Ann Marie Shepard a Hilliard Commons Board Memeber and partner at A&E Accounting Services is ignoring a contractor the board hired who tortured wild animals, Stole electricity from condo owners, and has ignored board members treating homeowners wrongfully...


As a resident of this community it disgusts me that a contractor the board hired has not only commited the above but still remains on the job.

 

So why is Ann Marie Shepard allowing these people to still continue to work on the property?


When asked about the theft and animal torture Ann Marie Shepard responded " The Racoons have caused damage on the property and they got what they deserved"...


Leonard Mack a former board member who stepped down after a while on the board had this to say " I know, that was my issue with RPM, they were just so shady, didn't pay bills on time, over charged for things, was against audits"


He is talking abut Real Property Management a company who is hired to manage the property. Ann Marie Shepard sits by while this company does underhanded stuff and does nothing...


Leonard Mack also had this to say - "yeah, I left the board last year, to many shady things were going on and I dind't want to be a part of it."

 


As an entrepreneur myself It saddens me that Ann Marie Shepard a board member and partner in A & E Accounting Services would allow this to happen to residnets and sits by while the shady stuff goes on with the board...

MORE EMPTY THREATS FROM THE HILLIARD COMMONS BOARD..

Update..

 

After being exposed many times the Hilliard Commons Condo Board has again decided to use their lawyer Garrett Humes to send out threatening letters to try and silence my exposing them. 

 

In the most recent letter the lawyer falsely accuses me of representing myself as a board member which is not only disgusting its funny. Funny because its shows both the boards and the lawyers stupidity.

 

Here is what happened..

 

Many residents on our street do not have garages so they have a strip of grass in front of their condos - approx- 4ft x 12 ft. The strip is supposed to be grass but its mostly weeds and dandelions. Myself neighbors have complained about this because we have a landscaping company FIVE SEASONS LANDSCAPE that gets paid tens of thousands a year to upkeep the grass and keep the weeds gone. 

 

This is not being done in these small strips which really makes the property look pitiful when they keep all the main grass areas sprayed for weeds. 

 

William Brown a former board member several weeks ago stopped by my place and I told him months back a neighbor Roger Lewis and friend of the past board presidnet had a crew from five seasons landscape management out to only fix his grass.. 

William Brown said it was " preposterous" that they would send a crew out to do one job. REMEMBER THIS WAS A BOARD MEMBER.

 

I knew it wasnt preposterous because I watched them reseed his whole area and leave. I called Five Seasons Landscape and spoke to Manny the propertys account manager. I told Manny who I was and asked if he had an invoice for the job at Roger Lewis place.. he said yes. I told him I wanted a copy so I could provide it to William Brown because he was saying it wasnt done. 

 

I later get an email from William Brown asking me why I was calloing Five Seasons and representing myself as a bopard member. I told him he was full of s**t and that he needed to get his facts straight before accusing someone of something that didnt happen. 

 

Wil then apoligized after I told him what happened.

 

A week or so later I get a letter from Garrett Humes lawyer with Kaman and Cusimano our condos lawyers. In this leeter he falsely accuses me of misrepresenting myself because board members were pissed I exposed them for more lies and B.S.

 

I SHOWED THE LETTER TO SEVERAL FORMER BOARD MEMBERS/PRESIDENTS WHO QUICKLY AGREED THERE WAS NO MISREPRESENTATION AFTER READING MANNY LETTER ATTACHED. iT CLEARLY SAYS I CALLED AS A RESIDENT AND WANTED THE INFO SO I COULD PASS IT ON TO WILLIAM BROWN.

 

HILLIARD COMMONS IS A JOKE. QUIT SENDING OUT WASTEFUL LETTERS FROM YOUR LAWYER WHO IS BILLING THE ASSOCIATION GOOD $$$$$ FOR THESE WASTEFUL LETTERS. 

 

THE HILLIARD COMMONS BOARD NEEDS TO s**t OR GET OFF THE POT. I WOULD LOVE TO DEFEND THEIR GARBAGE LAWSUIT ANYDAY OF THE WEEK. I WOULD ALSO LOVE TO BRING IN PAST BOARD MEMBERS TO DEPOSE ON RECORD AND NUMEROUS RESIDENTS WHO SUPPORT ME BEING THE HILLIARD COMMONS WATCHDOG. 

