I was looking to refinance and paid $285 for credit report and appraisal. Apparently, Amerisave requires such stringent appraisal requirements that the appraiser used a distress sale in our community as the lead comp and had numerous other critical errors in the appraisal report. My $300+ new home was appraised for $70,000 lower than it was six months earlier! When errors were brought to the attention of Amerisave they blew me off and told me to go find (hire) a realtor and identify some additional comps- did not request the appraiser to review or correct the report. That's when I knew they were unethical.  Kept the $285 and declined the application. In PA you have no recourse without bringing legal suit.
