My son lives here and, as someone who grew up in commercial property management, I managed a 380 unit complex  in Minneapolis and I have NEVER experienced such absolutely heartless and RUDE staff in my life.

MOST complexes have a "grace period" in the lease of a couple days before they count rent late because, with holidays especially, people are often paid a day later than normal, or if payday falls on a weekend, etc.

THIS complex has NO "grace period" and charges $ 51 per day. My son had just moved in and was NOT told there was a drop box in the BACK of the leasing office - not even in a visible place. He went down to find one and couldn't. So he tried pushing it under the door, that didn't work.

Finally, he took it down 2 MINUTES after they opened and they HEARTLESSLY and RUDELY treated him as if he was 60 DAYS late and charged him the $ 51.

The staff needs to realize if it was not for the TENANTS - THEY would NOT have a job and start treating the tenants with RESPECT. Perhaps I need to go and serve them a main course of ATTITUDE ADJUSTMENT with a side dish of COMPASSION & UNDERSTANDING and KARMA for dessert.

This is my son's first time on his own and NOT a good experience. However, I am going to be writing to the state. I feel that their business practices are very unfair.

 You better have a long talk with your son, he may not be as innocent and giving you the full story as you may think.

First of all if he was "living" with his Girlfriend, why didn't he have a key?  Why would it have only been after she left that he would have to go to the office to get one?   If this arrangement was on the "up and up" why didn't the GF get him a key when he was living there already?  Are you really saying that everytime he left he couldn't get back into the house until the GF got home?  Or are you going to claim that the same day he moved in, she left to go with another guy and didn't have time to get him a key?

Then are you really going to say that the office just gave him a key with no proof that he actually belonged there?  After all remember you said the Girlfriend left and can't be found?  Not only that are you really saying that a manager that goes through all of the requirements such as a lease would just knowingly let someone live in an apartment who is not on the lease?  That opens them up to way too much liability.  They don't know your son, sure they may have seen him around but without the lease holder saying it is okay how do they know that he is allowed to have a key?  What if(and I am not saying this is the case), he just lives in the apartment and "trashes" it and leaves.  Since he is not on the lease they have zero legal recourse against him.

Then just back to the title, you are saying it is unfair, heartless and rude.  Okay again, IF they know he is living there and letting him continue to live there without being on the lease they are being very fair and far from heartless.  As again if you really did manage apartments you know they actually had no legal requirement to "give" him a key and could have just said.."life's a b****, now get out".

Oh and no I am not the owner or have anything to do with this apartment.  But if you look around this site you would realize that once a poster accuses someone that doesn't agree with them of working for the company.  They do that because they have nothing to defend their position and know they are wrong.

He HAS told them he lives there. THEY gave him a KEY when she moved out and took hers. THEY ARE AWARE. Stop defending this POS place unless you are the owner (or sleeping with the owner), if you did not think YOU were God Himself, you could step OUT of your ego and see this is NOT up and up biz practices. Yes, I managed them in 1987 - 1997 and then went to work for the Department of Corrections but EVERY complex that the property management company owned including in Minnesota, Florida, Illinois, Cali, and New York... ALL of them had a 3 day grace period.

I was entitled to my opinion whether a mom or anyone else just like YOU are. I do not agree with your opinions completely so I will no longer reply. However, if you do NOT like my opinion STOP commenting - I'm sure you have some drama in your own life that needs attention.

He therefore had NOT seen anything about the late fee, had NOT agreed to anything and, if you go by what they say, he technically is NOT a tenant and NOT obligated to even PAY 1 cent.

- Well if you want to get technical, he shouldn't even be living there since he is not on the lease in the beginning.  I actually can't believe that you have the audacity to infer that he is actually doing them a favor by paying them anything, and yes that is exactly what you are saying by using phrases such as "NOT obligated to even PAY 1 cent".

What you are also saying by that statement is that he can either live there and pay them what ever he feels like, or perhaps you are suggesting that he just "squat" in the apartment and not pay a single dime until the sherriff comes to beat down the door and remove him by force.