 

NOW IF IT WAS ME ON THE BOARD HERE IS WHAT I WOULD DO. 

 

( REMEMBER I OFFERED SEVERAL TIMES TO SIT DOWN WITH THE BOARD AND WORK OUR DIFFERENCES OUT AND DISCUSS THE PROBLEMS,THEY REFUSED..)

 

WHAT I WOULD DO IS SETUP A MEETING WITH ME TO TRY AND WORK OUT THE PROBLEMS I HAVE EXPOSED THEM FOR AND WORK TOGETHER TO MAKE THIS COMMUNITY A BETTER PLACE. THE REASON THEY HAVE NOT DONE THIS IS BECAUSE THEY THINK THEY ARE JUST GOING TO KEEP WASTEFULLY SPENDING MONEY AND SELECTIVELY ENFORCING NEIGHBORS ON THEIR B.S. RULES.

 

I WILL NOT ALLOW THIS TO HAPPEN. THATS WHY I EXERSIZE MY FREEDOM OF SPEECH.

 

IF THEY GAVE A d**n ABOUT THE PROPERTY TRULY THEY WOULD WANT TO WORK TOGETHER NOT APART. IF THEY CANNOT HANDLE MEETING TO DISCUSS THAN I WOULD BRING IN AN OUTSIDE MEDIATOR TO WORK THE SITUATION OUT WHICH IN MY OPINION WOULD BE A BETTER IDEA. 

 

I MEAN A MEDIATOR WITH NO TIES TO THE BOARD, MYSELF, OR THEIR LAWYERS-LAWFIRM.

MORE STUPIDITY FROM OUR BOARD PRESIDENT

Months back Richmark Gutter Company replaced our downspout due to the first one being half a** installed. The new one they replace on mine and my neighbors is not the color the rest of the community has. 

 

Ours is a bright color that sticks out like a sore thumb. Ive asked that it be replaced for months and nothing. Yet they write people up for plants because they do not fit their landscaping theme.

HEY ANNMARIE SHEPARD HOW ABOUT DOING YOUR d**n JOB AND MAKING SURE OUR PROPERTY MANAGEMENT COMPANY IS DOING THIEIR JOB INSPECTING WORK BEING DONE..?????

 

Oh yes Wil Brown a board member was here last week and when I showed him the bright color downspou we had installed on our unit he said" THAT IS DEFINATELY NOT RIGHT"

 

YET THE d**n THING IS STILL HERE..

MORE STUPIDITY FROM OUR BOARD AND BOARD PRESIDENT ANNMARIE SHEPARD

We the condo ownersw elect our board members to represent us for the best. Annmarie Shepard President and owner of A and E Accounting Services does not get this concept..

 

She has sat by and allowed a contractor who tortured wild animals, stole owners electricity, pitiful work and more to get paid $180,000 more than the next lowest bid. Then for years weve had many problems with Five Seasons Landscape a company they keep hiring and paying to do some very bad work. Im told their contract is $60,000- $80,000 just for mowing not including other services.

 

Two years ago Five Seasons Landscape did phase 1 of a three phase project replacing old bushes with new bushes and rose bushes. This contract adds up to tens of thousands a year. 

 

Today Five Seasons Landscape started phase two of the bush removal project and still has not taken care of dead plants in phase one. The work in phase one was so awful they had to replace many bushes because of their stupidity of not watering and not putting in the ground deep enough. Then we paid them thousands to have a moron come by with a water truck and water plants months after they were planted and many died.

Questions to be answered?

 

Why are we awarding Five Seasons Landscape another phase of a contract when they havent taken care of their dead plants in phae 1

 

Why is Five Seasons Landscape getting paid for another phase of a contract when they cannot get rid of the weeds weve paid them to get rid of -dandelions?

