Swap out of water heater, clear access in garage, $771. One hour two minutes to install, $79 in permits, $76 parts I could buy at retail.

$771 minus $79 permits and $76 parts = $616 to pick-up water heater and permits and install. Greed!!! It's getting rampant in this country. Do not use the local home building suppliers recommended installer for any work, seek your own installer.
