On the day before we signed the papers for our new house, we found that sump pump in the basement would not shut off. They said they would replace the sump pump and did so before we moved it. about 8 months later the the second sump pump died and after repeated calls they came in and replaced it with a third one. In the next winter, i say steam coming out of the sump pump and realized the sump pump was running but not pump water out. I called arbor and a guy came and said they survey the land wrong and the below-ground drain will not work. he then cut open the sump drain out side and connected a long pipe to let the water drain on to my yard. We later found out that the third sump pump they installed did not work either. We called the customer service dept. and they said the sump pump is only covered for 1 year and they will no longer fix the sump pump.

I checked the sump pump pit and found about four inches of dirt and rocks in the pit. this was causing the sump pumps to fail and not the below-ground drain. now i have a sump pit draining out side to my yard and a messed up sump pump and they refuse to fix the problem they caused.

Dealing with Arbor homes as they built our new home was a wonderful experience. 

From beginning to end they treated us like we were the "Boss" and they were our "Employees."

We closed on our new home today.  It is absolutely gorgeous.  Everything we were promised we received.  What we did not like  upon inspections was immediately corrected.  Lost change orders when a sales employee left were located and two Supervisors from the Corporate Office met us at the house and made sure things were corrected.

Excellent service.  Excellent craftsman.  We love our new home! 

All we can say to Arbor Homes is Thank You.

New home ownership includes many homeowner responsibilities. Among those responsibilities are maintenance of the sump pump and the sump pit. These responsibilities are outlined in two documents:

1) The Builders Association of Greater Indianapolis (BAGI) Builders Standards Guide. This guide states that one of the homeowners responsibilities is "Keep the sump pit and screened openings free from debris. Debris in the pit can affect the float, the switch, and the operation of the pump. Sump pumps are designed to pump water and not foreign objects such as mud, straw, pea gravel, and other debris."

2) Arbor Homes, Homeowners Manual. This guide states that "The sump pit should be cleaned out of all debris and excess materials on a monthly basis". It also states that "Any items larger than 1/4 of an inch need to be removed and discarded."

You, the new home buyer, were provided both of these documents prior to the construction of your home and instructed to review them. Furthermore, you acknowledged receipt of these documents on page four of your Agreement of Sale.

As mentioned above in the Arbor Homes Homeowners Manual, it is recommended that the sump pit be cleaned once per month. This is very important because newly constructed homes will have washout thru the perimeter tile system when it rains. The debris has nowhere to go except into your sump pit. However, you went at least eight months without cleaning out your sump pit (as mentioned in your statement above). Unfortunately, this led to the accumulation of debris in your sump pit which ultimately led to its failure. The manufacturer provides a one year warranty on your sump pump. That warranty was fulfilled.