 

THIS IS A DISGUSTING WASTE OF MONEY FROM OUR BOARD PRESIDENT ANNMARIE AND THE BOARD AS A WHOLE. THE SAD PART ANNMARIE SHEPARD ALSO IS THE OWNER OF A AND E ACCOUNTING SERVICES AND I SURE AS HELL WOULD NOT WANT HER HANDLING MY BOOKS WOULD YOU WANT HER HANDLING YOURS? 

 

MISSPENT FUNDS ANYONE...

BOARD MEMBER AND OWNER OF BOOKKEEPING SERVICE ALLOWING CONDO OWNERS TO GET SCREWED

HELLO EVERYONE,

 


Hilliard Counity Association is not only upsetting owners by ther gross spending of money but l want to tell everyone what is going on..

 

Recently Hilliard Commons hired a contractor- Northwest Building Resources- DBA- Richmark Gutter Company to do a large soffit contract on the property..

 

GOOGLE- RICHMARK GUTTER COMPANY AND NORTHWEST BUILDING RESOURCES TO LEARN MORE..

 

DURING THE BID PHASE JAMES CRAJCIK WAS THE BOARD PRESIDENT ( RECENTLY RESIGNED AFTER ME EXPOSING THIS ISSUE) WAS IN CHARGE OF TAKING BIDS FOR THE PROJECT..

 

Three Bids were taken..

 

1- Real Property Management- Company we hired to manage property and not many people like..

 

2- Richmark Gutter Company-

 

3- Benchmark Roofing

 

 

Jim Krajcik at the time decide to give the bid to my neighbor and community resident Roger Lewis with Richmark Gutter company.

 

After filing a slander suit on rickmark Gutter Company and doing recent depositions weve discovered some very alarming information.

 

Richmark Gutter Company was not the lowest bid and the owner admitted this in his slanderous comments made against me. We didnt know the other companys bids because the Condo Board went through great lengths not to allow owners the info.

 

Anyway after exposing Richmark Gutter Company the board had them stop their work and brought in Benchmark Roofing to review their work. After reviewing their work it was clear there were many problems which I pointed out.

 

In fact ben Gartz a board member admitted in depositions that my bringing this to the boards attention is the main reason a stop was put on the property.

 

-- YOU HIRE A COMPANY AND PAY THEM OVER 100K PER PHASE OF A 3 PHASE PROJECT AND NOBODY INSEPCTS THEIR WORK?

 

After doing depositions Benchmark Roofing's manager was brought in and told us what their bid was for the whole project.

 

We then took Richmark Gutter companys figures they gave us for the whole project and are you ready for this...

 

BENCHMARK ROOFING THE COMPANY THAT ORIGINALLY PLACED A BID AND WAS BROUGHT IN TO CLEAN UP RICHMARK GUTTER COMPANY WORK THEIR BID WAS AN ALARMING 6 FIGURES PLUS LOWER.

 

( we cannot give the exact amount but will post them very soon.)

 

Now if thats not alarming enough the salesman fo r Richmark Gutter Company Roger Lewis who lives here is is a friend of the board president who gave him the contract was paid thousands of dollars for each phase of the project- ( a 3 phase project)

 

 

SO NOT ONLY WAS BENCHMARK ROOFINGS BID 6 FIGURES LESS THAN RICHMARK GUTTER COMPANYS BID RICHMARK GUTTER COPMPANYS SALESMAN MADE THOUSANDS ON COMMISION JUST FOR TURNING THE BID IN TO HIS FRIEND AND GETTING THE BID..

 

HELLOOOOOOOOOOOOOOOOOOOOOOOOOOOOOO

 

 

OH YES AND OUR CONDO FEES FOR THIS POORLY KEPT PROPERTY IS NOW OVER $200 PER MONTH AND CLIMBING..

Hello Everyone,

 

As disgusting as what I've reported is I have more..

 

Several months back a neighbor who just bought her first house/condo and just had her gutters replaced by Richmark Gutter Company ( Google- Richmark Gutter Company to learn more) is now having major water issues in her basement down the walls from the gutter area. 

 

 

She begged our condo board and our property management company to help her because her doctor had to put her on an inhaler due to the mold spores in her house and breathing problems...

 

 

Months have gone by and after the last board meeting a board member called this owner and when she asked when the hell her basement/mold were going to be removed and fixed she is still being told " You in the discussion stage" and until yesterday was left in the dark.