You infer that because he is not on the lease but living there he has a legal right to see the lease.  That and other things make me doubt that you have ever had any responsibility for managing an apartment complex or have ever dealt with any contract or financial issues.   Because if they let him see the lease they are opening themselves up to several legal issues.  

And this is possibly just the beginning for your son, and I hope he starts looking for a new place.  Because the fact that your son has apparently now told them he is living there.  They actually have the right to either require him to be put on the lease or evict him because he is not on the lease.  As for the late fee..sorry but even if you did manage an apartment complex, times change.  You are very hard pressed to find any places with a grace period. 

Anyways back to your original comments.

- NO..had he been 60 days late he would have rightfully charged $3060.

- You are?  Well  I hope you write how your poor son was left by a girlfriend(that will teach him to shack up) and was living in the apartment when he wasn't even on the lease.

He moved in with his girlfriend who was the ONLY one on his lease and SHE moved out and has not been seen since. He went and ASKED for a copy of th lease and they said they can NOT give him once since SHE is the lessor. He cannot locate her - or her family - anywhere. Last her family knew is she moved to Mexico with "some guy". He therefore had NOT seen anything about the late fee, had NOT agreed to anything and, if you go by what they say, he technically is NOT a tenant and NOT obligated to even PAY 1 cent.

 It is not heartless nor unethical for them to charge a late fee. I dont care if its 30 secs late, then it is STILL late. You want them to have compassion? Where is the compassion for THEM?? Now I know your "MOM" hat is on, so Im going to ask you to take that hat off and put the "COMMON SENSE" hat on.

How would you feel if you were to be paid for some job and had the person paying you giving you lip service about not being able to do it because of christmas?? YOU probably wouldnt be very happy. In fact you would probably go postal. STOP TRYING TO DEFEND YOUR BABY!!! He MUST learn these life lessons. In business if you DO NOT pay ONTIME, you get hit with a late fee.

What you or I think has ZERO bearing on YOUR SONS SITUATION!!! HE is the one that AGREED in WRITTING to all the terms and conditions in his rental agreement. Up to and including the late fee. HE KNOWS THIS. IT IS HIS RESPONSABILITY!! If he has to eat Ramen noodles for a week just so he can make rent, then guess what, thats what he has to do. Your stepping in and interfering with your sons life.

The apt. charging a late fee is perfectly normal. If your son wishes to AVOID this fee then he NEEDS to make his payment on time. You are blasting a business for no reason OTHER then they are making your son pay just like everyone else. They have NOT ripped him off. He has ripped HIMSELF off by not paying on time. Neither he or you have been scammed by this company. Youre just sticking your nose in where it REALLY doesnt belong. How do you expect your son to grow up and be a man and raise a family of his own if your going to rush to his defence everytime something in life doesnt agree with YOU.

These are lessons HE needs to learn and you jumping in to either bail him out or go to bat for him is just coodling him. If ANYTHING happens to you, then WHO will he run to to solve or fight his battles?? He needs to learn to stand on his own and fight. And you need to learn to LET him do it. And maybe next time you wish to post on a site that is dedicated to ripoffs, would you PLEASE have a actual ripoff. Charging a late fee is NOT a ripoff or scam. It was information that was disclosed to your son upon reviewing his rental agreement. He KNEW there was a hefty late fee going in. It is NOT illegal, unethical, immoral, or ANY other negative buzzword you wish to use for them to do BUSINESS. And thats all this is. BUSINESS.

Grace periods are VERY hard to find anymore. Its not like when you or I were getting out on our own. The American COnsumer has so beaten businesses down that they no longer DO nice things like a grace period. On that point we have NO ONE to blame BUT ourselves. Everytime you have returned something without a reciept. Everytime you have made late payments, everytime you have made someone else either pay for or take responsability for a action or situation that was NOT theirs to either pay for or handle, has caused this state of affairs.
