This business claims to be a reputable contractor looking to purchase your house at a fair market value. It is actually a scam. They pray on families that have lost a loved one that may be desperate to sell their loved ones home. He gives you bogus home sale comps in your area, tells you the market is poor and then has a realtor back up his claims with other bogus comps. Then he offers you an amount thousands lower than the actual value and promises that you will walk without the headache of going through a realtor or doing any home repairs to get it on the market. He bullies you into signing an offer to purchase, tells you you have to sign quickly as he takes offense to you shopping around. Once you come out of the grieving stage and realize this was to good to be true and stop the sale before you even get to the purchase and sales he has his lawyer send a letter requesting $12,500 for him to walk away or face a court battle that will cost you much more and hold up the house for years. This man is smooth and very shady. Beware

First of all, I am sorry that this happened to your home. My husband and I bought this house after Dennis "flipped it". He did just enough to make the house look nice before it was lived it. I doubt he use lisenced contractors to do any of the work becasue it is all shawty. The "new" roof and skylights that he replaces constantly leak. And there is an over growth of mold in the walls that have been there for years. When we removed the walls there is mold that has been there and obviously ignored and he just decided to slap something over it to cover it up, instead of doing the job properly. We has written into our purchase and sale agreement that new insulation was to be taken out (as it was black and moldy) and put into the attic crawl space. He just has his workers trow some on top of it. The flooring he put in is subpar and splits apart frequently.... He was also suposed to install a new oil tank in the basement. He did o that but unfortnately it is not up to code and needs to be fixed. EVERYTHING he "updated" needs to be redone becasue he clearly has no idea what he is doing. As first time home buyers we thought it would be good to buy a house that we thought needed very little work. Unfortnately, for us we we naieve and didnt know what to look for. I caution anyone who is buying a house where he is the sellar. We also frequently recieve bills that are to his company becasue he did not pay for the dumpster he ordered when he was "fixing" our roof. When I called him to ask for the roofers name he told me he would call me back later and just sent me a text.. Probably becasue he knew he did a terrible job.
This is not a reputable business and a scam indeed.

I told you to get an Attorney before signing anything and in writing you told me your attorney was fine with you signing it so you did sign it, my job isnt to represent you, I am a buyer and wanted the best deal for me. Peace.

You had your lawyers and you got what you wanted, my moms house. I was never reacting based on emotions as you claim, my guard was down and when i realized that you took advantage of my family it was to late to stop you. I never came to my senses as you claim but you should have. It was months of fighting you to keep that house not a couple of days and in the end we just did not have the money to fight you and we needed to come to peace with the passing of our mother. You forced my hand to sign those papers. I never once accepted your actions as correct and i never will. I hope you find peace with yourself and that you do not put another mourning family through so much misery.

To avoid a long and lenghthy court battle we were advised to move on with the sale of moms house to Mr. Dunphy and we have long since moved on from this issue

The person who wrote the report (Donna)acted emotionally, then came to her senses and moved forward within a few days of the original offer and deal I made her. I also told her in writing to get an attorney to look over offer before signing which she responded that her attorney gave her the OK to sign. She was misled by a broker (Broker told her he could get her more but never could perform) That Broker couldn't sell her property as it had no title 5 and it was a gut job. The property wouldn't qualify for a mortgage so I bought it at a discount. Donna did apologize but had already put complaint forward in her emotional state after broker told her he could get her more but actually never did even after given time to find a cash buyer like myself with no contingencies. Thanks for clearing my name Donna.