 

Yesterday Real Property management called her and told her a mold removal company was coming out this week to assess the situation and let the board know.

 

This is very sad because if any of these board members were having the same problems it would have been fixed immediately. This lady has had to suffer from breathing problems that the board clearly doesnt give a d**n about. 

 

We now have another neighbor whos son has developed a bad cough and when the medical checkup is done I will let you know his situation because this property just had mold removed from the basement due to piss poor contractor work that the board doesnt give a d**n about..

 

 

I WOULD BET THESE BOARD MEMBERS DONT LOSE A MINUTES SLEEP EITHER OVER THESE SITUATIONS BECAUSE THEY DONT GIVE A d**n...

ANN MARIE SHEPARD- HILLIARD COMMONS BOARD PRESIDENT = JOKE

Hello Everyone,

 

Just wanted to give everyone an update on ann Marie Shepard and her position as President of the Hilliard Commons Board. As mentioned earlier Ann Marie Shepard was appointed president recently when her friend James Krajcik stepped down. THIS WAS A HUGEEEEEE MISTAKE...

 

 

Heres an example.   

 

Our board meetings take place every second Tuesday of the month. This month an email was sent out asking the board members if they had any problems with moving the meeting up 1 week. The board was given no explination as to why but agreed to do so. Our meeting are open to the resients of the community from 6:30-7pm then the board goes into private sessions so the owners cannot hear what is being discussed about their money...

 

 

This month myself and a neighbor went up to the meeting and arrived at 6:30 pm as we were told by two board members that would be no problem. The neighbor whom went with me was first to enter the building to be greeted by all the board members and the Condo's Lawyer. The board members were all present and were even given an agenda to review as to what the board would be discussing.. contrcts etc. 

 

 

When my neighbor entered the clubhouse she was quickly greeted rudely by Vicki Smith with real Property Management telling her this meeting was closed tonight and not open to the public. ????????  HELLOOOOOOO

 

 

All the board members we talked to the day before and day of had no clue the meeting was closed and in fact was given a new agenda upon arrival all done by Vicki smith with Real Property Management..

 

GOOGLE- VICKI SMITH - TO LEARN MORE..

 

Real Property Management has no say in what takes place at meeting and if they are closed. YET not one d**n board member stopped her to inform her of this. COWARDS.....

 

 

Anyway the neighbor who attended with me has a major outbreak of mold in her basement caused by a contractor the board hired to do gutter and soffit work. Professionas have come in and tested the mold and confirmed this is what caused the mold. This neighbor has also had to be put on an inhaler to help her breatheing due to the mold.

 

Anyway after many weeks of calling Real Property Management and getting the run around and lied to she has had to suffer greatly and not one d**n person cares. She was updated by a board member after the meeting who was one of the cowards who didnt address the wrongful closed meeting telling her he apologized for the way she was treated and was as surprised as her to be told it was a closed meeting. When she asked him about getting the mold removed he said " ITS STILL UNDER DISCUSSION".. A lady is suffering because the Board allowed the Board President at the time James Krajcik to give his neighbor and friend Roger Lewis whos a salesman for Richmark Gutter Company a 100k contract that caused all this??????

 

 

ARE YOU F*****g KIDDING ME...

 

i GUARANTEE IF IT WAS aNN mARIES cONDO THAT HAD THIS PROBLEM SHE WOULD HAVE HAD IT FIXED IMMEDIATELY YET SHE IGNORES A NEIGHBOR WHO IS NOW SUFFERING WITH MEDICAL BREATHING CONDITIONS DUE TO HER AND OTHER BOARD MEMBERS STUPIDITY. 

 

Oh yes Ann Marie Shepard was on the board at the time but not board president when the contract was given. Yet she never once inspected the work being done nor did she make sure the management company was inspecting it.

 

AND SHE OWNS A BOOKEPING SERVICE????

So the question is did Ann Marie Shepard also know about the closed meeting and didnt tell any of the other board members?

