SELL USED HOMES THAT ARE HAZARDOUS TO YOUR HEALTH: We leased a home from Alpine Meadows/Sun Communities in May 2011. Every time we ran water, there was a noxious smell emanting from the laundry room. After living in the home about a month, we started having a problem with the water in the toilets bubbling when the washing machine would drain or a toilet was flushed.

On four separate occasions, a plumber was called in to take assess the situation. The first plumber found the cause of the noxious odors. It seems that in an attempt to keep the toilets from bubbling, someone had removed the air vent cap from the sewer line in the laundry room, thus emitting sewer gas into the home. After living in the home for six months, with no one able to determine the reason for the bubbling toilets, we were allowed to lease a different home.

We not only had to clean and leave the previous home in "Move In" condition, we had to clean the home we were moving into. There were mouse droppings in the registers and also in every base cabinet and drawer in the kitchen. When the kitchen drawers were removed to be cleaned, they fell apart and had to be repaired.

We also noticed that the door frame around the front door had damage from someone breaking into the home. There is a piece of the frame broken out at the latch. We filled out the damage inspection list and included a disc with pictures. This damage has still not been fixed. The last time we enquired about it we were told, "If you wanted a new home, you should have bought a new home."

After the first snow in December 2011, we noticed that one side of the house had ice running from the eave to the skirting. (The park manager's husband was filling in as the maintenence man at the time.) When he came to look at it, he told me that this was normal. I pointed out to him that the soffit was bulging out from under the drip edge, causing water to drip down the side of the house.

In May 2011, he was hired to replace a section of the roof. The wood that was used is thinner than the rest of the roof, the shingles do not match, and he installed the drip edge almost a week after the roof was repaired.

DO NOT ENFORCE STATE AND LOCAL RULES: Every mobile home community is bound by State and Local rules and regulations. Alpine Meadows/Sun Communities does not enforce any of them. 

Since October 2011, we have had to deal with loud music, loud vehicles, and loud talking and carrying on (after 10pm). We have asked the offending neighbor politely, filed police reports, filed complaints at the park office, spoken to someone from corporate, and been visited by the District Manager (twice). All to no avail.

In January, we sent a certified letter to the corporate office, aprising them of the situation and of our intent to withhold rent. We received a letter from the Vice President of Sales telling us that the park manager could not verify the incidents that we were complaining about. He asked us to document the noise by keeping a log of times and dates. We have video/audio documentation since November 19, 2011. However, no one from Sun Communities will view or listen to the documentation that we have.

When residents complain about the kids going into other people's yards, they are told "If you don't like living in a community with kids, you should move into an adult only community."

The streets are littered with trash. The vacant lots are littered with trash and leaves. It appears that as long as the offenders pay their rent on time they don't have to worry about eveiction.

FALSE ADVERTISING?: Sun Communities has homes listed on michigan.homes-for-sale.com. The homes are listed on this website for one price, but, if you follow the link to go to their own website, the price is $3000 more.
