payment. Then when you give them the Money Order make sure you get a receipt from them showing it was received.  That way if they do "loose" it you have a receipt showing that they received it.