 

 

THE NEIGHBOR IS HAVING BREATHING PROBLEMS FOR WEEKS HERE PEOPLE WHILE REAL PROPERTY MANAGEMENT AND THE BOARD DOES NOTING TO TAKE CARE OF THIS DANGEROUS SITUATION... SORRY I CANT SAY THEY DO NOTHING I FORGOT THEY  LIE AND GIVE HER THE RUNAROUND. I BET THEY SLEEP GOOD AT NIGHT ALSO...

UPDATE....


oN 7-8-2015 The hilliard Commons Community Association held their monthly meeting. this meeting wasnt supposed to be held until the second Tuesday of the month but was moved up for some reason and not explination was given to the board as to why.

Not once did the Management Company real Property Management notify any owner of the units about the change in the meeting. Anyway myself and a neighbor showed up wanting to discuss several SERIOUS/DANGEROUS issues including a very serious issue this neighbor is dealing with and has been ignored. Last year Richmark Gutter Company was given a 100k plus contract to re do gutters and soffits. Their work was not only pittyful but not one person from Real Property Management or the board ever inspected and signedoff on the work yet they continued to pay them for each phase done. The project is a 3 year project and they are currently almost done with phase 2 of the project.

 

GOOGLE- RICHMARK GUTTER COMPANY- TO LEARN MORE AND EVEN SEE THEIR LIES.

 

Anyway as a renter I discovered their crappy work and tried to bring it to the owners/Boards attention only to be lied to so I took the proof to the internet.

 

Long story short last month the board stopped the work being done and is supposed to bring in an outside professional to look at their work and evaluate it. I had several professional companys look at it at see the attached by Arrow Roofing done the same day several weeks ago as their " Independent" contractor and he had the results in my hand within hours....


Oh yes and this independent contractor who should have been given a list to go inspect was escorted by Vicki smith- Real Property Management and Ann Marie Shepard our Board President was not only walking aroud coaching this man but was telling him what not to put in the report.


The neighbor above who attended the meeting with me last night only to be told by Vicki smith with Real Property Management that the board meeting was " CLOSED" and not only were we not told about this the board memebers themselves had no clue. This neighbor has mold in her basement thats not only bad its causing her breatheding issues. Her dosctors have had to put her on an inhaler for her Breathing,Yet Real Property Management and the Hilliard Commons Board knew this and should have treated this as an emergency yet have ignored her for weeks.


First offf there are a few problems here...

Real Property Management has no business setting up private meetings without the boards prior knowledge and approval. They didnt get it. When Vicki Smith was being rude to this neighbor not one d**n board member cared to stand up and stop the rudeness and allow us to be heard. NOT ONE


Instead they sat there lake puppy dogs who were told to sit and be quiet. The Board at Hilliard Commons has not only lost sight of them being the people in charge and Real Property Management is a company who gets paid to work for us not the other way around.

 


Then im told this morning that Real Property Management changed the agenda completely and not only that RPM had the lawyer who represents our condo community there as well. This lawyer was obviously given notice to be there yet not one board member I checked with had a clue... HELLOOOOOOOOOOOOOOO

 

Oh yes and one board member whom I spoke to today clearly agreed they were blind sided and the meeting was not only done improperly but they were left out in the dark.

 

One last note...


If any of the board members had any balls here is what should have been done..


1- When Vicki Smith with real Property Management took charge of the meeting and told several people it was a closed meeting, any board member should have stopped her and again explained that she does not run the board meeting and because we the people as well as the board members were never given notice of or approved a closded meeting therefore the people here will get to speak.


Our meetings are already setup so the owners have 30 minutes to openly speak then it goes to a closed meeting so the owners cannot hear what is going on and how their oney is being spent.

 

 

2- An immediate apology in writing should be given to those who showed up, and RPM after their past lies and many other things on top of holding a meeting in private that wasnt approved should be reoved as our management company immediately.

 


To allow Real Property Management to take over a meeting with their own agenda and nobody else knew about is a disgrace.

 

The 6 board members who sat there like little puppys while Vicki Smith set the rules of the meeting is a F*****G joke....

