In April 2012, Con Tech Pro LLC agreed to perform construction work at my home. As part of the agreement, Con Tech Pro LLC agreed to finish half a basement, including framing, drywall, installing a bathroom with shower, toilet, and sink, and all associated electrical and HVAC mechanical work. Additionally, Con Tech Pro LLC agreed to build an attached garage including 2 standard size doors and a 16 foot garage door for vehicles. Lastly, Con Tech Pro LLC agreed to build a portico structure attached to the home that would be built above the front door. My wife and I were under the impression that all of the work involved in the projects were to be done according to codes and regulations associated with each portion of the job. It came to our attention that Con Tech Pro LLC failed to file five (5) permits for the work.
Con Tech Pro LLC only filed the permits for the garage (building permit and electrical permit) while failing to file permits for the basement, (building permit, plumbing permit, electrical permit, mechanical permit) and failed to file a permit for the portico (building permit). My wife and I informed the county of infractions, and Con Tech Pro LLC has failed to respond to the work done at the home. My wife and I, after not being able to mediate with Con Tech Pro LLC via MHIC mediation processes, filed for the general building permits for all projects and hired subcontractors to review the work done by Con Tech Pro LLC.
Con Tech Pro LLC failed to hire recognized tradesman to conduct the electrical, mechanical, and plumbing in the basement. All of the work had to be reviewed by county inspectors, and corrected at all points. Con Tech Pro LLC failed to properly ground the electrical outlets and lights installed, creating a high potentially hazardous situation which could have resulted in an electrical fire.
Con Tech Pro LLC failed to properly place the HVAC mechanical vents in the correct locations. An intake vent was placed on the ceiling while the vent in the room was also placed in the wrong location.
Con Tech Pro LLC failed to properly plumb the bathroom. This was probably the worst situation. Con Tech Pro LLC placed plumbing fittings which were not designed to be placed into the ground, and not intended to be buried under concrete. Con Tech Pro failed to utilize the correct diameter pipe for the toilet. Con Tech Pro LLC utilized a 3 inch pipe to be placed into the existing 4 inch main drainage system in the home. Rather than utilizing a reducer to connect the pipes properly, Con Tech Pro LLC utilized a plumbers putty and tar to fill in the difference between a 3 inch and 4 inch pipe, possibly creating a sewage leakage in the home in the event of a backup. Upon review from county inspectors, my wife and I were notified that this could have created a large foundation issue in the home which would have led to a lot more issues in the near future.
Con Tech Pro LLC, while assuring the work completed was done to codes and regulations, enclosed a gas meter in the basement, leaving only a 14 inch by 14 inch access. By codes and regulations, the gas meter is required to have 3 feet of access in front of the meter. In the event of a gas emergency, a gas representative would not be able to access the meter, potentially causing other issues. In fact, I had to cut through the drywall so a gas company representative could gain access and replace the meter.
Con Tech Pro LLC failed to properly place flashing on the roof of the garage. My wife and I have noticed considerable leaks in the location without flashing prior to addressing the issues ourselves.
In the end, Con Tech Pro LLC has failed to take responsibility for the work performed. And has even gone as far as threatening my wife and I for the final payment of the work performed. The work was not performed to minimum codes and regulations designed to protect homeowners. It is now October 2013 and I have yet to see the work complete.
