I know of a house that was bought from Beverly-Hanks real estate company in Asheville NC.  The house is a lemon and the buyers hired Beverly-Hanks to look into the house before they bought it.  The agent for Beverly-Hanks was to look into the sellers info.  Look into the disclosue. Hire an inspector and hire a closing attorney.  To me the agent did not do the job they were hired for. The people got taken for a lot of money. They did not get the house they thought they were gettting. When they moved in, they started to find a lot of problems that the agent was hired to find.  They got a house that needs a lot of work and they are out all the money paid for the house and the repairs.  They have never heard from Beverly-Hanks, not the owner or the agent. No one has even told them sorry!  Except for "sorry we will not help you".  Beverly-Hanks dropped the ball on these people and then would not help them.  They have been on their own since closing.  All they have are bills and broken dreams.

My freinds did their home work. The agent told them not to look into the disclosure. The agent was a bit put off when I was there and my friends ask the agent about makign sure the disclosure was correct. The Agent made it clear that was her job and that was all that my friends relied on the agent for. They got the inspection, they had a closing attorney.  it was up to the agent per her words to look for the right of ways. They did not do their job and that is how my friends were taken. Plus the sellers signed a contract sayign they would fix the problems.  They did not and the contracts were worthless. You must be a realtor and not up on the laws of NC to be so negative to what my friends have been through.  The realtor lied to them, used puffery to get them to close on the house. There has not been any service after the sale either. The big company only cares that it got their money and not the people who they have hurt.

The agent doesn't make inspections

If your friend purchased a house and expected the agent to do as you described, then your friend is mistaken as to the duties of the real estate agent.  The agent isn't hired to find problems with the property.

It is up to the buyer to choose their own inspectors. Yes, many agents have a list of inspectors from which to choose, but the buyer is under no obligation to use those inspectors. For you to say that the agent 'hires' the inspector is completely contrary to real estate ethics and industry practice.

The disclosures are provided by the seller to the buyer. The buyer is to do their own due diligence on the property so they know what they are buying. Some agent's assist the buyer by putting the buyer in contact with the professionals needed for review of the properties condition (if any). Such professionals would include general inspectors, pest inspectors, insurance inspectors, engineers, public building permit departments etc. However, the agent does not in any way make the decisions. The buyer makes their own decisions as to the purchased based on the written reports provided by the professionals named above. In fact, for clarity, the professionals the buyer hires report directly to the buyer their findings. The professionals have the buyer as a client and NOT the real estate agent.

Your friend either did not complete his due diligence or is now having buyer remorse. This is not something your friend can layoff on the real estate agency.