Hello Everyone,

 

 

Ann Marie Shepard was appointed President of the board last month by her friend James Krajcik. THIS IS A HUGE MISTAKE SEEING AS ANN MARIE SHEPARD WAS ON THE BOARD FOR QUITE A WHILE WHY SOME SHADY STUFF WAS GOING ON. 

 

Currently 7 trees or more sit on the woodline and any day now the trees could come crashing down into a condo or deck causing alot of dammage. Ann Marie shepard is aware of this and obviously doesnt give a d**n.

 

Also a Contractor she took part in hiring while on the board Richmark Gutter Company was stopped from doing any more work until an outside contractor was brought in. Benchmark Roofing and Restoration was brought in several weeks ago to look at the job and instead of allowing an outside company to inspect the roofs with no influence Ann Marie Shepard and Vicki Smith with Real Property Management was not only walking around with this guy almost joined at the hip but coaching him as he went...

 

The two situations above are ones that require immediate action because some of the gutter work previously done is now causing damage to condos....

No Balls I See TYG??

I see someone has no balls except to use TYG as their name.

 

 

First off torturing wild animals is a crime and they got busted for taking and transposting wild animals. If you had any balls why not tell us your real name instead of hiding behind a computer. 

 

The people im exposing know who I am and i have no problem with that. I see your a master at electricity, law and more.... HAHAHA

 

First off cowboy, nobody Ive talked to gave anyone permission to steal their electricity....nobody has the right to wait til people go to work and fill their outlets with plugs to run their power equipment for hours...

Following me around the internet just proves im hitting the right points and exposing the right people.... I love taking your time out of your day to comment it really shows your stupidity and the stupidity of the board members and management we have on the property...

 

I would immagine your either one of the cowards ive exposed or friends of theirs but the public can truly see through your garbage.

 

HAHAHHAHAHAHAHAHAHAHA

 

 

You give me the strength to keep up my exposing of idiots and will continue to do so. I guess the comments on the petition below shows just how smart you are.. 600+ in just a few days...wow

Let me stop you....

 Firstly what YOU know about animal laws is frighteningly small. YOU fail to acknowledge what is more commonly known as "Vermin Laws". WHile I DO NOT condone ANY animal abuse, the laws dealing with animals labeled as "vermin" are different then the laws dealing with PETS!!! So while YOU can be as angry as YOU like, THEY are protected by the "Vermin Laws". As for using electricity, its NOT stealing when the energy is being used for the betterment of the ENTIRE community. Lets face it, YOUR knowledge of electricity rates is as small as YOUR animal knowledge. Here is the cost, 1 KILOWAT hour is normally under $.50!!! SO in order to fix something for someone which is in essence FREE is ACTUALLY costin only 50 cents. SO YOU are making a mountain out of a molehill JUST to have something to whine about. Heres a novel idea, keep YOUR nose out of THEIR business. ITS NOT YOUR CONCERN!!!!If YOUR complaints had ANY merit then YOU would be going to the appropriate authorities over the situation. SOnce YOU have NOT done this, then YOU are just LOOKING for something to complain about. It sounds like YOU define YOUR existance by how much CRAP YOU stir up. Thats NOT a good way to live. All YOU have done with your MULTIPLE postings is put yourself at risk for a defamation lawsuit. NOTHING you do is protected REALLY online. SO with a simple court order this complex can prove YOU wrote thisa post. Since YOU are NOT smart enough to figure out littlel things like how much a kilowatt hour is and what "vermin" laws are then YOU are NOT going to be bright enough to have covered your tracks online. All YOU have done is create problems for yourself. And dont sit there and think that YOUR first amendment rights superceed ANYON ELSES!!! ITS EQUAL!!!! So YOU will lose if YOU try and present THAT argument in court. Get over yourself, THEY have been fined by animal control so THEIR debt is paid. YOU are attempting "social justice" but its NOT real justice. Just some nutjob with too much time on their hands and NOT enough brains to keep themselves out of trouble. STOP before YOU do MORE damage to YOUR case. As it stands what YOU have posted IS actionable and you should really scale it back before YOU piss someone off enough that THEY chose to take YOU on.

FYI....multiple links to stories YOU have posted is kinda tacky and REALLY just shows the low brow, no brains approach that YOU have taken.
