Beware of doing any business with Bryan Timmers or any company he may be affiliated with. He does a lot of internet based businesses, which are designed to scam you out of money.

The most recent scam involves commercial mortgage loans. He will ask for an up front application or underwriting fee that he says will be refunded at the time your loan funds. The only thing is, he never returns the money. After getting his upfront fees, he will close up shop and move on to do another scam, under a different company name.

The two most current companies that Bryan Timmers are involved with are GHM Commercial Loans and CGI Commercial Loans.com I am not sure what other company names he could be working under. A corporation search in Arizona shows him involved in several different ventures

In my case he took $5,000.00 for what he called underwriting fees. He assured me the money would be refunded when my load closed. This was even detailed in my original contract with his company. When my load closed he received a huge commission payment for taking the deal to the lender. When he received this payment he should have returned my deposit. It has been almost 8 months and nothing.

I finally hired an attorney to pursue collection of my funds. As soon as I did this he shut down his web site (GHM Commercial Loans.Com) and started again under a new name. CGI Commercial Loans.Com seems to be his newest money making venture.

I will continue to pursue collection of my money. Although it may cost me more to collect the money than I will ever see, I will exhaust every resource possible to collect.
Currently I have an attorney working on it.

Bryan Timmerman fails to follow through with escrow refund

To date Bryan Timmerman & GHM has not returned the Original escrow deposit of $5000.00. His posting that both parties have been satisfied is completely a lie. He did sign a promissory note agreeing to pay the money back to me, but has failed to do so. Again Bryan Timmerman showes his word means nothing. I am now forced to pay an attorney to try & collect this debt.

The ownership group of CGi Commercial Loans takes great pride in maintaining as close an ethical position as you can in an industry that has many complicated moving parts ( and at times requires the cooperation of numerous parties) such as the world of commercial real estate finance.

We have garnered a hard fought reputation over the last 6 years in the commercial lending community as a fair, ethical commercial real estate lender, underwriter and investigative agent for a number of national and international institutional and private investor funds, including the SBA.

Our reputation means everything to us as a company and as individuals...so when the posting by "Don" was immediately brought to our attention...well let's just say we were shocked and somewhat perplexed. Since we had actually closed and fully funded this particular clients SBA loan to the full satisfaction of the terms we had issued in our initial Letter of Intent over 14 months ago.

The clients comments contained in his post were based on his heat of the moment frustration and in no way reflects the truth and validity of CGI Commercial Loans as a reputable commercial lender.

Needless to say, any client that feels we did not fulfill our contracted duties, we will certainly address any and all concerns that they may have as to why they were not happy with CGi Commercial Loans.

As a note, we had been working with the client after the complaint had been posted a few weeks ago. This was after the post, but before it came to our attention on Sunday evening 8/10/08. The client was immediately contacted the very next day by phone and email in order to hear his side of the story and for CGi Commercial Loans to discuss our side of the story as to why the Underwriting Fee of $5,000 had not been processedwhen CGi Commercial Loans in fact successfully closed and funded his commercial real estate loan for the property that his business occupies through a regional Community Bank and the SBA 504 program.

This was a difficult loan to underwrite and required numerous parties in order to close through the SBA 504 program. Also keep in mind this was also during the meltdown of the credit marketsthat had a less capable company been underwriting the file, the loan request would have more than likely been declined by the SBA 504 program.

CGi Commercial Loans did not receive a huge commission as stated; the company received exactly the 1 pt. loan origination that the client agreed to pay. We fought long and hard for this client's full loan approval.

After we had the chance to thoroughly re-review the closing loan file in the last 2 days, there was some obvious miscommunication between the client and a former Partner in the company. This former Partner had actually been the clients point person and lead underwriter within our company. We have come to an amicable resolution to the client's complaint and certainly apologize for the misunderstanding, of the terms required, in order for the client to receive a refund of his $5,000 Underwriting Fee upon a successful closing. This was a misunderstanding between the client and that former partner (who was asked to step down from the company over 6 months ago). The Underwriting Fee is being processed and returned to the client and the client has agreed to post an update to his heat of the moment frustration with our company.

CGi Commercial Loans and its Partners have successfully closed and funded many commercial real estate loans. This has been our one (1) and only complaint ever posted from many successful loan closings and we do take great pride in addressing any and all concerns that a client may have with our company and/or the complicated commercial loan process.

Once again CGi Commercial Loans immediately addressed the clients concerns and we expect a full resolution from both parties. Thank you.

CLARIFICATION: Any additional LLC's and/or Corporations that the posting refers to are not, nor have they ever been active companies. They are the personal LLC's for each of the companies Partners ownership of CGi Commercial Loans. The current Partners have only owned 1 company in 1 industry for the past 6 years. The reference to GHMCommercialLoans.com was because of the removal of 2 previous partners and a corporate re-branding from GHMCommercialLoans.com to CGi Commercial Loans to better reflect our services. This had been in process for over 6 months and had nothing to do with this client. CGi Commercial Loans is NOT an internet scam company. We are a highly respected underwriter and investigative agent with numerous major institutional banking firms, private investor funds and institutional syndications. Our numerous loan closings support this fact, as does our reputation within the commercial finance community.
