I have lived in these apartments for over 10 years. I have seen the Riverbend owners, the Archstone Owners, and now Avalon Bay Communities. People come here for the community values, good schools, and focus on nature, but at 1410$ for 1 bedroom and 1745$ for 2 bedrooms, you might as well move elsewhere.

I have an issue with the Avalon Bay Communities staff. The front office staff does not know their own policies or procedures. For example, the office increased our rent by more than 20% the current rent price, which includes Bonded apartments. My neighbors had to move from one building to another to have a lower Bonded price. Additionally, people who are bonded get different prices based on how great their sob story is. For example, when someone’s bond was being renewed they were being charged for 1358$ for a regular 2-bedroom apartment, but another person had an updated apartment for 1250$. It is the same for regular apartments, because some of the front office staff lives here. Furthermore, the front office staff asked for everyone in a Bonded apartment to be on the lease & include their bank statements for the past 6 months, including minors, & the staff went line by line over their statements, and the people had to justify their payments. Plus, the front office staff allows residents to park in fire lanes. Parking itself is a problem, because you have to pay 30$ for covered parking and an extra 30+$ for animals. You can’t have bikes on the patios or chained to the carport (there is no bike station). You also can’t have BBQs on the patio over a certain size. Finally, the front office staff keeps your 500$ deposit when you move (plenty of people have complained), your water/trash is divided by building (not one standard fee), and it is not dish compatible in certain apartments.  

 Moreover, the front office staff misrepresents our amenities. For example, it says that Avalon Bay offers free Wifi, tennis courts, BBQ grills, sparkling swimming pools, a fitness center, car wash, and a community room with computers with a printer, a TV, foosball, & poker table. First, most of these things do not work very well. We had a printer and it has not worked since Summer 2013. The Wifi & the computers need to be updated. Additionally, the pools, fitness center, tennis courts,  & BBQ grills are only open during certain times and not on holidays. Plus, part of the gym and the car wash does not work and the hot tubs do not get hot (I don’t think they turn it on during the winter months). Finally, the community room is not open 24 hours & you have to pay 100$ (500$ deposit) to rent the room privately but only during office hours.

Finally, the Avalon Bay Communities maintenance personnel are unprofessional. Since I live in the apartment for 10+ years, almost everything needs to be updated. The doors are not weatherproofed,  the locks don’t work, the shower door is broken, the sliding glass doors allow water in, the blinds are old & dirty, the carpet is old, the stove and dishwasher are old,  the railing & patio needs to be replaced, there is faulty wiring,  & the paint is old. Instead of buying new blinds, the maintenance personnel brought dirty old ones & cut them to fit the window. Then they broke the light cover & the stove, while fixing the light & the stove. My place has not been fixed properly. Besides, the maintenance personnel spends most of their time in the office. Finally, the maintenance personnel leave the front gate (supposed to be a gated apartment)  & back gate unlocked (the apartments back-up into the river bend) so anyone or coyotes (People’ pets get eaten) can get in. Then the maintenance personnel doesn’t have the skills & training to properly fix anything. They painted over the fire lane &  a few handicap parking spaces to create more parking.

It is not that hard to run an apartment correctly, but if you ask me just don’t move in here.

I am only referring to the Bonded apartments, so who cares about the average 1 bedroom apartment in O.C. Anyways, it is 1410$ for a 2 bedroom Bonded apartment. If I move, I have to be put on a waiting list to have a Bonded apartment and that takes 5-10 years in Yorba Linda.

Bonded apartments are part of the city of Yorba Linda's Low Income Housing (100 are deed restricted subsidized or 25%). They are based on first come first serve and are based on income. If someone gets less rent, it is supposed to be based on income, not your "sob story." This, by the way, is still illegal. Plus, Bonded apartments are not supposed to have the rent raised, because they are Bonded, which is still the issue. 

You must have misinterpreted what I said, I said "the front office staff asked for everyone in a Bonded apartment to be on the lease & include their bank statements for the past 6 months, including minors, & the staff went line by line over their statements, and the people had to justify their payments." I was referring to the fact they did background checks and looked at credit scores, charging each person 30$ in the apartment for the credit score, including minors. The minors on the lease and  the background checks for everyone are normal. The problem is credit scores, charging each person 30$, & looking at bank statements for the past 6 months; this was never done before. This is still only for the Bonded apartments.

The parking became worse, because before the Fire Lane and the handicap, parking was not painted over and everyone had assigned a parking space. Therefore, as you pointed out, they took away spaces that were there with the other management companies.

Additionally, the staff claimed all of the apartments are Dish compatible, but they were not. It all depends on the position of the apartment and the satellite, or whether a tree is blocking your porch. The BBQs and the bikes can’t be on the porch or anywhere else, which wasn’t the case until recently.

 Did this company just come in and fire all of the maintenance people and bring in new ones? Yes and no. They keep the head of maintenance, but hired new maintenance personnel. The new maintenance personnel broke the light cover & the stove, but replaced the things I needed with dirty, broken, &  used items.

 You sound like someone who has nothing better to do than to get in other people's business and complain.

Because what in the world is it any business of yours to know what other people pay for their rent.  Also, if this place is so bad why have you not moved in your last 10 years.  Oh..you say that it just got bad after this company took over? 

Okay..So please explain a few things.

First the rent increase.  You complain about paying $1410/month and say you might as well move elsewhere.  Sure...why not move elsewhere.  Could it be you haven't because the average 1 BR apartment in Orange County as of late 2013 was $1440/month?    It sounds like you are more upset that you don't have a good enough "sob story" to get a lower rate.

It is also standard when you do move that the landlord will want everyone in the apartment..yes even minors to be added to the lease. 

How did the parking situation all of the sudden become worse?  Did they take away spaces that were there with the other management companies?

As for some buildings not being Dish compatible.  Did this management company do something when they moved in to take away the capability from some of the buildings?

As for the maintenance staff.  Did this company just come in and fire all of the maintenance people and bring in new ones?  I think we all know the answer to that is no.  It is fairly standard for companies to just keep the same employees.

You will also find that most apartment communities have restrictions on things such as bikes and BBQ's. 

Then we get to your maintenance issues.  So having lived there in 10 years did all of these things just magically start to break or wear out when this company took over?  Have you even asked them to replace these things?  What was their answer?
